I lost couple listings bc I suggested realistic price and the other realtor was ready to list at a higher price. Another one went with other realtor bc of lower commission. 😒

Hi Jackie - thanks for the great video. I have been on listing appointments where it is my first time seeing anything about the house - no past listings, no photos online, simply property appraiser info to go off of. What do you suggest to do for this to show up with accurate comps and pricing not knowing how their home actually looks inside?

Thank you Jackie! I have mastered your fsbo owner script, and I am now able to set two
Appointments for every 10 contacts! However, my appointment to list conversion is very low. For example: I went on 40 appointments last year from July 2021 up until December 2021 and I only took 6 listings. My goal is to internalize the listing presentation, I write it out 3 times a day! 4:30am , Noon, 9:00 pm. I am hoping this will increase my conversion! Thank you Jackie! Mr. Seller, you're hiring a negotiator, I'm a professional, knowledgeable agent that will work on getting the highest price the market will give us and so on. It worked out thank god. It's annoying when one seller contacted me. She said she wants $600-650k but the previous sale last month sold for $450k, and the other unit with slightly better finishing. When I got to her place, she reduced to $580k but it's still $130k above the one sold last month. She also offers very low commission. She said she's not in hurry to sell. Would only sell if they get the price . I am not sure I want the listing so I'm not chasing the deal.

"I can call those agents for you and let them know that we met, you decided to list with me and they can bring their buyers. I do this all the time and they will appreciate not having to waste their time preparing and coming out to meet only for you to end up listing with me anyway. Let's get the paperwork signed and I will take care of calling them for you."
