Owner financing or letting the buyer pay the older owner over one or two decades really helps the little guy. But that may also help with lowering taxes maybe. Ya it’s sad to see say bill gates be the largest farm owner in the US. But that’s what happens when the government forces artificially low interest rates or does financial repression so inflation is high and assets go up and cash becomes worthless.

I was a route driver at 18, and my first route as a vacation rider for 5 weeks was in the Bronx. Many years later after various types of jobs I returned to the Milk business as a route co-ordinator for 4 months, then as a Milk Salesman. I did that for a couple of years, and after a while I moved to Billings Montana for 2 months, then to Bozeman. Montana was the most Beautiful place that I've been to in my entire life. I spent 8 month's there. NOT long enough. That was almost 20 years ago. I'm 55, and I don't have 19,000,000 for that Ranch, but it sure would be SWEET for my wife and I to live somewhere near there. Well I am over 50s now and dont have that much money right away. I believe when earn that much money I will be too old for that job anyway. So as much as I want to be a ranch land owner I will probably either buy or build a commercial property which will generate that much money that I could live my life with out working 8-5.
The owner look young and has more energy to keep running this place. I know that finding labors beome huge challenge. Finding descent feed for all those cattles become extremely expensive ..and complex compliance with law become impossible.. Keeping up with with all inflated prices maked impossible bright future.. This is dream opportunity for ten of thousands of poeples that are located in big cities, but this is required. Owner/laborers and not investors to keep this place live
Hope the buyer isn’t afraid of grizzlies. They love the corn in the valley and since the climate is so mild they often don’t hibernate. Hunted a field on the western border of this ranch in January and never seen more grizzly sign in my life. Seen more grizzlies in the 5 mile radius than anywhere in Montana.
Too cold to do anything in the winter, better buy something down South! I knew an attorney who bought 50,000 acres out there after a couple trips in the summer and after the first winter he gave it away!

Do you understand the difference between Gross and Net? Ranchers work on a 2-3% profit margin on a good year, last year during the drought many went in the red and will be lucky if they can come back out in 3 years. This place will never pay for itself.

The old rule of thumb for business pricing still hold true or close in this case 3years gross + value of assets, 15m gross must be valuing land and buildings at 2.5 M to get 17.5M they be discounting either gross revenue or land asset value. The raw land is worth more than 1000 an acre, and the cows alone are worth about a 1million, they must be writing down revenue value, although I suppose they would need to as labor and equipment costs are so high now days.
