    Good Point Brad about deciding where to live. Not only do they deem where you live to get the 7% it's only for 10 years then you are back on regular taxes. It gets very expensive and it's complicated. You are taxed on different income differently. I advise people take multiple trips and consult a great lawyer, relocation person as well as a Italian tax person. Having these people in your corner is invaluable. Brad your information and honest conversations is so very good. I always learn something. IT helps even me think differently and reminds me about the reality. I find so many people moving abroad or thinking about it, like you said, we have to think about LIVING, you are not on holiday anymore, hospitals, convenience, what do you want in your town, where do you want to live It's easy to buy a house in italy but not as easy to sell. Thanx again for all of your effort. I know how much time you spend on all of these videos and editing not to mention traveling....See you all in the spring.       My wine guy at my favorite spot here in Montepulciano pulled me aside a month after we got here and told me, "You aren't on vacation anymore my friend... You can't drink like this everyday, you won't last five years!" 🤣🤣🤣
      It was a valid point. Living here is very different that being here on vacation and going nuts for a few weeks.

    What a wonderful intro...interesting and educational history, delightful visuals, informational captions and wonderful music. Makes me remember what it feels like to drive in Toscana. Fun wine bottle tree. Can one imagine a home made now that would stand up as well as a 300 year old European home? That interesting ceiling light reminded me of Mercury/Hermes' helmet. Small fridge mo' bettuh! Buy food fresh every day! Oh, well, the stairs up are too much for me given the times this body has travelled on this planet around Sol. The attic is a perfect place to lie down shrouded in sheets to imagine what it would be like to be a former lover of Miriam Blaylock from The Hunger. Mille grazie for another adventure in Italia. Am looking forward to your telling of the challenges of buying property there in Italia. USA in the company of Eritrea and Myanmar in terms of Expatriation tax...wonderful...not. And yet small percentages of the wealth of the 400 wealthiest Americans could wipe out poverty globally...and they'd still be billionaires ... aigu ... oy vey ... mamma mia ... I will need many more of your videos to get me through the next four years

      I wish I had been there on a bright sunny day, it makes such a difference. I think the fog lifted just after I left. It was a nice apartment that could use a few thousand euros in upgrades.

      Yeah... I forget to show the bathroom when all was said and done... 🤣🤣. I sometimes mention the direction, but there are really sooooooo many things I could include in the video that it becomes overwhelming and cumbersome.
      I prefer to let things free flow and if people are super interested they can ask the agent. But I doubt whether the living room faces NW or SSW is going to be the deciding factor of whether they reach out.
      I'll make a mental note here and try to at least say which direction one room is facing especially when it is a special view. That kitchen faced almost due south by the way!! 🤓

    One feature I would love to see you highlight is the number and placement of electrical outlets. I hate it when there’s only one outlet in a room, or they are placed halfway up to the ceiling!

    Another great find at commendable prices, Brad. - I also have a question, i note your locations are on mainland Italy. What is your opinion of, and the pricing situation in, the islands of Sardinia and Sicily? Would you even consider the islands as a location to purchase property and live? And would the same criterion apply of buying a property to live in, not as an appreciating asset or investment? Gracie!

      I like both places, but wouldn't live in either. Sicily is great in summer, but not year round. Sardinia is so pretty but I don't like having to take a plane to get anywhere (yes there is a ferry but it takes a long time and a big hassle to get to it.)
      Here in Tuscany I can be in Rome in 2 hours by train and Switzerland or france or Austria in 6 hours by car.

    Do you have worry about the dampness on the walls like near the kitchen window? We know you can paint but is there a stone issue that needs to be addressed from the outside when you see this on the inside? I see it in so many listings and I’m curious how they truly pin/seal the stones -does it require full re-stucco on the outside?

      We use these little special inexpensive drawing boxes in our farm house during the winter months because it's all closed up and it's generally pretty damp here with low dewpoints. But it's not a serious problem.

      Yeah... It was a lot of stairs. part of the living to 85 I am afraid.
      We have a woman here in Montepulciano that is 95 and she is walking up the old town everyday. I mean that is a climb! She does it slow but she gets it done everyday!

    I've done my tax math. Long and short. 7% on gross in Italy could be more than x% on net in USA.
    With USA passive rental income, SSA & IRA distributions, total taxes if I'm in a 7% area, will be a little more (7% of the gross is more than 12.5% if the net). So, no tax savings but not enough more to say no to Italy.
    Costs of tax prep go up too.
    Once the 7% rate goes away, my blended rate in Italy would be about 40%. And because Italy does not give me all the tax breaks on rental properties USA does, all the cash from the rentals goes to pay Italian taxes. So why have the rental income at all? Yes, most of the taxes paid in Italy will be credited in USA but, the IRS does not issue refund checks for taxes paid to Italy. The credits can be applied to a prior year or to future year tax obligations in USA, up to 10 years I think. So in other words, worthless. Probably.
    In effect then, in our case, moving to 7% Italy AND KEEPING OUR RENTALS means more but worth it taxes for the 1st ten years and a lot, lot, more tax after ten years on a status quo basis.
    Will we do it? Probably, for the heath care. But we may have to move back for 2 years to sell the rentals that way we only have to pay the Italian wealth tax on the cash as opposed to wealth tax and the 43% tax on rental income.

    I’ve seen that same weird bathroom layout in another Italian property. Very narrow room. Sink, tub shower combo, toilet, bidet; in that order all on the same side. That tub/shower in the middle is weird. As I said, the room is narrow, so walking past the tub to the toilet is a really narrow space. So this layout is common?

      I think its because at some point the had carved out the bathroom, probably from the kitchen area. Maybe. I could be wrong, but why make it so skinny on purpose.

      Furniture can't be rented for sure. What owner would want to mess with that?

      Yes, but there are emergency clinics and EMT's stationed in town. Can't have major hospitals everywhere. I however have one 6 mins from my house... Came in handy when wifey needed an ER after food poisoning. In 10 minutes she was in with the doctor it was that fast when we got there. Through her right on the gurney and wheeled her back.

    This place needs a bit of TLC even at this price. With no elevator and as we are aging, no thank you. There is a reason why you left out the bathroom. What bathroom as you have to be pretty thin as the walls feel like they would close in on you. This may be Tuscany but no thank you.
