We rarely use yearly leases, nearly all are MTM, so we avoid "breaking a lease" issues. The idea of a "lease break fee" is good, however, and makes sense. Kinda like an early-termination fee with the cell phone company☺️
If you move into a place, sight-unseen there should be wiggle room for the tenant. The landlord has a mouse infestation in there, making place unlivable. He gets say to the tenant “too bad,” now you must pay until the lease is up. That’s even though you aren’t living there the entire time. 😮 I guess that’s how some landlords are.
Does the tenant need to stay in the property until a new tenant signs a lease? I saw somewhere that the tenant should just make the Apartment available for showings.
