Honestly when it comes to having another closed off room or a spare open hang out space, always go for the closed off room. A spare bedroom, a craft room, an office.... or if you have Kids, you know how LOUD they are in their little hang out spaces with video games and rough housing... So being able to close that off and have some muted noise instead is a big plus. Looks great, but I think the total reno was a bit much, new floors and fresh paint would have cost a Ton less, keep the cabinets that were there, just add some fresh paint and some hardware. New countertops understandable, but I don't think ripping out the old cabinets made financial sense, they were in good shape. Just clean and paint, save a ton. Could have been 50k profit instead of 15k.
I love the wallpaper in the laundry room, and also the stripey en suite shower. I wish the kitchen felt a bit bigger.The overall impression is of a massive space with modest-sized rooms.
It is always strange to me that you make these huge showers but with only one showerhead and (often) no bench or seating space. Anyone who has taken a shower in one like that knows that the large space is useless without double showerheads because the far end is just cold and the water doesn't reach. So it's wasted space and just annoying. If you want a huge shower (that a couple could use simultaneously, for instance) you have to put in two showerheads.
I don’t know if i hate or love the shower tile. Personally i think y’all could’ve gotten the same look for 6 thousand dollars cheaper in the kitchen if you painted the cabinets. Other than that y’all did a great job. Love your videos btw
Restore has become so fussy lately. They refused a window because I left the shade on it. I said give me a screw driver I'll take it off. They said no. The window was in perfect working condition.
I think that the 'walk in' closet door in the primary room should have been switched to open the other way. It would be frustrating to always be dodging the primary entrance door and the closet door. It bugged me to even watch that part with both doors almost colliding. Since you were changing out the door it could have been an easy fix. It does good great otherwise👍
This is definitely one that could've been purchased by a family looking for a forever home at a more affordable price than by a flipper looking to turn a quick profit. The profit for this one is actually pretty low all things considered.
Hylian Dreamer, then a family in need of a home should be more proactive in buying these houses before a flipper does. Do you think the seller cares who buys the house? Are people in business to make a profit supposed to announce to their audience that they found a house for sale and if anyone wants to buy it before they do, then they better get on it? Your comment is very unrealistic.
I agree. The problem is a lot of house flippers have friends and family who are real estate agents and get the information before the public does. My son is looking for a house and he is having that problem.

The house has already been reduced to $699k from $710k as well, so the profits are even less than the meager amount listed here. Worth it? Probably not.
Please be mindful that each one of your projects is someone's childhood home. I don't think bashing one family at a time, about the way they lived, will lead to a successful channel.
The family who lived there didn't build the house, so they're not bashing them. Simply pointing out that they must've been dog lovers because of the smell is also not bashing them.
As a fan, this was a miss for me🤷🏽♀️ Only the floors needed a flip, everything else was unnecessary. I don’t like feeling like you’re taking affordable homes away that were ready for people to move into. I like when you fix up an old home that isn’t ready for people and needed to be updated to a more functional and comfortable place.
A soaking tub in the primary would be nice.
The wallpaper is something I would take down if I moved in other then that I love how nice it all came out ❤
