Fast forward to today. We both are no strangers to the European lifestyle but haven’t actually lived in Europe or Italy for many years. We are looking to retire in Europe, most likely Italy within the next 5 years or sooner. I just want to thank you for the wonderful advice and excellent video you provide and I look forward to speaking with you when we do make that leap forward. The CONAD visit was great! Its helpful to mention that the unbagged produce in the bins have codes and you need to weigh your selection at the scale in the produce area, and enter the code on the scale to print out the scannable price sticker for use at the register, otherwise your produce can’t be purchased at the register. Italy boomed in 1970’s. Also, people here don’t move much so people heading off for the promised land or nursing homes are in their 80’s now so yeah, they’d been there 50 years and it’s like a Time Machine.
Enjoyed the walk through the town. Great size of the featured abode. Would want the furniture as it would make it move in ready. To start with I would put down large anti-slip mats by the tub and also anti-slip in the tub and install a hand held shower (that also has a holder installed so it works like a regular shower, plus have a shower curtain holder. As you have mentioned in other videos the appreciation value is not much in Italy.
Still slippery coming out of the shower. Thats what bath rugs are for. It’s a very nice home. Wish we could’ve seen the rooms down under the main floor. It’s a fantastic price!

I was just filming in Lucca and standing on the wall last week. I believe it is 4.01km around. Even on a cold December day, it was packed with people bicycling and walking.
Yes I did enjoye this tour brad ( wanted more though). For sure this is a tremendous deal. Believe or not I prefer properties where you can remodel unless it just happens that is exactly what I like ( but is difficult) been so cheap i was going to put another $100,000 usd, and remodel the whole apt, and still would be a bargain ! I came to the conclusion that in my case it would be better an apt instead of a house , cause it might be cheaper, better located, etc, but it has to have either a good size balcony, terrance or garden ( this for us it is a must! ). We like to be able to enjoy the outdoors.

Thanks for showing the hospital and shop prices. I am surprised how expensive it all is compared to the average income in Italy. Prices seem similar to the Netherlands but average income is higher here. This means those on low income in Italy sometimes really have a hard time or can't really afford to eat healthy. Basic things like pasta was cheap though I noticed. Maybe next time also show even more basic food items like wholemeal bread, oats, milk, yoghurt etc?

I've been always wondering why people are obsessed with showers, putting them in every bathroom, throwing away bathtubs... I hate showers, a bathtub is for me one of the most pleasant things in life.
For me it is flat out a safety issue. I had a horrible fall 3 years ago. After a surgery that left me in recovery for 6 months to repair the damage (I severed all the muscles in my rotator cuff) the surgery failed… everything detached again. Now I can’t pour wine for someone sitting across from me. Sucks. So that’s why for me. Getting in and out of a slippery tub into a tile floor. Trying to keep the water inside with curtain. Anyway, that’s my obsession with showers. 😬
I'm sorry for your injury... after such an experience you may hate bathtubs, of course, but why not to leave one one in a whole flat, for others, just to have a choice? I've seen flats with 5 bathrooms - showers everywhere...
I like the town, it has great character. As for the apartment, given its size and "open plan" format, are the radiators sufficient for winter time, or would they need augmentation with portable heaters? As for the kitchen it appears to lack light so bright colours and modern lighting would be essential. An island would definitely add a modern touch. And the price of €60K is very appealing! How is the parking situation? And chance of a garage?
Let me just address the radiant heat: one of the apartments I own in Montepulciano is over 2000 ft.². We have the same radiators, and I think mine are even older. I was just there yesterday and we had the thermostat set at 22° and the place was nice and toasty even on a day that didn’t get above 45. So yes, I think they’re very efficient. As for the rest, the listing agent would be able to tell you all that. Look for the listing inside the description.
I'd put a long wood table in the kitchen that could double as a work top. I'd put in a walk in shower at the window end of the bathroom and add a pony wall 3/4 high to separate the toilet and sink from the shower.
I like the apartment & agree that I'd remove that wall tile. It's old & doesn't go well with the floors. I'd eventually change the cabinets, but they're definitely decent for awhile.
Hey Diva! You and I are usually on the same page… I think you could definitely just move in and get used to the place and then decide what you wanted to do. Kitchen is here a modular you just move out the old stuff and you can get really nice good quality, new stuff put in for not a whole lot of money. But I always feel like painting and any demo work like those horrific mismatched tiles in the bathroom should be done before moving in. Thanks for your comments like always! Brad

We used Duolingo. Oly finished the entire course. I have just 3 lessons left (I burned out last March). She is still using it 45 mins a day doing exercises. I also liked HelloTalk. It’s an app. It matches you with people that want to learn your language and you theirs. I have some very good friends now that we socialize with here in Italy that I met through the app.
About store brands. No idea of what they are like in Italy but here in Sweden they are at least as good as and often better than the big name brands. Better taste, better overall quality. And much cheaper. That store brand pasta that you dissed might actually be very good quality.
I didn’t diss it… I said the pasta store brand isn’t that great. But their other store brands are excellent. Gosh people are so sensitive. I don’t like Barilla either. There is a dozen great brands of dry pasta sold here in Tuscany that are more flavorful, better wheat and cut so that the sauces stick to them.
🤢 You could…. But one scratch on the painted tile and that brown comes out easy. Labor, especially in the small villages here isn’t that much. I think for less than €500 you can get that superfluous wall tile taken off, the wall re-textured and painted. Frankly, it’s a Renault job that most people could do themselves. But if you want paint painted tiles I am 100% for it! 💯

A good argument. However it didn’t have much there much like a neighborhood. Showing a bunch of houses wasn’t as interesting as showing where you would go for services and food and healthcare etc. But I’ll take it under advisement! 😅

That grocery store is rather expensive. I get bananas for $.49 a pound. Organic are $.69 per pound. I don't eat other fruit, so I don't know what they cost. Bananas should be eaten as green as possible for less sugar, but they are a good source of potassium. The pata prices look ok. I use Barilla exclusively, but I order spaghetti online in quantity. For some reason Sam's Club only has thin spaghetti. We like it when you bring the dogs. They always seem so happy go lucky. I hope you two have a great 2025!

