    Hi Eric what is your opinion of affinity. Price gap so much diff with cp now although is not super near each other.. Affinity pull down by the hdb building beside. Upcoming walking dist to future mrt for Affinity.

      3-3.5m budget if want go landed I suggest carve out some budget for exorcism.

      2br is a good start but never play rental. Go for min 3-4br for good rental and appreciation

      If budget can buy 2b new means can buy 3br resale and 3br has more potential to make more.

    Boss, can ask how come u sometimes use 30psf per year for certain projects and 50psf per year for the age gap in this case. How you determine how much psf difference to use?

      If too old like 30 years gap I use 30psf.
      If it’s 15-18 years gap I use 45-50

    Normanton park developer had to ensure all units built properly before customers can collect keys. This project developer no longer regulated by this. Will it affect resale value if Chuan park quality really built poorly?

      The gap between most resale and new launch is big so your theory is wrong. Resale is a better alternative if u pick the correct project & entry price.

      Not everyone can claim back ABSD. Don’t be pressure to buy first. Plan the right way 👍🏼

    The gap between CCR and OCR has almost closed. In some case OCR psf > CCR psf.
    So these days everyone prefers to be in the heartlands ? What has changed ?
    Of course being next to Sheng Shiong is more useful than Isetan, but still…. , i thought only I knew😅

      Not for similar development types. Can't compare small CCR developments with high maintenance fees with full facility condos in OCR.

      75% sold on the launch day for a project close to a 1000 units, u should not compare it with projects that have much fewer units.

    Eric, if 4M max budget n try to find a landed in a good district, even if I managed to find such an underpriced landed at 4M, also no money left for renovation. How? Should i just buy one of these 4-bedder new launch?? Fomo leh 😨😨
