When I moved to Gilbert in the late 90s it was just some brand new homes and lots of dairy farms. If we wanted to go to a movie or a restaurant we’d have drive to Mesa. It’s funny that now Mesa residents are driving to Gilbert for our malls and Costco’s.
No doubt! Gilbert has gotten so popular. Now queen creek is turning into what Gilbert used to be!

Yes homes in mesa are cheaper but you usually get what you pay for. You can get house cheap in mess if you don’t mind living in a small 40 year old (or more) block wall house in a dodgy neighborhood. A lot of my economically challenged friends in my 20s rented homes like them. They’re ok to rent if that’s all you can afford but I wouldn’t buy one
This is a great way to look at it. Home prices are definitely lower! Cool thing with Mesa is how diverse the city is in terms of living options

Don't buy in a mobile home park. Too many ridiculous rules.
Yes the HOAs tend to be much more strict than other neighborhoods
Water eventually.is going to be an issue you can't build 20 billion dollar chip plants that don't consume millions of gallons of water.and they keep building and building .they need to put the brakes on.
Great point. Those chip plants use a ton of water. I don’t know for sure, but would have to assume the city of Phoenix had an agreement to not takeaway from the citizens
However, in order to build a new subdivision, you have to prove you can provide water for the next 100 years :)
The chip plants will mostly recycle the same water over and over. The water is just used as coolant so it doesn’t need to be drinkable. And most of the land that new houses and apartments are built on is old farmland that has water rights already. And residential uses a lot less water than agriculture.

I work for SRP and with the urbanization of farmlands…we actually use about the same amount of water as we did 50 years ago.
