International Building Code gives the smallest house permittable as 650 sq.ft. That's the rule that tiny homes have to fight against. Different areas have modifications of that square footage, but that's the code most go by. We currently live in an 800 sq.ft. house, and honestly, we have three areas we barely use.
I built mine for 40,000$ fifteen years ago .. same sqft.

That better include a basement at that price, spray foam installation,storm windows, AC unit, well dug. That is a $100/sqft house max, not $222.

Over 200,000 for a house that looks like a super nice double wide and only a thousand square feet, not in this lifetime.
You can buy a double wide that's built better, with better materials and much cheaper. Not that I'm advertising for a mobile homes, but damn no way they stay in business long it's almost comical.
Here in NW AZ where I live the similar version in stucco exterior and including an indoor laundry, would go new $199K so that seems like the going rate but the AZ home would include a one car attached garage.

Having had a similar size house built.. stick built at that... For 75K including a small lot? I would say they are about double what its worth. Mine is a 2/1 as well...

Too expensive to buy, but the floorplan is very good, so buy the materials and build it yourself. With the addition of a basement and a garage, you've got everything needed.

780 square feet here, with two adults, a large dog and preps and hobbies. And the mortgage was so easy to pay off. paying it off early was part of the plan that allowed me to retire early.😁

I would turn the pantry into stackable washer/dryer, move the oven to the island and put a pantry in where the oven currently sits.

Guess I won’t be checking out these homes, $200,000-232,000 put my brakes on with skid marks. I’m happy that you told us the price though. I could build this for under $50,000 easily and change a few things into what I, myself preferred. Close to the size I would be building is why I looked. Nice and quick presentation and to the point.

@@deandalley3607 I don’t know why you believe that you couldn’t? When I said “I could” that would be doing the building myself. If you have to hire a contractor you’re definitely in for a rude awakening.
Super cute! I would add a fireplace between the two side windows in the living room. Maybe a sliding glass door off of the kitchen instead of the swing door, and extend the island to seat four and get rid of the dining table itself. Also add some shutters on the front and wrap the columns to jazz it up a bit.
I agree a fireplace would look great between those windows. If the roof is placed 90 degrees to the plans and the ducts for the heat pump are rerouted it could totally be done.
Yeah be better with woodstoves

These homes arne't geared towards the whims of women, though, who would want huge closets and 5 bathrooms and a massive laundry room. These are geared towards men who don't want to be slaves to a mortgage.
@@deeshannongarrison5115 Probably could convert the pantry to a stackable combination. It might take some engineering on the dryer vent though. Also where is the water heater.

Building materials haven't gone up that much since 2004. You could build this house for between 50 to 70 Grand.

I love houses this size - but as the owner of an older 864 sq ft 2 bed 1 bath home (with an attached 624 sq ft shop/garage) I am biased. My main bedroom is a bit larger at 12’ x 15’, but this model has a larger family room. I am in the process of building a new 8’ x 22’ post and beam gabled front porch to capture the view out of my 8’ x 4.5’ picture window. I’m older, it’s just me and I think this is the perfect size. I use the second bedroom as an office.
Hi Tim, Jen,and boys. I didn’t think this would be as nice as it is. I love how open it is. The kitchen is beautiful. They thought of most things for this home. Great retirement home to downsize or starter home. The bedroom size is good for the size of the home. Great showing and narration. Have a blessed week!

That size isn't too bad. We've lived in similar sizes for quite a while. We even fit our multiple hobbies. When they get too much smaller is when tiny houses become far less practical. Yeah they're cute and cozy, but unless you only play chess or read there just isn't enough space for a permanent situation.

