@@denzel270 yes it probably does, but the companies that build on it stand to make a fortune from that land once it’s suitable so they should be paying to clean it up. Assuming the land is publicly owned, the only reason to spend public money cleaning it up for a developer to build on it would be if it was worth more after and there was an actual payback to the taxpayer.
Ideally, the government would build some social housing on land they’ve spent billions of taxpayer money cleaning up.
I feel like someone will argue that if we don’t clean the brownfield land then they’ll build on greenfield land - not if the government doesn’t sell them any. There’s a market force which would actually be useful, build all the houses you like provided you regenerate the brownfield land (I’m exaggerating)

@@euan1246 exactly - housing, water, electricity, transport, education and healthcare are things that we should NEVER let the markets sort out. Time and time again, we see they don’t sort it out, they screw it up and screw is over.
I’m not going to suggest the government be responsible for all home building. I also don’t know any of the specifics of the properties Michael Gove is talking about but in general it’s clear that developers aren’t forced to build much social housing and the government chooses not to.
As a Dutchman living in the UK, I've come to the conclusion that the real problem with the UK electorate is deeply ingrained masochism.
It's partly that, and partly due to the fact that the average member of the British public is thick as pig shit.

The Tories won't let social house building go ahead because there is no profit in social housing.
Thatcher killed social/council housing for this reason.She put councils on their own budgets and then cut their budgets by 60%.This move killed social housing overnight.Social housing needs to be funded directly from central government as it was originally.
The other thing that even Tory voting renters need to understand, assuming a selfish "why should they get cheap rental properties when I have to pay more" (I do have some sympathy for the argument) is that by shifting social tenants into actual social housing it would reduce the demand for housing in the private sector, therefore reducing rental prices,or at least better matching supply and demand, to reduce rises in rental prices.

Tories allowing house builders to keep building 4 & 5 bedroom homes as they have the biggest profits. Not enough starter homes & flats, not enough social housing because that is sold off at a discount which the buyers then sell for a profit, often to a buy-to-let landlord, to move out the area.
Houses are being built on Salisbury plain for all the troops coming home from overseas: no extra water, no extra sewage treatment, no new GPs, more road congestion as no rail or buses.
13 years & more of Tory failure.

Look at the core support of the Tories and you can see why they’re in no rush to build new homes. They’ve broken what was an already dysfunctional market by cutting access for people not already on the merry go round and doubled mortgages those on it for houses that are worth less than they were pre-Truss so they’re unlikely to be enthusiastic about adding another 300,000 homes into the market every year.
I’ve just moved out of one of the converted offices they were talking about.
Paper thin walls, heating broken for 6 months throughout winter. Extortionate communal energy system. Assaults and break-ins within the building.
We had a DOCCO (design police, basically) visit us, and he said the building would never had gotten approval if it had been properly checked.
So not only are the scant rules we have in place insufficient to ensure building safety, they’re also not properly enforced.
All this despite it only being inhabited since 2020.

Just keep in mind the reason the tories are so dire on housing is due to Laziness, they care more about their donors profits than this country, as the government could just build the houses and make huge profits, but obviously the donors wouldn't like that and they worry about their own house price going stagnant.

it's lovely that they're building new houses, the population of my town has almost doubled in the last twenty years.
in that time, more than half of the pubs have been converted into flats with no parking, no new schools or GPs or dentists, the local mental health facilities have been shut down. a lot of the green space has been converted into housing estates with no new shops, pubs or restaurants, and the biggest employers have automated many of their jobs, or moved overseas.
i can only assume that this is the same all over the country.
adding more people without adding more facilities has massively reduced quality of life for those living here already, leading to NIMBYism and racial tension in places that were once welcoming of diversity.
New builds need better planning, and removal of existing public facilities should never be part of those plans.

The provision of some social housing is usually a requirement of planning permission for larger mixed developments.

