    It's funny how rich utility companies can terminate services for non payments without due court process but relatively modest workingman landlords hands are tied with not being able to terminate their commodity...their apartments

      Utility shut offs are also incredibly regulated in any jurisdictions though. In general, any time you're dealing with something that's a basic need, you're going to be dealing with greater degrees of regulation. That's just a reality of the business, one one that people need to carefully consider before they get into it.

      I guess then my basic need to pay my mortgage and not become eventually evicted from my then former home don't count ? Tentants who will eventually get evicted and never in reality pay arrears rent get a record of that that may affect temporarily ability to rend and credit but that too shall pass....building owner however still be on the hook for arrears mortgage or home and investment eventually foreclosed on.....One thing Federal Cares Act did not address was this loophole where tenant is the party that's needed to apply for rent payments to landlords. Landlords not able to initiate this and if tenants employment not displaced by covid then everyone all around be screwed

      When does a tenant get to decide they gonna "withhold " rent cause their is a leaky faucet or they seen ant? Slumlord my ass...Ask many of the "professional" tenants why they rented the "slumlords" property months earlier...not every building got the advantage of being brand new...

      I agree...so what your saying is I should rent my 2 apartments for free or whenever it's convenient so I get behind on my mortgage and have to rent myself to become at the mercy of the system...maybe no one should own any property and we all move to Russia and let state own all property and dictate where everyone lives and the doctor who works his butt off going to school can't expect a better standard of living than the lazy ditch digger?...don't think there's an easy answer but spreading financial issue from renter to owner who is also basically renting his future title from bank till its paid should be on the hook for others

    What about if he landlord has an open sewer draining into the yard on one side of the duplex and a greywater pipe terminationin into the yard causing a ton of flies and mosquitoes. I reported the greywater pipe, they plugged the pipe then raised my rent, i reported to the rental company instead of the city. I found the sanitary pipe last week covered in toilet paper and human waste and reported to code enforcement.
    What are my rights.
    Also, i started new job at the beginning of this month with 2 week pay periods, so it's a full month before i get paid because of a paycheck in the hole, will be paid in full Friday, first time I've ever been late, if they continue the eviction process post payment do i have a leg to stand in 4nnnvv

      Yep, It's always telling how good landlords never have these sorts of problems but bad ones are in court constantly for this sort of stuff.

      You can definitely write a notarized letter to the civil rights division or go online, and also attend any city council meetings, and make them aware of the situations with slumlords, I am currently petitioning for landlords to do annual checks, especially if rent increases, are involved to make sure things are updated and up to cod….citizens can exercise their rights by accumulating in large numbers, petitions, to see it through and to see positive positive conducive changes.

    I lost a case. Tenant mails their last month’s payment. Stops payment on the check and Moves out next month. I Failed to notify them that I would deduct prior past due month from security deposit. They knew they did not pay so I didn’t think I needed to remind them of their stop payment. Well courts ruled against me. Lesson learned. Over state everything and be repetitive.

    The men forgot to include the importance of the grounds for evicion to be justified/true, and that a enant can be so harmed and broken down from being disturbed by an other tenant for many years, and thus unable to defend oneself.

    We are dealing with a manager who will not except your rent on a space for a mobil home in a 55 senior park. After 8 months of being concerned has the sheriff remove you from a home you own but she lied to The sheriff to evict of non payment and didn't include she wouldn't except it. So she steals your home for less than 8,000 dollars, and wants to sell it for 160 000. She had the senior removed and out on the sIde walk and broke into his home and had her crew help them selves to his personal property day after day. Had his car removed from his driveway he hadn't Bern to court yet and wasn't notified of any court date or time. This sounds like criminal activity
    Can you givwe me your advice on this situation ?

    I have never had to rent my entire life... until 2010...But I will tell you this...I have never missed a rent payment either. I'm 55 year's old and my wife is 58 year's old. We are great renter's. But soon in 2021 I will become a home owner again.

