    Most of the time, listings expire because they’re overpriced. No use bothering with expired listings when there’s more inventory than ever before on/offmarket.

      Agreed that a lot of the time they are over priced - but not always. And even the ones that are, can you say for certain its the sellers fault its over priced? Perhaps they had a bad agent who gave them that price and they blindly trusted the agent? I have a few listings that have sold recently where the seller dropped the price $25k - $75k once they had an agent actually explain the real pricing to them. I've had one expired listing who easily re-listed with me at $100k less once they actually understood the true pricing of the property. So "over priced" does not always mean unrealistic seller. It often times means they just had a bad agent. My most recent closing was an expired who their finished SQFT was off by ~1,000. She was priced at $450k for 93 days and did not sell. We relisted at $450k with the correct SQFT and better pictures and sold in 8 days. I'd be cautious if I were you of writing off expireds that simply. Up to you, of course.
