I am in a similar situation. We sold the existing house and are investing in the retirement corpus. From a 2400 Sq ft freehold house, we are moving into a 1000 sq ft flat in another city/state. Maintaining a home in another city as we age is difficult. My financial mentor taught me that after 52, it is time for consolidation, not for spreading our financial assets. I followed that. Made a lot of effort and became loan-free before 50. Downsized my household items by 30%. In addition, we have just enough, but it is sufficient to meet our needs.

Retirement ke baad naya villa leke kya kerna hai. Aadhi se jyada zindagi to nikal chuki hi. Ab to life ko enjoy karna chahiye.
Its a reward for their own hardwork....also retirement age is not retiring from all activities in life..!! Now their kid has more options if he intend to comeback...it would be preferable for him to keep a newer villa compared to an older villa !!

i think the idea is simple, they might have dreamt of it someday and that day is now, also its a freehold property with garden where they can grow daily food , borewell for fresh water and maybe solar for electricity , a small portion can be rented or an AirBnB usage , a outhouse for a helper etc so the cost of living will be minimal , seems its a good plan to me

I would suggest selling old house at the time of buying new villa so that loan requirement will be less as loan interest liability is sure where as post tax returns on mutual fund investment is not sure.

Ms. Uma should opt for rental accommodation at Kerala after retirement as per her requirement as apparently she or her family has no specific emotional attachment with Kerala and she is not willing to leave her existing home even after her retirement. Further, as the purpose of shifting after retirement is specifically not known, it will not be a wise decision to own a fresh immovable property specifically after retirement.

i dont think any bank will give a loan for 30 years , we took a loan 2 years ago and got a loan for 12 year only as me (loan holder) will retire at 60 but bank gave extra 2 years as i am Govt official . So the biggest assumption doesnt works here, she( in the video) may get loan only for 8 years but i maybe wrong as there are lot of numbers here 🙂. They should be able to manage the Vizg property (known people and frequent visit should help)

Mam, meri age 46 years hai. Maine abhi abhi Himr Loan khatam kiya...usase muje 25000 per month rent milta hai...aur abhi mere pas saving corpus 50 lacs hai..aur PPf main 22 lacs. Ab muje retirement ke liye kya karna chahiye ?
Rent ko Equity MF mei daal do, SIP ke zariye. 11 saal baad, yaani retirement se 3 saal pehle se dheere dheere nikaalne lagna isme se paisa or kisi secure jagah rakh lena. Agr rent same bhi rakha agle 11 saal to 66 lakhs jud jaaengey (25k SIP for 11 years @12%) and agr har saal 7% se rent badhaya to 87 lakhs tak jud jaaengey.

One point has to be considered that the home loan can be sanctioned for not beyond age of 70 years
it will be better not to buy the villa and keep the fund in a liquid debts or mutual funds as we don't know in the old age when we will need the funds and how long are we going to live and its better to be independent after retirement and be seif sufficient instead we should have some fund kept aside for the childern also as emergency as they take a lots of risk and their jobs are also not secured specially if they are out of India

Mere paas 45L ka corpus hai jisse mai regular income chahta hu, corpus v grow hona chahiyea in long term minimum 10 years, monthly requirement is 20K, risk v kam hona chahiyea mam,kindly give best option
Just put the amount in midcap fund like Nippon india growth fund. Do swp 6% yearly for 45L and your corpus will be grown on time with compounding and this is the safest method
1.there is liquidity issue
2. If you want you can take loan also by pledging mutual funds unit
3 easy to exit
4 easy to sell
5 don't buy home or apartment because house will be doubled every 10 years but if we see in Cagr it should be 7% like inflation.if tenent stay your rental yield like 2 to 3%
Finally choose the asset class which have these parameter like liquidity easy to exit easy to sell take a loan anytime and growth your asset.
