Anyone who wish buying a condo to rent out, please keep in mind the following expenses: 1/ Monthly interest on your mortgage, 2/ Monthly condo maintenance fees, 3/ Annual property tax (IRAS), 4/ Additional Annual income tax (IRAS) on rental income, 5/ Landlord responsibilities: As a good landlord, be prepared for additional costs related to repairs or replacements as per the tenancy agreement. 6/ Think again for other potential expenses (based on your situation). Many people overlook or are unaware of these expenses in detail. Compare all these expenses with your rental income and potential capital appreciation of your desired condo to make an informed decision. And finally, ensure you forecast your cash flow for at least 6 months ahead-the longer, the better.

Suspect that a 30-year loan @ 45 years old probably involves a combination of the following?
- An initial 30-year loan at 55% LTV
- Then cash out refinance a portion of the downpayment paid in cash to achieve an effective 75% LTV

Eric, when you talk about rental, you didn't minus the agent fee and the property tax. means rental is 4000 means landlord will get less than 4000 monthly.

Also need to factor in ABSD if buying for rental, otherwise stay where? If stay with parents why buy to pay until 70 yo? If a 40 yo sell to buy with family, 2 bed 2 bath too small la. HDB 4 room already 900+ sq ft. Squeeze in there for a lifetime? Too pitiful.

Eric, to get 30 years loan at 45 means bank only can loan up to 55% then 45% have to be in cash/cpf? Then how is the downpayment of 400k plus being possible?

I mean CPF capped is $6800 for this year and different ppl has different OA contributions so I use $1300 as a guide 👍
