      Do any of the houses that you sell have Japanese style bathtubs; or cast iron bathtubs; or other exotic large bathtubs that have heating elements under the bottom?
      Do any of the toilets have built in wash-lets in them?
      Do any of the kitchens have built in the wall refrigerators ?
      These features are what expensive homes have inside them!

      @@YoniNadi "Expensive" is getting to be a very relative term with the crazy price increases in America's housing market! For around $1mil in the Boise area, you may find homes with toilets with wash-lets, and kitchens with built in wall refrigerators, possibly bathtubs upgraded beyond a stand-alone tub. But many of the very custom features in the Boise market will be in homes that are above $1.5 million. It sounds like if you wanted to spend $ in your home, you would put it into a seriously awesome bathroom! If I wanted to spend more money on a home, I would put it into land... so you see, there are many ways to interpret what "should" be in an "expensive" home. I have had clients looking in the above million dollar range who love built in fridges, and others who hate them due to the cost to replace or repair. The biggest factor that determines "expensive" pricing is not features in the home, but location and lot. This particular home I made a video about is in one of the most sought after neighborhoods in Boise/Eagle and it has a premium lot that backs to the creek. There is also a very very long wait list to build in Dry Creek Ranch, with totally unknown build times and final costs..so that drives up the prices of the existing homes. Thanks for your comments!

    We took a drive thru Dry Creek Ranch last week. Truly lovely, large lots and quality building.

    Seriously! LoL.... Over one million dollars for a track home! It's Idaho, not So Cal. People in Idaho get paid way less the Californians. I feel bad for Idaho natives. People listen! Banks can now start their foreclosure process as of July 31st. Foreclosure forbearance is ending September 30th, the marked is topped out, due to high prices. The inflation has caused a slowdown in home sales. Buyers, have some patience, and wait. Places like Idaho will be affected because their cost of living is way less. The Federal Government is pumping 4.3 billion into the US economy monthly, which will end soon. Don't over pay for these cookie cutter homes with almost no land. I've seen these homes, and they're not worth the asking price.

      Thanks for watching! The home prices in Boise, and all across the US, are rising due to massive lack of supply and higher demand. So while our markets are certainly unbalanced and there will be ramifications, it doesn't appear that it will be in the form of housing prices crashing down. In when the "bubble burst" last time, the Boise are had over 5000 homes in our inventory. Right now, there are about 250. Also, lenders were giving anyone a loan. Now, they are very strict with borrowers. With builders across the US having to slow down and halt building in some cases due to not being able to get supplies in, the low inventory will continue for some time.