    Ive paid my rent 5 years, no violations. Landlord all the sudden wants me out no reason, my rental is getting torn down in 8 month for bypass i waa promised i could stay til then. My landlord has not mafe repairs and gets mad when i call them which isnt much. I called a lawyer because of VM Threats to ruin my credit

    I am existing at this time within a unbelievable situation. I live in a 33 unit Apt. complex the mangers may or may not also be the owners (both have been told to tenants depending on mangers advantage at the given time) The only thing I will say about them is they are very good at running the complex with intimidation to instill fear that I have lived with this past year, don't want this to go too long so here are the high points. I was never given a first notice to correct or leave just the you are evicted, nothing on why, found it was for having a overnight guest, when told the lease is vague on the subject plus I don't believe that is enforceable only the amount of nights a overnight guest may stay. That was a year ago, since then I have always been screamed at, not yelled at "in my face screamed at" with threats and/or insults, was told I could no longer can park within the gates, our mail is collected and received by them(no mailbox) within office hours of 9:00 to 3:30 but mine has been stamped "return to sender" so I get no mail, a 24 hour notice that was just for looking for every little thing to scare me, I was pushed to the ground when one of many in my face "we know she lives with you" scream fest took place , other tenants avoid me now due to avoid any retaliations and I can't blame them. there is so much more but what I really wasted to say was thank god for the Tenant protection bill of 2019 if not for that, I don't know if I would have challenged them and there method's of management for myself and the other tenants. Oh an FYI, been here 9 years, never been late on rent, never a noise complaint, never had anyone spend a night since the notice but will challenge it in court.

    What happens when the supposed landlord has no paperwork on anything and has been legally documented using various self-help-type practices to harass the tenant in order to try and force them out because the tenant has not broken any of the listed rules that justify eviction?
    How many times do they get to restart the false eviction process because they don't have a strong case for pushing the eviction through and every restart just forces the tenant to spend more money on legal support to prove the landlord is doing something illegal?

    I had habitable issues and quiet and enjoyment of the premises for 3 plus years. after ongoing runaround from landlord and manager, finally in 2021 i was told there was nothing that could be done and if it bothered me so much i could move. i was already in correspondence with legal council and code enforcement. after code enforcement came out and informed me to send them a letter and memorialize the issue and give them a deadline of when items need to be addressed by. The landlord came relayed he was very sorry did not realize how bad the issues were. he walked me to another unit stating if i switched units this would address the mold, nuisance etc. they stated everything would transfer over etc. fast forward 195 days later i received 30 day (no reason) notice to vacate stating i am a new tenant in spite being on the property 7 plus years. They then filed a UD and i am currently awaiting to be served to try and address in court that this is retaliation and harassment as well as defective. I am overwhelmed and scared they may win since i cannot afford legal council. Do you feel this is worth fighting and are there any recommendations of lawyers that work on contingence?

      Don't worry the judge will coach you and watch out for you as it is the courts duty to make it is a fair trial, you can literally ask the judge anything, also there will be duty counsel at the courthouse who will help u ahead of time , show up early and ask around.

      Yes my landlord is doing this! I have a Sec. 8 HUD apt. I am the only tenant who has it in his building. I have the best apt. He wants it so me can get more rent for it.I have been in my apt for 17 yrs.
      I pay my rent on time all the time & mind my own business, but the owner makers stuff up to get me evicted.
      He has said he will evict me after Covid-19 is gone. he says everyone hate U (which isn't true) & he makes up stuff to make me look bad..
      What r my rights given I am a disabled senior in a rent controlled building with my 1 HUD apt.
      Can I fight back so he can't evict me??
      Could he try to use clutter in my apt. even though it is clean, no bugs, & no trash.
      I have lots of stuff but all of it is clean, some is brand new in the bag still.
      We all pay rent by the mo. I have had 3 landlords in this building since I moved in 17 yrs ago.
      How can I fight the landlord making up stories about me & lying about me & to me.??
      Let me know what I can do.
      I am going to contact the city attorney as well, because he moves my ramp & so does the gardener.
      He has also called me darlin time & time again.
      I consider this sexual harassment!!