I live in just under 900sqft. 3 bedrooms 2bathrooms....raised 5 kids plus all the other kids that have ended up here over the years. It's actually a good size. (Granted I would love more bedrooms)
784 sq feet is perfect. You can use 14 foot lumber with no waste or cutting. You can frame it and roof it for about $7,000.
Perfect home for me for Grandma you know plenty of room if I have to get my wheelchair around through there and could put a ramp I love it Tim I just love it 💖
Great front porch and stones landscaping . A scaled down food cart folding table and chairs would allow lunch etc. outdoors on the deck .

My first thought, too & no rear access to the backyard.
My house is 960 sqft, 3br 1bath. 10x12br, 10x10br, and a small 7x10 or so that I use for a den(for lack of a better word). 10x15 kitchen and 11x19 LR. It's a little different layout, one br off the kitchen. I like the layout of this one better. Add a carpet on the side and a nice 1000sqft shop next to it, perfect for retirement.
I grew up in a 920sf house. We didn't call it "cute", "adorable", or "trendy". My dad did everything he could to get us the hell out of there and into a decent house.
It's probably more for a retired couple or just a single person... I'm downsizing so I don't think I'd mind this size... I can't clean a big house anymore.. I want less of everything!! Lol
Aint nothin wrong with having a place that small if it's all you need, especially if the basement is the same size as the entire house
I live in less than that now with a wife and child. 900sqft would give us a huge boost of space. I'd love that especially as a minimal family who lives on humble means.

I built my own house 896 sf! I spent $35,000 for it. It took me 14 months and it was paid for before I set foot. I could NEVER paid $203,000 for my house. I think that price is a liar! This house is $225 a sf!

We live in a house in Minneapolis that was built in 1935 that has almost this identical floor plan. Whereas this floorplan has a possible deck off the kitchen we added a three season porch.
I would’ve loved to this piece done in SW urbane bronze.

A small home that makes room for an entry closet is a lesson to larger homes that don’t. That corner lazy Susan is better than the others; so much more convenient to use.
Yes a good lesson. But they also need to learn to not have the doors bump into each other.
Liked the house but no place for washer and dryer. Closet space is minimal. Need more!

This is a nice small spaciuos home i love it when there is a bacement so you can put two more bedrooms downstairs and you can do the laundry room downstairs and if you make the island bigger and wider you dont need a dining table you can put 6stoels ondernemer the island i lived the tour and i love this home thank for showing us this amazing home thimoty

I have a 960sq ft modular home. I have a small front porch 3 bedrooms and 2 bathrooms. Kitchen where I put an island on casters and I put a pantry in. I have a dinning area with a sliding door and a laundry closet in the kitchen. I love it

I'm looking for a small home and this is just the size I had in mind. I would prefer the main door opening on the kitchen. I have seen many homes in which the front door is rarely used, the side door is used most of the time.

In my neighborhood (SF Bay Area) a 1200 sq ft, fire damaged home on a tiny lot recently sold for $725k. Fire damaged, as in BURNT TO THE GROUND. $725,000.
Key word.. California. Why anyone would live there is beyond me.
Love this layout
Maybe a weekend bungalow. But not for year round living. Certainly not for work from home. 1800+ 2.5 bath for my wife and me. I can leave my home office space at the end of my work day. And relax in the den. No claustrophobic tiny size.

Great use of space! Perfect compromise for the person who is attracted to tiny homes, but wants just a bit more space. The only downside is the woodwork, as it looks a bit cheap; hopefully, the price reflects it. But overall, love this one! 🥰

As shown 257 dollars a square foot is way overpriced. It’s a solid design, but based on what I saw a fair price would be about 125 bucks a square foot…not including the land it sits on.

1 bathroom? I am living in an apartment with 2 full bathrooms and 2 bedrooms, but similar size and the only reason rent is high is due to city and college campus location and has luxury amenities like pool/gym.

It's a cute little cottage but the bedrooms are small and there's no washer/dryer hookup. For me, I wouldn't want a basement so, I would want a laundry where the "stair" well is located. Place a wall where the rail is and an opening with folding doors in the hall.
The siding color is taupe, gray with a tinge of brown.
