      The block is manufactured dumb it down, marketing pathetic crap for the masses.
      As is 95 percent TV, radio and print media. This guy does not need a TV show as it will be commoditised with in an inch of its life. As has happened with so many other things in life that were once enjoyable, until the gutter industry of advertising was involved.

      @@MickyRat430 inspectors have to inspect 10 of every sparkies work with a fine tooth comb each year, if they are perfect then the inspector knows to trust that sparky as there is not many inspectors to inspect every installation to the highest degree. Those that have defects or issues with the work will have EVERY job inspected because they can't be trusted.

      2 weeks here, found non compliant weather proofing in sisters bathroom. was getting into wooden doorframe and was swelling. Tile was cut around door frame too!

    I almost bought one of these in Craigieburn recently for our first home, dodged a bullet. Glad we ended up buying a 10 year old standalone unit, still found some minor defects but nothing serious.
    Thanks for your work mate, it really helps people to know what to expect and how to protect themselves when they go to buy.

    theres a reason why volume builders hate balconies, if youre a new home owner, dont bother having one cause most trades DO NOT know how to build them properly, I work with several builders and even if we provide more all the details on how to waterproof them properly, they always just make up things up out on site...

    Seriously we need politicians to get a hold of this, how have none of the mainstream media not watched these videos and be horrified with the quality of buildings these days, i managed to get out of my offplan contract in sydney after the builder changed my floorplan buy from a one bedroom with a study to one bedroom, i got out of it because my overall floor size decreased more than the allowed limit (i believe it was 5%), had to measure my storage and car spot. Watching these clips make me wonder what else was wrong with the building and how many other dogies they pulled.

    However I am not suprised off when you go to a relatives or friends house you say "I smell non-compliant works around here", then get out your torch and start looking around the house for defects lol.
    But I am glad there is a person around like you who can hopefully make apprentices take not of how not to stuff up hopefully

    The previous inspector was concerned about cosmetic issues.
    What I want to know is; are any of the inspectors/builders getting done for fraud? Because the bank is handing out money in stages upon the recommendation of the two groups above. If the work is non-compliant, then someone is getting their pants pulled down, and it's the owner and the bank.

    I also have OCD. I applaud your passion for holding people to account for failing to meet the standards. It would be a blessing to have everyone in the industry as passionate as yourself. It is mind boggling how many silly property designs there are. Weird designs commonly have weird, non compliant solutions to simple problems 😂

      eh, usually the design and engineering is good.. mr inspector here often references them. It's the trades people doing the actual building.. if only they'd all learn the 2-3 pages of the standards that apply to their trade.. and, also, stop modifying standard components from the retailers. Just buy the stuff, fit it properly and easy done

    You’re correct about the overflow device having to discharge to atmosphere. AS/NZS 3500.3:2021 Clause 3.7.7.1
    Interesting NOTE attached to that clause. It stipulates “In New Zealand, overflow outlets should be located to give an early, conspicuous warning to the building occupier that maintenance is required.”
    The implication I get from this is that in Australia, we can put the overflow outlet in a location unlikely to be noticed by the building occupier.
    For example over a stormwater finishing collar at ground level with at least 300mm air gap (air gap measurement was pulled out my ass).
    Anyhow, I can’t imagine the high capacity overflow to atmosphere expectation is that the water is required to overflow 2 storeys off the edge of a building like sumps and rainheads do.
    I do find it funny how there’s no clause attached to overflows in regards to not causing a nuisance when in use. It does hint that they want it to be aggravating to the building occupier haha 😂.

    From experience most "building inspectors" are as useless as an ash tray on a motor bike, their not educated or have a trade, they just read standards and building codes without knowing how to implement them, they do the job for the money. But regardless of how good you are no inspector will write a report without putting some kind of "defect" on it . I also find it hard to swallow that in my state you don't need to be licensed to be a building inspector, but you need a license to be a house painter.

    I've watched a few of your videos and even so, when you fist showed the slididng windows my first reaction was "No markings for safety glass" - only after a few vidoes, even i'm conditioned to see the simple things and i'm a bloody greaphic designer, no where near your calibre of knowledge - you're doing great work bro!!

    Let's hear it for high price, low quality Australian workmanship! How about some effective regulation Government????? It's not like these properties are being purchased cheap. Someone's making a butt ton of money / rates and the poor consumer, yet again, gets reamed. And these aren't even high rises, and we know what the quality of those shoe boxes is in Australia!