      I hope you get your answer and good help. Try Legal Aid. Or just call around to talk to local lawyers.and Property Managers. Many of them give good free suggestions.

      He can’t evict you, if he has no proof of the things he is claiming against you... also if you pay your rent on time and never have problems with anyone. They will lose in court, so they cannot evict you just because they don’t like you

    I’m being illegal evicted in NC because the office manager send me an illegal rental lease with the wrong dates on it. There is what I’m trying to tell you, The beginning date of rental lease is August 1, 2023 and ended on February 28, 2023. My rent is current and I’m looking into getting legal representation to fight this issue. The eviction notice told me to move out of my residence in two weeks. I received this eviction notification on Saturday, August 19, 2023. I tried to discuss this issues with the landlord’s property management and she refuses to correct her mistake. Just sharing my story.

    How about eviction served for witheld rent due to a severe gas leaked found by local gas company? This was during COVID after the CDC Eviction paper was given (Just to Landlord) my mistake. So to top all that off during my Zoom Court Eviction hearing which was attended by the grace of God since the court sent me the wrong date for court which would have caused me to miss it if I had not called just to double check! If all these issues weren't enough as I'm sitting there looking at myself , the judge, landlord and few others who had court also my Landlord was first up. He said a few things about late rent blah blah but also acknowledged that besides the current issue he had had no other issues in the 6-7 years of residency! So doing as I'm suppose to I sat quietly waiting to be called on when instead I hear the judge say the plantiff wasn't here so verdict went to Landlord. I pushed the raise my hand button, even wrote as you can imagine a very long confused response all of which where never replied to. I did however take screen shots and a video clip of the meeting and saved my email & text response to the judge, furthermore I've saved the email I was sent with the improper court dates. Needless to say at that point I was homeless, confused, angry Veteran who just figured I'd never get justice any how....I've tried several times with the answer " Sorry we wish we could help" being the leading response.

    What if a tenant’s that live in a apartment complex in Georgia and nobody in a 3 building 46 units never has gotten a copy of there lease. The manager is making them sign a blank lease agreement but never a copy? Please answer

    I have an land contract with the owner and I fell behind last year for about 2montghs due to the pandemic. I dont want to be put out we have being paying since then we are just trying to recover from all of this.

      Not really, if you stop paying rent you need to have a good reason. Loosing your job doesn’t mean you can live in somebody’s property.

      @@cyyoung6351 It does in KaliFornia. I have a tenant that hasn't paid since last year! In all fairness, I am in the process of possibly recovering most of the proceeds through a government rental assistance program. However, if the governor survives the recall effort, I won't hold my breath waiting for the funds. If he doesn't survive it, better chance I will be compensated. But that all remains to be seen.

      @@saltpepperketchup7082 I ended up getting compensated through the end of March. So I filed an unlawful detainer since a spoiled tenant has no desire to pay. Her last day was yesterday, so my attorney called today to see if she was out. Good news, the deadbeat is GONE! But not without leaving a substantial amount of damage/filth. But then again, this is what children who are spoiled by Uncle Sam do.

    Last year my landlord told my wife and I that he would NEVER raise the rent ever again since we have been here 16+years, and were his best renters he ever had. Well 3 months ago we get a letter from his wife saying the rent was going up $100'00! When we reminded him about the promise he made he said he would NEVER say something like that! When work needs done on the house he hires drug addicts, and thieves! Most don't have a clue how to fix things, and he still pays them, and then have to send someone else to fix it. He sent 2 guys to put gutters up 2 years ago, and no one has come back to fix them. They had NEVER put gutters up before! He never sends a real electrician, or plumber to fix things either!

      Why do you feel entitled to not have your rent raised when everything is going up, come on the ol I’ve been here forever so I shouldn’t have to pay more. Be thankful you found a landlord that has let you rent for 16 years jeeezus, landlords don’t owe anything. Come on I’ve shopped at the same grocery store forever never gave them any trouble always paid on time how dare they raise prices for me when I’m such a good and loyal shopper…sounds ridiculous dosent. Pay the rent increase or not, obviously you’ve chosen to be a renter rather than homeowner, if not then you have no clue why rents going up.

