I hope your client is able to make some cashflow. In the U.S. San Francisco Bay Area , California, with those numbers, it wouldn't cashflow with the minimum 3.5% down... but I know insurance and property taxes are much lower in PT so it maybe possible. Do you offer your clients a Proforma sheet on the prospective properties to help them analyze to make an informed decsion? or use/recommend an accountant who understands investment properties to help crunch numbers? Curious if this very same place today... what would the sell price and renovation go for today? would you mind accdg. to your knowledge of today's current market?
