This place sets my imagination on fire! I was wondering if there is enough room in the kitchen that is close to the master, to make a half bath for guests AND put up a wall for a Master bath to service the main bedroom. That Master bedroom is SO large, a wardrobe in there if no closet.

It is a little closet like thing that has extra kitchen utensils. It would go day one if I bought that place...
This Austinite (Pflugerville) couple are coming to Italy, but before we sell our house here we are going to buy (don't want to rent) a 2 bed 1 bath apartment for under 100k. near a railway station. Once the house is sold we will buy bigger. If by chance you come across anything let me know! So far have found potential places north of Lucca and in Umbria but I am concerned about regional trains. I would like to be on a main line if possible so we can come straight down from Florence or Milan on faster trains

The older, slower trains are a delight. You get to see the countryside, and invariably meet the most interesting people in 2nd class. The fast trains go between big h7bs like Firenze, Roma, and Milano. Utterly boring.

Thanks for discussing the cost - very helpful!. In another video you recommended renting first. I like that idea, however, I'm hearing about the large increase of people looking to buy in Italy. I don't want to wait too long and miss the window of opportunity for good pricing.
Italy has a ton of vacant properties. It has a low birth rate and an aging population. Hate to say it, but there’s constantly more stuff coming on the market. I doubt the needle will move too much, something to keep in mind because you probably won’t get a big equity jump if you buy here.

I enjoy the commentary and hearing your ideas about how you would change things up. I also like when you include your ideas about changes you'd make or how much it would cost to update the property. What happened to your idea of showing the floor plan as you were touring the property? I thought that was pretty cool idea too, but if I had to choose, I prefer you showing the cost of tile, water heaters, toilets, etc. Places can be so different in real life vs. photos, so your videos and narration help to paint a better picture of what it's really like in person. Thanks for what you do!
The floor plan was good in theory but it was a LOT of work to make those. And to track around it in the video.

You mentioned the reality of the exteriors of the buildings but you don't say a lot about who owns the building or at least manages its upkeep? Are there superers? Outside managers? Are they co-ops? What form of ownership is it in most of Italy? Thanks Brad, you packed a lot of good info into this video.
Usually the building is maintained by the owners collectively. Like a condo or coop.

That is an amazing place for that price. So, all in, other fees in order to buy that what is the actual total cost?
Probably add 20% for notary, agent and taxes but there are a lot of variables like residency status etc.

Thanks Brad, that place is great. Especially because it is all on one level. Here's a dumb question: when folks talk about Apartments and Townhomes in Italy is there extra costs related to the shared building like an HOA in the U.S.? Who covers the roof is it a collective? I imagine it is unique to individual properties but I never hear about that piece?
So it is like an HOA or Condo set up. Say a roof need a repair, it’s paid by all based on Sq footage owned by each person.
@bradsworld what would the cost to make the new bathroom?
If you had to do new wastewater pipes and build it from scratch and what the little kitchen is now I personally think it’ll be between five to €8000 to be safe. Refreshing an existing bathroom can be done for €2500 including tile and all new fixtures.

I’m wondering what property tax would look like for that home?
If it’s your primary residence it’s zero IMU. If it’s a second home or investment property, I’m guessing it would be under €500 a year for sure. Property values on the books here are very low.
I kind of wanna move to Italy and never see anybody that I know here again.
Just don’t invite the goofs and enjoy the true friends that do come.
@@BradsWorld good advice but most have had double knee replacements and they just could not get around in Italy. But I would visit them and simply make friends in Italy not so difficult if you simply relax

It is in a small town for sure, but really I try to show all the goings on around the area. Just near by is all manner of everything. Really minutes away.
We like getting down there because now we know the great local places, even one for sushi! And you will get to know people, just be friendly and study your Italian.

You cannot replace a kitchen with a bathroom. The sewage is completely different.
You can make a bathroom from scratch. You can switch things up. Water is there already, things can re-piped. We take buildings that are abandoned for 80 years around here and turn them into million dollar homes (I’m referring to Montepulciano where I live). You can do anything with time and money (and a good contractor!).
Truthfully I'd buy it today but my wife wants to live in Greece............... which is great but you can't get this kind of place in Greece for 3x the $.......... I'll keep working on her............. 😇

looks like, the kitchen was originally in that brick room. Needs to be moved back, redone, it was probably two separate properties, combined, and they built a new kitchen in alcove style, that was popular, but seems misplaced

Why not buy an apartment in Trieste at 1000eur per 1m2 instead? A town of fashion. Doctors. Civilization. Northern Italy, in the center of Europe. No headaches, no questions is there a bus or not.

Couldn’t disagree more about tearing out the perfectly good old fixtures in the bathroom, to be replaced with modern, less-than-prime, generic crapola. I’d change the tiles on floor and walls and keep the rest.
The tired old fixtures need to go and replace with proper restored antiques.

Yeah I hear you, not my favorite visually... But on a still night when there is no AC and it is 34C in the room without a breeze, I wouldn't want to be without one. I like the constant whole room air movement of a seiling fan over the direct blow on you in one spot of a floor fan...