      @@pinchebruha405 The tenant pays the so called landlords, they need to take the lord part off that title. We pay money to these people and for that there are certain conditions. they are to fulfill there obligations because their being paid. I myself don't feel the landlord should be raising the rent if their not not making the place safe and habitable. They put no money into these places, they come over and are rude. they let bad tenants get away with everything just because they pay their rent every month on time. If they cant fullfill their obligations as a landlord then they don't deserve anything. we have been through shootings, rats caused be the bad neighbor and yet the piece of garbage is still here. Thats what we call a slumlord. So stop thinking we renters feel we are entitled. Its the slumlords that feel entitled and for that shouldnt be aloud to even own real estate for renting.

    I'm on a mth to mth lease. Was served notice to quit for non payment. Contacted stating. I have the rent. Ignored me and served eviction. My question is. Even having the money owed for rent at court date. Landlord can still evict?

    Why they lie about these slumlords in court that people get hurt unhealthy mold mildew and list goes on.

      Anytime this happen to make sure that you quickly reported to Cityhall, and there are affordable private investigator agencies to collect ending illegal activities amongst the landlord especially one that is aware of mold. All in any evidence is important to prove a landlord negligence failures of their obligations

    It really shouldn't be of any surprises to landlords of these issues. Tenant landlord relations have always had problems yet landlords act like they're surprised that they have a tenant who doesn't pay rent on time or stopped paying all together. When you become a landlord you assume all the risks and responsibilities that come with it.

    I just saw this great video I have a question though I have a landlord I live in his rv month to month its next month sept 7 months I found another place cause my landlord have not keep up with the rv floor tiling coming off the floor cause he had a leak past two month never fix the floor just the leak then he head leak in the ceiling it must up wood couches and he only glue the ceiling from leak I live like garbage if I leave without the 1 month contract we both sign can i get sued even though u am giving him the deposit

    I'm renting a room from a lady in Monterey Park, CA. I was paying $750/ month until 4 months ago when she raised it to $850/ month - a 13% increase. Then a few wks ago she raised it to $920/month - an additional 8% increase. I believe that there is a 10% rent increase cap for the year but I'm hearing that it's different once I'm renting a room in someone's house; that they can raise the rents to whatever they want as long as they give a 90 day notice. Now, this person may not know what they're talking about at LA County Consumer Affairs but I just don't know what to do. Since, I just paid $850 and not the $920, she gave me a 3 day pay rent or quit yesterday. I don't want an unlawful detainer on my record. What do I do?

      You go read if Monterey park is incorporated or unincorporated, If it’s unincorporated then go read the codes for end of tenancy in the la county code book. If it’s incorporated go see if the unit is subject to ab 1482. Go read what an eviction notice in California requires as well.

    What’s happens to tenant at will meets new leasing office and is under new management can they collect rent owed to the old landlord ? Question two Can a new lease office e eviction the tenants if they refuse to fix the apartment needs

    Since I live in a low income seniors apartment and I live on a fix income also I can't understand why they would raise my rent) if this is a low income housing from housing authority than why do we have to pay more rent every year

    My property manager had never served me a notice but the collection manager call me about giving up the keys I told them that I never got the three day notice. They then gave me a copy of that notice but the notice is all wrong saying that I owed money for November and December. When I looked at the payment history it showed that I overpaid for November but half of my December payment was returned. So their noticed was wrong and was never served. What do I do?