      Yes, for only $800,000 you can get one of these sh%&holes, and spend the rest of your life paying it off (and driving for hours to work) and for most of the morning and evening you can hear/watch your neighbours cars driving past your front door, and if you want to walk to the park (no dogs here as no yards) then you better hope you don't get run over. There are about 20 units there - so 20 cars going in and out that narrow drive every time anyone wants to go any where. I think they might need to employ a permanent person to direct traffic.

    Correct me if i am wrong, eventhough there isn't an overflow pipe on the facade, that's just a different type of overflow system- an overt overflow, designed to carry excess water to ground level. to prevent unsightly water stains on the facade. So, it's not a case of non-compliance.

    You said the balcony tiles are hard up to the render & not recommended because of movement. How so? If the tiles are not fixed to the ground & are sitting on pedestals that are not fixed to the ground either. You can literally kick a pod paver tile with your foot & it will move.

    serious question: how much of this is due to poor design on the part of the architects and engineers where it's just too hard/impractical to implement on the jobsite? Or is there a complete lack of literacy on the builder/installer to implement those plans/designs?

    We built a home with Simmonds (been around for a LONG time). Our garage has a leak and mold due to a poor colourbond roof moulding / silicone job. 3 years old. Builder has a lifetime structural warranty so all good, but most homes in Sydney have defects and were lucky this is the only one on our home 🏡

    Im little confused the sump underneath pedestal system seems box gutter as part of roof as you said then why they did waterproofing over the colour bonds? no need waterproofing over the gutter I guess? waterproofing required only on the floor substrate not the colour bond box gutter. if it required, the whole roof as well need to be waterproofing? I think waterproofing has nothing to do with the colour bond. they just did waterproofing over it but no problems even if it comes off or not.

      No they won’t. Seen plenty of units closer to colourbond fences etc with no issues and a lot more heat generated from the colour bond fences and units in direct sunlight all day. They have plenty of ventilation around them. Mines in a tighter spot then those units, first split lasted just over 18 years. The second one been in for 5 now with 40c plus days here in Sydney.

      ⁠​⁠@@tiller_gorilla7220I don’t know the specs obviously on those actual units but based on the installing specs required on most single outdoor units, going by the pic, I’d say it will have more than the required specs around the unit. I agree with you if the units are not mounted as per required spec installation then yes warranty could be voided or if there is an issue with them overheating. You would obviously know the general specs for mounting. Generally the minimum is around 300mm from the discharge. Obviously any other walls, etc come into play

    I’d be really curious what happens in these cases. I’m sure the builder will fight tooth and nail to not have to fix the issues they created.
    Say they have to fix it, how about all the neighbours, how about all the other projects they are working on.
    Seems like nothing Will change until the gov forces inspectors to do a proper job getting builders to fix tire issues.

    Looking at the units over the road... air conditioning not discharging to the roof... pipes with 90 degree angles into suspect non compliant rain heads...
    A silly question for you: Marble sheen roofing tiles... with the appropriate amount of oxide in them... What are your thoughts on them? And, how do you think using 6 mm thick steel SHS / RHS would go for a roof installation, when done as trusses?

      Too heavy for roofing. The structure to support that static load would be astronomical in size and dollars.

    Really not liking this whole foam wall business. Maybe its just me but I feel like that is a bit on the cheap side and would do very little to prevent a criminal cutting their way into a house from wherever they feel like.     Its amazing how bad building quality is nowadays. I live in a 30+ year old redbrick house at it is still in better condition today than anything I have seen built in the last decade.

    What are the consequences of the handover inspections?
    Like if I bought a place, and had this bloke come and inspect it and he inevitably finds 50 things wrong - what happens then? Is it stiff tits to thr buyer, and they've gotta fix it out of pocket? Does the builder have an obligation to fix it as its not up to code? I'd love to have some clarity on this.

      Builders problem, they have to have it rectified. So within their own business that might mean firing contractors that can't do the work right etc. For the buyer it means delays. For the builder delays eat into the margin. That's why they go out of their way to get building inspectors that'll just pass everything

      Stay away from cheap inspections. They find nothing and some of them get work via the builder either direct or thru referral.

    Apart from the terrible build quality, I am appalled at how passive cooling and sustainability are never considered when designing these Legoland developments. Black roofs, no eaves, and zero room for vegetation, with air conditioners the only option to cool these homes.

    Why are so many new homes built with that foam stuff? I've seen a few videos where ants start eating the foam under the render. That would be horrible!!
    My old home was at least built with hebel concrete, but i wouldn't have guessed foam was an option lol.

    Can you please explicitly state the builders and subcontractors to avoid? Like, a full-on, no punches pulled video exposing these terrible people and their dodgy practices.

      Not worth his hassle of law suits and probably death threats. I don’t think UA-cam or the like allow you to post up details for fear of law suits anyway
