      @@LexVance i did on call for the air force housing before. You'd be amazed how many grown men in the military cant reset a smoke detector, change a battery, unclog a toilet or sink, etcetera... its embarrassing

    Great videos Lance. After 60 days on call with no lead on staff( he quit outta nowhere) and after 2 years in the apt maintenance trade. I quit and went into maintenance as a contractor and haven’t looked back. Doubled my Money make my own schedule and don’t have to do the stuff I don’t want to do. Be safe out there.

    Im a maintenance supervisor and on call 24/7 365. I only have 72 units at my property and i live 15 mins away. We get 1 hour of (drive time) per call plus however long it takes to fix the problem. My company has 2 other properties within a hour and a half away and for vacation or time off, we all help each other out. I still get the call and will try to talk the resident through fixing it b4 i send the call to other guy

    Love the videos Lex! At the property I'm currently over, I am on call 24/7, but we only have 72 units, so it's not too terrible. I still hate hearing that maintence phone ring though!!

    I recently got put into the role of a floating maintenance tech and there is no on call as a floating tech. I've been doing apartment maintenance for 9 years and this is the first time I feel like I really enjoy my job. It's like a huge burden has been lifted off me and I can just enjoy the actual work and fixing things.

    So true. Being on call is definitely the worst thing about being in the apartment maintenance industry. I've been doing this for 11 years now and have been on call every other week for all of them. It takes over your life and makes it very stressful because you never know when you will get the call.

    I’m on call 24/7 and have 200 units, I get at least 3 to 10 calls every week, mostly on the weekends. We’re supposed to have 3 maintenance Technicians at all times but they all quit, total of 11 within a year. I just wish I had one more guys to help me out and stay

      @@LexVance I like to try to fix things myself, if I can!!! I watched "How To Fix A Loose Tub Spout". I am a she, always wanting to learn stuff, by the way. I just had plumbing repiped and the goobs left the tub spout and shower spout a little wiggly. I had to fire them for numerous reasons.

    I’ve been on call every other week for the past year and a half and it sucks. I started applying for jobs and found a hvac job that has no on call. I got tired of having to get up in the middle of the night to unclog someone’s toilet or something dumb like that.

    The property I do oncalls at only do on call once a night per maintenance unless you fall on a friday you have all weekend till monday. It feels nice. But we get paid 75 per hr while on-call

    Hey Skid, it’s been 25 days since my last day off. Tomorrow’s move in day. Turn 2021 has been a Beast. My first day off will most likely be next Saturday, August 28th. I’ll try to post a video of the 800+ ppl moving in in 1 day. We have 350 units, 1300 bed spaces. . We’ll be at 100% capacity for the first time ever. Last year we were at about 85%. We’re making bets on how many work orders we’ll have. My number is 675 (last year was over 500)
    Don’t you miss those student housing days…
    Lates…!!!

    Lowering OnCall stress depends on what the techs are stressed about. Where I am at, a major stress inducer was the amount of techs OnCall. A larger pool means more time in between, but usually a more hectic week.

    You should get into single family maintenance, much more challenging and you get company vehicles and tools

      That's what I thought so I went to work with single family housing property management that has 1500 plus houses spread around 4 counties and on call rotation is once every 5 weeks but when the calls stared coming in sometimes 2 or 3 in a span of 10 mins and they are 30 to 40 miles from each other, you will be going back to apartment with your tail between your legs!

    You also need to have an idea of how other properties are setup and their shops. Especially when you cover multiple properties. I understand skid on the family miss outs. Do minimum of 1hr time charge plus mileage even if the resident cancels the call when you’re enroute. Stay safe skid

    On call it's a love it hate it problem. If the company pays overtime rates to employees and a bonus of some kind when on call it's not to bad, but would not do on call for regular pay. Just my thoughts.

    I’ve been forced to being on call for 3 weeks straight 2x I was in the middle of the second one working on the 3rd week when I was diagnosed with covid and pneumonia. They wonder why I always complain about being forced into the on call rotation.