    I paid my rent, for 2 years now however that's not why my friend is trying to evict me through text message! She bought this condo for me to live in and work for her however the deal never came to fruition because of covid. Now that things are back to normal she refuses to go on a deal so now I'm dealing with promissory estoppel. I'm 63 years old and she's trying to push me out I've invested everything into this little apartment what do I do? She has no legal reason to evict me except for she's angry because we had an argument. I've worked for her for 7 years as a personal assistant, nanny, housekeeper Nanny laundry... And house sitter!     I rent a room out of a house and my landlord lives in the main house. On October 4th he verbally told me I have 9 days to be out of my room. He did NOT hand me any court paperwork. I paid my rent in full every month. There was 2 months during covid where I did pay 20% so in September he told me I had a remaining balance of 2,000 and I needed to pay that in October which was fine. October 4th comes around I have rent for October and I have my back rent ready to hand him. He stops me and says save my money. He filed a 9 day notice in court but he did NOT hand me any court paperwork on this notice on my evict date? Is that legal to verbally tell a tenant I have to be out without court paperwork?

      Depending on the state, in Pennsylvania we have to place the notice on the front door open face. Prior to that you have to give them paperwork 30 day mediation for non payments 10 day for other issue 30 days

    I have a signed lease, never paid late. My rent was increased 10%. After reporting heating issues and forced air from closed windows. My lanlord is now retaliating, evicting me for preexisting plumbing before my tenancy. Can I file for damages in eviction court? I'm stuck not being able to afford the new housing rental rate and and living in a house with no heating. How should I proceed? I'm on disability with a child.

      Update: I respond to the eviction. my lanlord did not appear in plaintiff court. The court extend the hearing to 3/7/24. My lease was due to expire 3/31/24. I moved 2wks ago. Can I sue for breach of contract and harrsement?

      Sadly, I wasn't offered relocation or fees to break the lease. He did return one months rent stating, I'm not renting from him. He filed No fault termination to demolish the condo for re piping plumbing. I never reported plumbing issues.

    In Illinois is illegal for a landlord to evict you for calling a building inspector on them and that's exactly what my landlord is trying to do right now. It's considered retaliation and it's a pretty open-and-shut case that I'm sure I will easily win in court

    Another thing that could happen is maybe your direct deposit was in the process of being moved and someone made a mistake in the account numbers comma delaying your check from hitting the bank on the day it was supposed to.

    Don't let your landlord harass you, stand up to them and assert your rights, even if it means getting someone involved.
    Sometimes people who are alone can become easy targets if they're not careful

It didn't appear that the adu would matter. Now because of Covid, some things that would have applied, won't now. Like giving a tenant a 30 day notice then locking them out. lol. How is your lodger?       My landlord sold her house at the end of 2019 and served me with a 60 day notice. She was a wonderful landlord. I never thought of taking advantage of her by not moving and holding up the sale. Apparently there are people who do this.

    My landlord served me with a eviction notice so she could sell the house I rent with out me owing back rent! The advection notice did not state that I owed any money and that they just wanted me and family to move out. I was told that a landlord cannot evict a tenant to get them out of the house because they’re selling the property & with the house/property for sale. One big bad thing, my wife and I couldn’t find a place to move yet so I had to file an answer to a five day notice which cost me $450 to file in court and $40 for Sheriff service so total out of my pocket was $490. The day after I filed an answer, her realtor called me to notify me that the property was sold and the new landlords would be happy for me to stay there and continue paying rent, this was the day after I filed the five day notice/court costs. I sent two letters to my landlord requesting that they refund my court fees of $490 And yet to have an answer back. I feel the landlord had the house being purchased and failed to inform me then the transaction was in the process and final the day after I spent the court cost fees answer to five day. I feel like I should get my money back, she sold the property for $190,000. St a examination hearing a month later Landlords attorney stated their is no case since no longer holds ownership of property. Case Dropped. I need my court costs refunded.

      Tell me you’re entitled to dictate when and where a person who actually owns the property needs to treat you as if you’re the owner with out telling me you are entitled….do you realize that if you sell a home with tenants and the new owner can’t evict you they can turn around and sue the landlord. Do realize the responsibility for owning a home and all it takes to own one, amazes me that renters say Get off my property to the owner. Not going to end well for renters at all.

