Tip: since a lot of doors you knock on won't open, leave a flyer of some sort, even better leave a letter to the seller explaining why you were at their door so you can maximize your time instead of just moving onto the next door without leaving anything. Everyone has their own personal style! I don’t bring anything with me just because it makes it easier to get their information while I’m right in front of them. Nothing wrong with leaving something behind though!

Another great thing about door knocking that nobody talk about is that it's great exercise! In our local neighborhoods the driveways are on an incline so it adds to the workout. If you don't get any response it's not a waste of time. Either way you win!
Condo door knocking would be a challenge here in Florida where you have to get by the gatehouse security who inquires who are you here to visit and then contacts the tenant who then says they're not expecting any visitors. Most condo rules prohibit solicitors. At least here in Miami.

Knocking is interesting these days because of the increase of doorbell ringers like Ring. What I've found is that prospects simply answer their Doorbell and speak with you through that (Almost like being on the phone). Any thoughts on winning situations like this? You are right in front of their door, but that door is just not opening, it's all on Ring. Thoughts?

It helps to talk to far more people due to going directly to the seller. They can’t run away because that is where they live! It’s very effective in building a massive database and business. 👏🏻

I've done door knocking and have been kicked out from security people because of soliciting... homeowners have called security on me. And with the Ring or Nest, they are home but would not open their doors since they don't know me. So I have given up on door knocking. I live in Broward County, Florida.

Curious about the follow up. Since he is just walking with his phone, does he ask people to put their co tact information into his phone and then into his CRM? Or is he just knocking the same doors over and over?
Now is the time to crush it door knocking since that is no longer a common objection. But when it was, you have to find out if it is realistic for them and if they could compete in the market.

I am trying to make an entry into this career in Australia. I did a trial day yesterday generating 7 leads with three immediate sellers and 4 sellers looking to sell within 6 months however, at the end of the day I was told I didn't have the sellers gene. Is this a thing or should I stick with it? I have never tried to sell or find sellers before. This was cold calling. Appreciate your videos and advice!
Don’t ever listen to someone that is not hustling in your shoes. Anyone can be a seller. That’s why I love door knocking. I could prove to anyone that I have it in me to succeed
2-8 pm is what his mentor duane richins says start at 2 so by 4 pm your skills are sharp and you’re really ready to go 2-4 is like a warm up and 4-8 is like game time
I would expect you’d now have to know double the number of doors due to everyone sitting on low locked in interest rates. With higher rates most don’t want the increased payment due to the rate being higher.
You need to be doing loans as well. I could teach you loans in a day or less. You get control of your entire deal and you make good extra cheese on your buyers aka win win 👍 and if they're not moving you could refinance them so business with your database that even when not selling, and reverse mortgages are huge! for securing someone's retirement and this sets you head and shoulders above all agents in regards to knowledge of the entire spectrum of buying selling process. @@Ani-gb6mm essentially what I wrote. I feel agents should also learn to be a lender as well. You have control of the process of your buyers loan and the loan closing at all and on time and your realtor commission is not left up to a lender you may not know or have worked with. You can also make money on securing your buyers loan, could be 5 to 10 grand or more 👍. And if you know how to secure a borrower a home loan as well as help them find and negotiate the home and price, this raises your knowledge above other agents and most officer managers 😐, you can be a one stop shop, and! you make a commission securing the loan as well making you a more knowledgeable agent while the real estate industry is dumbing itself down (i.e Zillow and the like, online leads, teams) 👍 it's a win win for you and your buyers, make sense? Anything else just ask 🙂
@@Ani-gb6mm Yes! I would, for all the reasons I mentioned. You don't have to do it right away. Do a few real estate deals to get the feel of an escrow then talk to a local lender you know to learn to do loans as well. Good things!

Its kinda surprising how many people believe in door knocking. I don't even open the door when I'm not expecting someone.
That is why I try and just look like a neighbor when coming by. That way people don’t stereotype me as a salesman right out the gate

You need to ask for their contact info. Just like on the phone, ask to stay in touch or offer to send valuable information.

Now is the time to crush it door knocking since that is no longer a common objection. But when it was, you have to find out if it is realistic for them and if they could compete in the market.

I door knock for solar and find myself coming across lots of sellers as they use this “selling” to Segway away from speaking to me or shut down the interest. But I also am in real estate as well I’m finding a hard time getting the sellers business to list on mls as most people have family agent/ friend. Any tips or ideas to gain interest/ business at the door

I am trying to make an entry into this career in Australia. I did a trial day yesterday generating 7 leads with three immediate sellers and 4 sellers looking to sell within 6 months however, at the end of the day I was told I didn't have the sellers gene. Is this a thing or should I stick with it? I have never tried to sell or find sellers before. This was cold calling. Appreciate your videos and advice!

Don’t ever listen to someone that is not hustling in your shoes. Anyone can be a seller. That’s why I love door knocking. I could prove to anyone that I have it in me to succeed

I would expect you’d now have to know double the number of doors due to everyone sitting on low locked in interest rates. With higher rates most don’t want the increased payment due to the rate being higher.
You need to be doing loans as well. I could teach you loans in a day or less. You get control of your entire deal and you make good extra cheese on your buyers aka win win 👍 and if they're not moving you could refinance them so business with your database that even when not selling, and reverse mortgages are huge! for securing someone's retirement and this sets you head and shoulders above all agents in regards to knowledge of the entire spectrum of buying selling process. @@Ani-gb6mm essentially what I wrote. I feel agents should also learn to be a lender as well. You have control of the process of your buyers loan and the loan closing at all and on time and your realtor commission is not left up to a lender you may not know or have worked with. You can also make money on securing your buyers loan, could be 5 to 10 grand or more 👍. And if you know how to secure a borrower a home loan as well as help them find and negotiate the home and price, this raises your knowledge above other agents and most officer managers 😐, you can be a one stop shop, and! you make a commission securing the loan as well making you a more knowledgeable agent while the real estate industry is dumbing itself down (i.e Zillow and the like, online leads, teams) 👍 it's a win win for you and your buyers, make sense? Anything else just ask 🙂

@@Ani-gb6mm Yes! I would, for all the reasons I mentioned. You don't have to do it right away. Do a few real estate deals to get the feel of an escrow then talk to a local lender you know to learn to do loans as well. Good things!

He answered that by saying a prospect who is ready to buy is VERY motivated to sell.
My intention is actually to help them buy so the listing comes more naturally!