    I once had a maint manager say that he was always on call 24/7. They had a pipe leak under a sink that was leaking downstairs.The font desk called me (It was my weekend off) because they went down the list till they got someone to answer.Nobody answered including the tech that was on call. Lots of damage to the ceiling downstairs. Didn't even get a thanks for going in.

    On call sucks. What I do is make sure we educate tenants where the shut off valves. I encourage plungers. We been on call 10 times so for a year. I also make sure the turns are always on point.

    Yea man, on call does sucks I'm of the opinion that we should get paid at least a hundred just for being on call, I mean that entire week your life revolves around work and the phone, waiting for that dreaded call. And I'm on call every three weeks!

    Whats up with complexes only wanting to pay from once you're on site to when you leave. No travel time, no guaranteed minimum, no policing of non emergencies. On call every other week because maintenance supervisor doesn't do on call.

      Yea that's not good. The company I'm with has a great on call. Our time starts as soon as the phone rings until we get home. We get a 2 hour minimum even if the job took 15 minutes. Also, we get $100 for being on call. And, I'm only on call 6 times a year. I won't go back to the way it was in my early years. Thank you so much for watching Crypto!

    I’m currently switching properties & I’ve never been on call. The new property I would have to be on call every 6 weeks. Is it worth it?

      It depends on the age of the property and the residents. Properties between 3 and 10 years old do pretty well. New construction and older properties are a nightmare for after hours on call issues. Throw in some wild and crazy residents and you'll have a major headache on your hands. So in a nutshell, it all depends on property age and how crazy the residents are.

    Hey Lex, do they at least give you a company car when your on call, or do you have to use your personal car and gas also the wear and tear on your personal car?? Thanks

      We have to use our personal car. We get a minimum of 2 hours for every call. Even if the job takes 10 minutes we get 2 hours. So, that helps. That makes up for the gas or wear and tear. Thank you so much for watching Joey!

      @@LexVance the only good thing about that is you can train your tenants on certain things so EVERYTHING is not an emergency...they know its only you and wont call for ridiculous things..that is the hope.

    Hey lex I hate to ask a question on a comment but I’m desperate lol. What brand of caulk do you use for caulking a tub I’ve been doing this for 15 years and I’ve alwa used kwikseal but lately it’s been horrible about a month later I get calls saying it’s peeling. These are for multiple apartments so I’ve reaching out to find something that may be better. My process is removed the caulk 24 hours to dry then caulk the 24-36 hours to cure . It’s drives the residents crazy but that’s the solution I know works , any suggestions and tips thanks 🙏🏽

      Oh no, I use Kwikseal too! 😆 I use the squeeze tubes with antibacterial/mold stuff in it. I haven't had any issues with it. 🤞 Maybe a bad batch came your way.

    Hey lex I may have a job opportunity at an apartment complex opening up. I was wondering at your past properties, did you ever have maintenance on 2nd or 3rd shift or just 1st shift? Cause the application says nights but I thought maintenance was always 1st shift. Thanks brotha!

      @@LexVance Hey lex thanks for the reply. To add more context, i came from an installer position at a small residential HVAC company. I came over to service because it paid more. My first weekend on call just happened to coincide with my 3 year old daughter's bday party. I got called out at 12:00 p.m Saturday and didn't get home til 9 p.m. On Monday i went straight to my boss and told him im not going to waste his time and that the job is not for me.

    What’s the policy where your at? Been doing on call for 15yrs and the standard has always been(for anywhere I’ve worked).to arrive within 2hrs of the call. Could you have waited till the game was over? .

      I probably could have waited. However, due to it being 8:00 at night and having 900 units that we're on call for, I like to get it done so I don't get backed up. Also, I have to help get kids fed and ready for bed. It was a lot easier when I didn't have a family. Thank you so much for watching Craig!

      that is BS anything over 40 is overtime...i did 18 years in apartments and now im in the the hotel maintenance...so much easier..i might get a call 2-3 times a year and only when the hotel is fully booked and we cant move a guest to another room....a ptac unit breaks down or something like that..when i do come its a 4 hour minimum....anyone getting tired of apartments try hotels ..make sure you have basic HVAC skills though first.