    I have a landlord who just gave me paperwork saying I have to resolve an issue or quit the lease. I’m sure y’all know what I’m talking about. The issue is that he claims I did something I didn’t do. My girlfriend and i are thinking of just sucking it up and signing the paper which will imply we did do something wrong but we have evidence to counter his claims. Is there anything I can do there?

    Thank you so much for the information. Nuisance and Non-Compliance notices we give on a 10-day notice. All is needed is 4 within a 12 month period. I personally haven't had to file for this type of complaint (knock on wood) but good to have more than 4 notices just in case a couple get thrown out. New Sub!

    They say there is housing shortage and rents are high. Well now I know why (California). This is such a ridiculously renter friendly state. I built a brand new ADU last year mainly for my children, family and friends. Never intended on renting it to the public. Daughter brought a boyfriend in and grudgingly I put him on a 6 month lease up in June. Not four months later he's stopped paying and it disrupting my other tenants and family, and forcing me to hire an attorney to get him out which is expensive and time consuming.
    I will never do this again. I don't understand this at all. This is my property and the person isn't paying but even if they weren't I don't understand why I can't just give him 30 days and begone. There is no reason for all this BS with coddling these renters. Repeat he's been there four months. He's 29 yrs old and acting like he's homeless and destitute if I "kick him out. Lease is up in June but lawyer tells me it how long he stays has nothing to do with when the lease ends. WHAT? Renters, you're living in someone else's property. I don't care how many years you've been there. If you can't find a decent place in California to rent that's affordable - THIS IS WHY.

    Now another issue with new Landlord. He never gives me a 24 Hour Notice and says he phoned me. I told him a phone call, Text is not valid for a standard civic code # 5045 CC. The new landlord is from Nevada, He does not know of the 24 Hour Notice and several times he is causing a nuisance coming on the property to work on the exterior of the house I Live in.     Any number of situations can result in an eviction going through without prejudice.
    If you had a tenant that owed you 2 years worth of rent, and was able to somehow file a judgment against you, and use that judgment money that you didn't pay them, as their rent money. Let's say they use it all up and empty a cash register. Now they start accruing new debt. Let's say they haven't allowed the landlord into the property for 20 months, they have a dog that is not allowed, other renting adults that are not allowed, nobody's paying rent at all, that tenant keeps finding code violations that they caused themselves, and you suspect them of dealing drugs out of the apartment day and night and have video proof of them tampering in the other tenants mailboxes. Do you just let them take rent from you indefinitely cuz what? They're cute? At what point in time is a judge supposed to find for your landlord when you're pulling shit like that? I have this tenant that is using the police department to file vexatious litigation against the landlord and his family, to hold stuff up. When it comes down and she runs out of this judgment that the landlord was supposed to pay her, instead of paying her, she used it for her rent payments for the last 2 years. It's time to go!!!

      It may not be a perfect system but it is all we have, the issue in my eyes was the ability for owners to evict anyone, at any time for any whim or increase rent to any amount thus our elected law makers when looking at the sudden increase in homeless folks that are working and finding the major reason for this might have gone over so what is needed is a fare compromise that protects renters as well as owners

      What difference does it make whether a landlord could afford to pay market value on their property? Let's say they have a duplex, and they decided to rent out the two units to the public, and they undoubtedly priced the unit(s) at a market rate similar to others in the area.
      Honestly, I have seen other people say something like what you just asked, and it makes no sense to me. What difference does it make? Let's say.
      Landlord #1 bought his duplex in 1976 for $60k, and paid it off in 2006. No mortgage, and taxes from 1976 (about $1000/yr) thanks to Prop 13.
      Landlord #2 bought his duplex in 2023 for $760k, and has a $4000/mo payment. Units now worth $850. Taxes $7500 a year.
      Both of them charge the market rate for the units, which is $2500 a month (x2 since it's a duplex)
      Landlord #1 is making about 95% profit and Landlord #2 making less than 5% (I haven't actually done math just an estimate)
      Do you think that Landlord #1 should be renting his unit for less and Landlord #2 for more? No. Why would they? They can try but no one will rent if it's too expensive, and if it's too inexpensive, he'll have a massive pile of losers trying to apply and way too many people to sift thru. Whether or not he has a mortgage and how much it is has no bearing on what the market rate is for the unit. You charge what people are paying for a comparable unit. Period.

