I used to study in the Sophia area- generally the area is very quiet and I found it a bit dated. Public transport wise it was pretty inconvenient - quite a long walk to dhoby ghaut mrt and buses wise - it's usually one way coming down from orchard and if you wanted to take the other way, the walk is pretty long. Also few amenities and recreational space for families. Mount Emily park is like a long walk in. And if you observe the retail areas in that area - it is pretty quiet too. I still have friends who bought the sophia area for 1km to acs junior but that is probably one of the very few pull factors to buy in that area.
I guess you wouldnt know that Rochor mrt is 500m away? and if you walked straight you will hit Bugis in just under 10 minutes :) But I do agree the place is abit dated but the area has changed a little bit.
I think this is personal preference. The data used might not be comparable also. Agreed the price increases at CCR is way much lower compared to RCR or OCR. But, this area at Sophia is undergoing some changes now, with all the KTVs have gone. It will be different in 5 years. 😊
Last but not least, almost everywhere is near to MRT, going forward which MRT you are near to is very very important. for example i can say my hse is near MRT, but at changi MRT... and my hse is near MRT which is Boon Keng or novena... makes a huge different!!

Honestly which property can claim to be generally within walkable distance to Bugis/Orchard etc..Location wise is pretty good already. And also this is a mixed development with commercial/office/residential, could be a mark of an era for this area

Be humble and not choosing friends based on their wealth or investing capabilities. Wish the best for others because what goes around comes around. Hmmm this project is supported by DBS bank, this bank does a lot due diligence. Also this is a mixed development project. Guys margaret primary is nearby. And you can walk to Bugis and Orchard. So many facilities nearby. I still think buy for own stay would be good, it will be very convenient. Investment probably not. To each their own. Also honestly the price for one Sophia now is still ok, only 2.5k to 2.7k psf for lower floors and it’s elevated. It’s already matching rcr projects prices with ok accessibility. Idk man I guess sometimes need to use some common sense too. And honestly not many properties after holding for 17 years can make more than 500k…. People buy for own stay after all.

The full mrt lines rainbow is there. What else you want some more. Lol. You walk from nava to Clementi mrt lol 2.1km away and got nothing nearby. I just find it very weird the score for this is low. I was expecting like 4 or 5 lol He always preach so long price right location good ok alr. IMO this place fulfil both criteria. Anyways only time will tell. I just sold of a small boutique condo that I own for 3 years at twice my invested amount. So I guess again to each their own. I am now looking to put my money into properties again. I mean some of his views got point lah but you also must look at Singapore population. Dinks is on the rise so buyer preference will slowly change too. Dinks will usually look at convenience. Again no offense to anyone I still think most if not 99% of properties ll make money in sg. Wish huat to everybody!!!!

Anyway, rich don't make money from properties unless they are in the property business, most make money from their businesses. Anyway, I don't own any condos in the prime districts.

Can check out Parc Emily for way better value at ~2.1k psf. Freehold, 5 min from mrt, large development and the only condo with tennis court in mount sophia area, no road noise, within 1km of ACS Junior and St Margaret, and new dog park at Mount Emily Park!

Given its freehold status as well as city fringe area(RCR) this Arcady development is clearly under value....... Last but not least, those HDB at Boon Keng is already asking 1.2 to 1.4mio for a 4room HDB which is equivalent to a 2-3bed condo.

I was following eok cause my cousin wanted to purchase and when prices sky rocketed to 2.9k we started looking at other development. One bernam 2.9k, near tp mrt, seneca, 2.3k Tanah Merah ocr, one Sophia, 2.6k near 5 mrts. I rubbed my eyes. I worked at sg pools and I ever walked to City Hall before so I really don’t know why the price is so cheap. I hope the developer ll reduce it more lol

I think some of his comments are uncalled for, I was one of the buyers who placed a cheque for EOK and DIDNT GET IT and am now considering One Sophia. Not that we dont want to buy but we cant buy! I hope you have some compassion for the 3k plus people who didnt get it because the VVIPs and AGENTS swept half of the units before they release it for public purchase. And by then only left 1 and 2 bedders and overpriced 3 and 4 bedders for sale. I know alot of parents who cried because many were buying for own stay and for their children. People SOLD THEIR homes for this project and I guess you hyped it up so much that the rest of us who wants to stay there cant buy.
if you have budget and intention, but no luck for EOK , why not buy GD TG Continuum. Amongst the 3 projects maybe 600 balance units , You still cannot find one unit ?
