@@Greyfieldsfarmlife I did go round the houses but normally if you have class q or full planning already then you can do another full planning application for a demolition and new build (as long as the new build is fitting and you don't take the piss) they pass it on the basis you have the fall back of the original. You wouldn't be able to do it if it's listed etc though

I am part way through a self build project myself, which includes lots of Oak framing. I share many of your challenges, frustrations but also enjoy the achievments. @@THE-AIDEN-PROJECT oh...so slow! 🙈 We totally thought we'd be in for Christmas...as it stands it is still roofless, but the first floor timbers are going in, trusses are on site and we should have it roofed by end of Jan. We just try not to think about the £1.5k we have to pay pcm in development finance interest! We have hopefully got planning on the other barn for 5 holiday cottages though so it will all be worth it in the long run 🤞🏼. Curious to know your 'spanner' !?
