    I am from New York City, My Dad has a tenant and she stop paying rent since the covid started in March 2020. The whole time she is working. She works in the airport. My Dad is still in the eviction process in court! There are a lot of people using the system!

    You can either own or rent a place, but either way you're paying. A landlord collects the rents, so they can in turn pay the mortgage, taxes and insurance on the property. Amazing the number of people that don't realize the cost associated in owning a property.

    • @TheCatholicGirl
      @TheCatholicGirl Рік тому +18

      @Bignick Tha'Godfather What a stupid comment. All landlords own the property they are renting. They can hire a management company.

    • @TheCatholicGirl
      @TheCatholicGirl Рік тому +6

      @Bignick Tha'Godfather No I’m not wrong. A bank owned property means the landlord couldn’t pay his mortgage. So it’s the banks now. Taxes, the city owns it. They typically do not continue renting it though. If you want a place, get something small, fix it up and sell it. Keep doing that a few times.

    • @Aaron_R
      @Aaron_R Рік тому

      And repaint, fix drywall, replace roof, fix/repair replace plumbing/toilets, replace refrigerator every 15 years, replace furnace, water heater, AC every 10-30 years. It adds up. I'd say all the cap ex/repairs is about 400 a month on average (300-500). Add in the cost of problem tenants - evictions/vandalism/theft of appliances and many landlords are not making much money. The profit margin on real estate is usually about 5-10% - very slim. The best landlords are not the mom and pops usually but the larger multi unit ones or the ones that are already tradesmen/construction guys.

    I am a landlord, I have bills too, I am sorry for folks problems, but if you can't pay the rent I still have to pay my bills on that property. I am far more likely to let you out of a lease at no cost if you can't afford to pay. There are a number of options to help, but honestly, it isn't the landlords responsibility to shoulder the burden, because the bank will foreclose if I don't pay. Besides, every landlord it living in fear of another eviction moratorium and so we are all trying to get the best possible tenants, and a tenant with problems paying now will probably just get worse over time. I as a human feel sorry for them, but no one is going to bail me out as a small landlord with only a few properties trying to house the working folks in my town. Almost two months of my average rent goes into insurance for a single property, plus taxes, management fees, maintenance, vacancy costs, rehab after a move out. If a tenant works with me I will help, but at a certain point my BS meter goes off when I see they are actually just stiffing me and not trying. Then the system takes too long, costs the landlord too much and totally benefits the tenant in my state.

I work in a busy hospital ER. We see SO MANY single moms with multiple children, no father involved, in crisis for rent, food etc. Maybe more family planning until a stable home environment before having children. My husband and I waited for years to finish our degrees, get a good job, savings, buy a home before we started our family. So many have kids THEN wonder what to do.

No maintenance was covered as it was from the beginning, and the outside went downhill fast. Then once our leases expired, he added 30% on each of our rents, which was way above cost of living. Four out of the five left, and ads were up for a month or more to fill the vacated room/s. I've now spent ~10 months living in my small hatchback car, with no worries at all. I've been on both sides, as a landlord, and as a homeless person seeking help and being homeless is a hell of a lot harder and has far fewer avenues for help. Government assistance, assistance from any organization in fact, geared toward people in need basically requires one to be in need for an extended amount of time and then remain in need. Climbing out of a hole is very hard when the people you need to help are handing you a shovel. Both sides of this issue have very unrealistic ideas of each other. Walk in someone else's shoes for a year and you'll come to realize no one is who you think they are or that they have it as easy as you thought. No one.

Minimum levels of nutritious food and health care are also requirements for survival. Making money out of food, health care and shelter should be prohibited and should be provided by everyone for everyone on a basic level.
    No please shut up about laziness. People who don't have the basics necessary for life cannot work. They are harassed, dirty and depressed. Homelessness and hunger does that to people. If you want more than the basics, more space, air conditioning, dish washer, your own purchased private home then you are going to have to work. If you want steak, not beans you have to work. If you need health care, you need it and that's enough. People will work to make their lives more comfortable. When folks absolutely cannot work they should be able to survive anyhow. That's my take on our lousy, greedy system that isn't working. That's what taxes are for, not constant wars and huge military budgets.

