Well I must be honest. My first thought was that the initial announcement of their arrival was made to artificially increase housing prices based on the proposed value that Apple would bring to the area. Now that they are pausing, will this stall or even deflate housing prices in the RTP? Maybe.
We will see. A lot of what was pushing prices was investors. That side of the market has already slowed down dramatically over the past 18 months due to interest rates. Still people moving here every day.
Apple coming is good for NC for sure. People are still coming in because it’s cheaper than other metropolitan areas. But high home prices doesn’t really make sense to me in terms of the city has no much to offer. For example, there literally no Michelin restaurants or guide at all for the entire state😅
Also, the Amazon headquarters tower two has been paused in Nashville as well. A lot of stuff in Austin Texas has been paused or suspended indefinitely or moving to other cities so it sounds like a nation wide thing
A lot of tech workers work from home and don't want to move. And a lot of the support functions going offshore, why build a campus. Who would work there?

I saw what happened to Austin as I lived there for several years from 2017 to 2022 and trust me when I say RDU will be just fine without Apple for as long as it can. they've done a good job of having a diverse economy and that's important. once tech becomes too big of the pie problems creep up with affordability and a host of issues that follow. please see.. Seattle, San Francisco, and Austin.
I dont know why anyone would choose now as a good time for massive capitol projects. I say that as someone whose job depends on a nation wide federal infrastructure project. Our projects are coming in double our inflated estimates. Very sad for tax payers.. I do my best to remove excess where I can.
Since over 600 are already employed there at Apple, which is nothing to sneeze at, I was wondering, does the Raleigh area offer any financial incentives or in the way of assistance to purchase homes there? Or do they need to?
Raleigh Durham (RTP) is core areas and companies love to be here. There lot of challenges in California for new buildings where as Raleigh is more welcoming. No matter what real estate around Raleigh is still hot

I think it's a misstatement to say that Apple is pausing coming to the area. They are already here, and they are already hiring. They have 20% of their commitment already hired. Companies across the world are reevaluating their RE strategies as hybrid work and working from home has proven that it works for many. If I were Apple, I too would be pausing to think about what they want to build, because it's certainly going to be different from what they presumed when they made their announcement that they were coming to the area.

I also see tons of houses on the market and tons of price cuts all over the Raleigh area…everyday I get notified from Redfin and Zillow that there was a price drop which is good in my book. I hope it continues! Give the rest of the folk a fighting chance❤.
There are a lot of homes priced way above market value. That’s why you’re seeing so many price reductions. Days on market this year is half what is was last year. Very frustrating for buyers
Has nothing to do with Apple. COVID initiated the moving boom to Raleigh when people realized they could work from home and live practically anywhere. Some benefits for people: Raleigh is cheap compared to New York or California. Weather is great, hot in summer but not boiling like in Florida and mild winters with no snow. Amenities within the city has pretty much everything you could ask for, museums, great parks, libraries, restaurants, reputable hospitals and universities. A really family oriented city in general, so would you rather be working to death trying to pay all the expensive bills and taxes or actually have a breather and enjoy time with the family knowing you have a smaller mortgage payment on a house larger than what you could afford in Cali?