Yeah it’s fine…. I guess everyone has different definition of what’s costly. Changing out some of the tiles in the bathroom would only be less than €500. If you just went back with paint, and I don’t like painting tile I think that’s horrific. The kitchen yes that would be much more expensive. Hard to tell from photos The exact condition they look OK in the photo but they’re probably old metal cabinets. And I’d probably want a nice double sink. And some more modern appliances. Kitchens here are modular, you just take out the old pieces and put in some new ones. Doesn’t have to be done, but I think it’s always nice to put your own stink on a place when you buy it.
Great to see San Vincenzo again. Worked in the area (Castagneto) many yrs ago, and we often drove down to San V to a fab bar on seafront (Zanzibar). Worth a visit in Summer. Also, regarding hospitals, you've also got a very modern one at Cecina, not too far away. Spent a painful week there, recovering from a fall off Donoratico tower which we were excavating. Cheers.

About store brands. No idea of what they are like in Italy but here in Sweden they are at least as good as and often better than the big name brands. Better taste, better overall quality. And much cheaper. That store brand pasta that you dissed might actually be very good quality.
I didn’t diss it… I said the pasta store brand isn’t that great. But their other store brands are excellent. Gosh people are so sensitive. I don’t like Barilla either. There is a dozen great brands of dry pasta sold here in Tuscany that are more flavorful, better wheat and cut so that the sauces stick to them.

You could…. But one scratch on the painted tile and that brown comes out easy. Labor, especially in the small villages here isn’t that much. I think for less than €500 you can get that superfluous wall tile taken off, the wall re-textured and painted. Frankly, it’s a Renault job that most people could do themselves. But if you want paint painted tiles I am 100% for it! 💯

I believe you sign up and you can shop with the scanner and when you go to check out you just pay. Like a faster way to shop... Maybe... I never use it.

Yes I think there were actually two kitchens. The listing mentioned a bunch of Cantina room rooms, but didn’t show. And it wasn’t very specific on what was where.

A good argument. However it didn’t have much there much like a neighborhood. Showing a bunch of houses wasn’t as interesting as showing where you would go for services and food and healthcare etc.

That grocery store is rather expensive.
I get bananas for $.49 a pound. Organic are $.69 per pound. I don't eat other fruit, so I don't know what they cost. Bananas should be eaten as green as possible for less sugar, but they are a good source of potassium.
The pata prices look ok.
I use Barilla exclusively, but I order spaghetti online in quantity. For some reason Sam's Club only has thin spaghetti.
We like it when you bring the dogs. They always seem so happy go lucky.

It was. I do both live and listing tours. On the listing tours, I find a neat property for sale and talk about it but do go in person to the town and try to give people an idea of what the town is really like.

No. This is in a prosperous area of Italy. The 7% scheme is to get people to move where there is no work, and limited resources. It is a way to get more income and tax dollars flowing in.

No. It’s in Tuscany. Those tax schemes are for downtrodden areas mostly in the South.

Not sure. Probably didn’t mention it. It’s 90 mins south of Pisa. 2 hours north of Rome.

You have to be in Italy on a visa to apply for the pro promesso di soggiorno. You have to be in the United States to apply for your elective residency visa. There’s lots of good information on the web. Make sure you get it all sorted out.

This is a beautiful house with a lot of potential though it needs to be modernized. I was inMassa which is a pretty little town. I would jump on this property if it had a little garden/ outdoor space which is a MUST for me. Thank you for being my feet on the ground. I am determined to move to Europe and Italy is number1 on my list.

Yeah it’s fine…. I guess everyone has different definition of what’s costly. Changing out some of the tiles in the bathroom would only be less than €500. If you just went back with paint, and I don’t like painting tile I think that’s horrific. The kitchen yes that would be much more expensive. Hard to tell from photos The exact condition they look OK in the photo but they’re probably old metal cabinets. And I’d probably want a nice double sink. And some more modern appliances. Kitchens here are modular, you just take out the old pieces and put in some new ones. Doesn’t have to be done, but I think it’s always nice to put your own stink on a place when you buy it.

Some. But we’ve been here for 18 months now so it’s come a long way. She hits Duolingo EVERYDAY. I think her streak is like 750 days now..! 💪🏼🇮🇹

Great to see San Vincenzo again. Worked in the area (Castagneto) many yrs ago, and we often drove down to San V to a fab bar on seafront (Zanzibar). Worth a visit in Summer. Also, regarding hospitals, you've also got a very modern one at Cecina, not too far away. Spent a painful week there, recovering from a fall off Donoratico tower which we were excavating. Cheers.