The leasing manager said ok. Next thing I knew within two days she had filed an eviction. I was shocked. I went to the office and asked her why when she said it was OK for me to pay late. She said it was just policy. In Texas the courts do not charge landlords for filing evictions or pulling them out of court. So there are no repercussions for filing and yanking evictions. I fought the eviction and during the fight I moved out. The courts in Texas are full of republican conservative anti minority judges and they are very pro landlord. The white conservative judge ignored me in court and put all his attention on the landlord who had a lawyer. The case was thrown out when they found out I had moved and the landlord had the keys. This was a dirty thing to do because evictions stay on your record even if they are pulled out of court or you win. Rental companies now check for filed evictions. Not just those upheld by the courts. This is what makes what they did to me particularly evil. They did not care about the longterm ramifications an eviction would have on my rental ability. All they had to do was tell me no and have the money right away and I would have borrowed **it.My** parents would have wired the money. However the leasing office assured me all was fine and thanked me for speaking to them. They knew all along they would file for an eviction. Again all they had to do was tell me. They did not. There are those who were laid off during pandemic that haven't got the chance to start over again and still struggling to make a living. Tenants' feelings are absolutely valid, and I think that landlords are doing their best to work it out with them.
    However, landlords can just do much without compromising the business. People are moving in and out, and if landlords get to meet potential tenants, they should enforce a thorough background check just to make sure that they're not dealing with hard-to-deal-with people. Multiple evictions? Something is not quite right. An action that is made repeatedly is a behavior.

    I have a duplex and live in the first floor. Got tenants with delinquent eviction records (Didn’t know about it until eviction court made it public in system) I was in shock and my real estate agent too… These tenants spent 2 years without paying rent to previous landlord, court and NJ backed tenants instead, landlord got destroyed. I am the potential next victim of these predators, 3 months so far not paying, court day is October 5th; hopefully judge see historical records and realize these are Cons taking advantage of small landlords. If I am successful, I am going to go after them in the small court claim, collections and after all they got. They got a trucking business too, I am going to make sure they don’t do this to someone else again

    I wish I could afford to move out of my ex-boyfriend's place but there's nothing in my price range here in CA. I work fulltime as an assistant manager of a retail store. I only make about $2000 a month after taxes and $800 goes to rent. I'm trying really hard to save for a car as all I have right now is a moped. I don't know how long the moped will last but I need to get another year worth out of it before I can upgrade to a car. I want to become a caregiver as we have a big retirement community where I live but most of the caregiver positions out there require you to have a car in order for the elderly to run errands and go to Dr. appointments.

    I think this video does a good job of showing both sides of the story. But not all tenants are in such an extreme situation as she is in. Some people are just squatting until they can't anymore. My tenant hasn't paid for over a year, and we were just been able to file an eviction, after a 90-day notice. She ignored the notice and stopped all communications... And we have been paying for mortgage this whole time, during which we both lost our jobs in different periods. It really just seem like the eviction memorandum and any government assistance programs during the pandemic were created with only the renters in mind, what about the landlords?

      @@thedollarmamma We did and our application got rejected twice. By the second rejection email, more than a year has passed. We have ERAP in New York but it's understaffed and underfunded. I helped my tenant appeal the first time because I truely empathize with her. But I really don't have the extra money to keep paying mortgage, maintenance fee, and subletting fee the building was charging anymore. Our application should have been accepted, the ERAP folks were nitpicking over the wording of "undertenant" and "subtenant" because my apartment is a co-op. Had ERAP been more efficient, both my tenant and I would be perfectly happy right now. The problem, I think is really that the program is poorly managed and underfunded.