@@888ssss Most boomers have paid their mortgages off already, they'll be pissed their house has dropped in value but they won't have any financial comeback because of it. It's people with outstanding mortgages, especially the young first time buyers/families who will suffer the most, unable to sell and move up the property ladder if they have to, even potentially going bankrupt if they lose their house.

As someone who works in the development industry. It's not the conversion to residential that is the issue, it is people being able to get mortgages on those properties as surveyors and lenders don't generally like them.
I used to live just outside Cambridge. Transport into town was always a mess, especially in rush hours. With 2 buses into and out of town a day at weird useless times the options for transport were pretty limited.

The issue here is Tory false promises. Both Labour and the Tories built around 60 odd thousand 'affordable' homes year on year. So there isn't all that much difference. Could be said that the Tories stretch the word affordable tho. But the Tories make these inflated 'manifesto' promises like saying they'll build 300 thousand a year and they never get anywhere near it. It's all hype and they've only themselves to blame.
How can they claim to have built them? Where did the money come from and why isn't the taxpayer seeing the profit from the houses 'they 'built. Total Load of BS as per usual

When we say build new homes, we need more social housing arcoss the sector( homelessness, mental health, learning and physical disabilities and older peoole) and across tenure, shared ownership, affordable rents etc. What we dont need is development for 4/5 bed houses with a £500k price tag attached!! Added to that the development of the infrastructure needs to keep pace!

The cladding is being removed. I work in the industry and it is happening. The barrier to a speedy resolution is a lack of contractors and engineers to get the work done.

You’d have to be very very I’ll informed to vote conservative based on Gove and this government’s talk on homes, ffs they’ve had 13 years and still housing in this country is absolutely appalling. He talks of new homes for first time buyers etc, when the real issue is an absolute dire need of REAL affordable housing for the poorest is our society. 13 years of conservative government have left this country so much worse off, it’s a disgrace that these politicians are not held to account in court.

Social housing can be owned by local councils and actually create a profit from low rents if done correctly.
The problem is, the party of private ownership (tories) doesn't want to create competition for private landlords.

They are woefully cheaply built, single layer of red brick, thin cladding, cheap insulation not blown concrete blocks, building on sold agricultural land sold off by Farmers going bust ..... green belt land being destroyed forever, no improvements in facilities, roads, schools, Hospitals!! Councils overruled ...
What gets me about the Tories is that they always talk about the fact that markets and the private sector should be in charge BUT then will spend literally billions to make these things profitable so these companies have less risk. This is not capitalism it is crony capitalism.

Britain deserves better, we need a revolution in politics, out with the Tories and Labour and in with a party or coalition that has new ideas, new policies, no dinosaur boom and bust politics that serve EVERYONE and not the wealthy! The country needs new educated trained tradesmen to complete all this infrastructure work. Problem is they dont have enough tutors, teachers to train these required tradesmen and the current tutors, teachers are not been paid any were enough , there all striking, inflation is going up, the base rate hasn’t stabilised, fuel for cars and homes are still rising and the private sector tradesmen required to move into education have no reason to move into education. Failure in education now will reap a bad harvest later !
More houses, more environmental impact, but no plans to make houses greener, and cheaper to keep warm. What’s the point.
Gove just gave back most of this year's funds to the treasury, having failed to do anything with them. He also doesn't mention that most of the new houses cater only for people with well-paid jobs, very little of it results in social housing. I doubt it bothers him whether these houses end up being too expensive for poor people. "Levelling up" really means appointing a minister to do nothing. Lots of nice words as Gove is, alarmingly, one of the more liberal Conservatives.
All you have to do is allow councils to borrow the money from public sector pension funds and you can build as many homes as you like and rent or sell them to people vastly below market prices. The reason they won't do this is because they want to keep house prices artificially high.. I live in Spain and last year I bought a 3 bedroom house with a large garden and swimming pool for 30k plus legal costs. My bills are about €150 per month.. Ever get the feeling you're being conned??

These are targets. They are not set in tablets of stone. Most houses are built by private builders and they are constrained by outdated plannning rules and also the delays in getting services onto sites. Not to mention the British Weather.