    I’m about to take my landlord to court paid rent in full for a year moved on inspection there were a few scrapes from dressers on the walls that’s it no additional damages broken windows or appliances we did the walk through and by word of mouth he said this was 2000$ worth of damages for 8 scratches! It’s now 2 days past the 14 day limit to receive the damage report/my deposit I’m going to request the copy tomorrow and if he fails to produce it or does produce it and has taken my 900 dollar deposit to fix his problems I will hopefully win any advise would help I have photos of before and after moving from the apartment

    wow us laws are really harsh. I could make a good business in the US selling live terminates. I just make sure I can do delivery within that 3 day notice to vacate. One thing I've noticed is it doesn't matter what country you live in. Landlords are still parasites. Again someone should start that business in the US selling lives terminates. If you evict someone for the sole purpose of hiking rents i would definitely be checking for terminates. If it was me the tenant I would be make sure my last rent payment went on buying live terminates. "I am not sure what they are talking about judge. That place was infested with terminates when i moved in"

    The landlord can also lose the case when they give an unlawful detainer and they never had a business license to rent and no certificate of occupancy. I'm a section 8 tenant. This is my experience. I plan to file suit against the landlord. I plan to place charges as well as False claims act. The landlord with intent collects government money from section 8 knowing that the property is unlicensed

    If the tenant is enough of a problem there is a good probabilty that there will be witnesses. The big thing is giving the proper notices and documenting that these notices were sent. It is not rocket science and with a little research a landlord can become familiar with the process. Of course lawyers will say you need a lawyer because there is a glut of lawyers and they need the bussiness.

      If they file a judgment it will follow you and any money you earn like lottery winnings etc will be taken tread carefully

    But how would it be possible for a tenant to get judgements for lifetime free rent and residency? no matter what the relative fault of either party...how would tenant get lifetime occupancy?

      Probably rent controlled or rent stabilized building. The city or the state will pay the rent on the behalf of the person

    There are new laws put in place as of February 7, 2023, for Los Angeles City and Los Angeles County. You must now show JUST CAUSE for a renter who has lived on the property more than 12 months.

    Our property managers are so money hungry, stupid and greedy! I stay in a apartment complex & they bought the company that we previously had and went up on rent which is not worth the cost of these apartments, we now have to pay online, NO EXCEPTIONS which is also a fee. charging everyone a trash fee & also pest control fee. And we NEVER had to pay for that. sometimes they will have fees added to our rent that they can’t even explain the reasoning... Also, if someone wants to do a month to month lease, they’ll add a extra $250 a month on top of your rent. if you’re a day late paying rent, they will add a $100 late fee PLUS a $100 eviction fee! For the ppl who have been staying over here for years can’t even get up to date appliances etc but they can remodel the vacant apartments with literally BRAND NEW everything.... I’m leaving next month as soon as my lease is up. I just can’t take it anymore, I hate this new property

    Hmm what about a tenant that is a defaulter for not paying rent in 3 years,they did this before lockdown.Due to the restrictions implemented by government they aren't allowed to be evicted.I believe landlords should send their monthly statements to the government officials everytime they introduce a lockdown,as these laws are unjust to property owners around the world.
    The property doesn't belong to the tenant they pay rent to use the premises.
    Breaches contract for rent not being paid on time.
    This tenant has debt from a previous landlord.
    What to do in this case I'm pretty sure this tenant abuses the law.

      They don’t care. They should have paid relief directly to landlords instead of going through the city. If your state allows you can evict eventually after legal headaches, property damage, stress if foreclosure doesn’t happen first. If you do get a money judgment you have to chase them for maybe 20yrs. The tenants will proudly tell you that they will help you to lose your property.

      No, you are granted your 30 days. If you are still there after that 30 days then the landlord can file for an eviction in court.
