I have a sustain pedal and for example, when I split my 4-octave midi keyboard as 2. I want to use two parts with same VST, just the left side would have default continuous sustain (to play chords), and the right side would not have any sustain attitude. How can i do this?

I don't have the mk3 myself, but it's similar to the mk2 I believe. There's plenty of good tutorials about it so I suggest you try finding some!
Do you have to perform with a click track if you’re playing by grid?
Unfortunately yes. However there's some ways to play without:
1. If your guide track has enough elements for you to stay in time
2. You're playing with a band, and your drummer has a click track
