I was pretty shocked at how small the tub was. As someone who takes baths when it's time to relax I want some leg room. The shelf was cool but not at the expense of my leg room lol
Master bath was a disappointment. It had room to do a standalone tub (clawfoot) and large shower with single vanity (with wider slate or dark stone top?)
It's great! My shed has been completed and it turned out nice looking and sturdy and it is way better than the sheds that many of my neighbors had put up. Of course, I'm pleased with the outcome and this Ryan's ua-cam.com/users/postUgkxGZedDTcDfgD7fG_uU4esfx_EgxzlY2_1 Plans was extremely useful to me as a guide.
“Rode hard and put up wet” refers to the horse. If you ride a horse hard enough that he sweats you need to cool him off before putting him away. If you don’t he will be stiff and possibly sick if you “put him up wet.” More info than you wanted but hey, you gave me an opportunity to school a couple of Texans!
I was thinking the same thing. They fix the garage door but didn't pressure wash the driveway. Like dressing up for church but wearing dirty tennis shoes.
Can lights throughout made a HUGE difference. Even though before all the finishes were white, if felt like a cave because the lighting plan was inadequate. Good job Austin Flipsters
I definitely think it was a mistake not to have the driveway power washed. That bright white garage made the oil stains in the driveway even more obvious. It would’ve really taken the whole look of the house to the next level and it wouldn’t have been that expensive.
The lighting and the primary bathroom really were the best features. the kitchen however was a big let down, the cabinets look painted and not in a good way and that awful backsplash… I wish you had gone with the subway tile instead. Overall a huge improvement either way
They didn’t even sand the cabinets?! They even said at the beginning of the video “this is what happens when you don’t sand and prime your cabinets.” They just painted over the old paint. The cabinets are going to start peeling in no time.
When we built our house in 2018 all the door hardware, faucets, and light fixtures were beautiful oil rubbed bronze but the door hinges were just plain steel that were painted over and it had a late American apartment complex look to it. So, I replaced all of them with oil rubbed bronze hinges and it really looks higher quality, more of a custom home look. I bought 1 package just to verify they fit the rout in the door and frame then got enough to do all the doors. Some of the screw holes needed a toothpick or two to tighten them up but it was an easy project.
90% good, 10% bad. The cabinets needed to be sanded primed and painted, based on the close up shot with the layers of paint showing through and the drip marks I doubt that was done, also black is going to show dust and grime. At the least I would have replaced the door and draw fronts as many companies do that, I have used RTA USA made Conestoga cabinets and had them factory panted to SW paint colors. This would save you on cabinet boxes and draws and by doing the factory fronts only it can look like brand new cabinets.
Listen after my kids were teenagers and everybody was working at the waterpark here in Vegas, the things I found out that happened behind the scenes at water parks are so gross you would never step in one of those ever again. Just the amount of bodily fluids that is in that water and the things that they pull out of their filters would make you run and that’s only the tip of it.
The garage door damage reminds me of when my father-in-law didn't pull his car in all of the way and then tried to close the door. We had to replace it because it buckled.
I can't believe you guys left the driveway cracked patched and oil stained live that! I'm also not sure why the confusion on the first room upon entry & the room off the kitchen. I live near Phoenix and was born here that floor plan is all over the place, my parents bought a new build identicle to it in 2006. The room @ the entry is the formal living & dining room and the area off the kitchen is the family room.
At 23:31 you can see the cabinet paint job isn't great quality. Probably would have been worth the investment to change the cabinet doors. Y he sides are easier to paint without showing the mistakes.
The subway tile clashes with the marble even though they are the same color. I would replace the marble with white hex or penny tile with the dark grout.
Nice flip, however the oil stains in the driveway as a first impression is disappointing. Obviously costs have greatly risen now in the building trade and the flip cannot be as lavish as they once were. Good job considering these factors 👍
Not only the oil stains but the cracking and that huge patch in the center right in front of the garage door! A power wash, etching & skim coat of self leveling cement wouldn't have broke the bank or time budget.
Like the house except for the kitchen, don’t like the black cabinets and the backsplash is not modern. I never would buy a house with that terrible Walmart view 😩
I could kind of make it out in the reflection from the vanity mirror. It looks like they kept the enclosure but refinished it properly. Shame they didn’t show a before and after!
I love you guys so much and realize you're primarily cosmetic flipsters, but this was just a miss for me! So disappointed as I saw SOOOO much potential with some slight floor plan changes. I think you could have easily added a 3rd full bath or a half bath at the very least for guests to use. With 3 bedrooms sharing 1 full bath, it just seems like that would make the most sense and bring way more value to the listing price. Everything else I would have changed might have been a bit more on the cosmetic side as well, but I have to agree the master bath was a bit of ball drop. Who wants to buy a house that nice and still have to redo the bath? I would have loved to seen a larger shower/bath its seems there was definitely room for that especially if the ledge behind the bath was taken out. And TBH I would rather just have a nice huge walk-in shower either way since a tub is already in the 2nd bath. I also felt the kitchen could have been pushed down a few feet towards the family room, and opened up or created a nice arched opening/pass through from the front room/designated dining room. That felt a bit disjointed to me. However that's if I were to keep in the similar floorplan shown at the end. I think making that family room into a nice size laundry/mud room with an attached half bath really would have been a great selling point. With a house that size, I think about a family that size coming in and wanting lots of functionality. I still like the way it looks, I just think it was a miss in comparison to what the potential was and what I've seen in the past from all your episodes.
@@AustinFlipsters That may be so but just discuss that on camera and we would have understood instead it looked like you were trying to hide a bad decision from view. Sitting here in my office while living on a tight budget I have an appreciation for budget decisions but not much tolerance for deception, even if that was not your intention, it felt like it.
I think they pulled back on the master bath reno because of the partnership with the youtube subscriber. Not everyone is loaded.... however that small bath was a mistake. Its better to do a huge walk in shower with jets than a shower and stupid bath.
When you are flipping the houses can you guys flip the front and backyard to because the modern happy beautiful vibe on the inside of the house dosnt ever match the original old vibe on the outside of the house.
Maybe I'm the only one who likes the angles. I'm not fond of boxy and square. My son and daughter-in-law's house has a lot of angles and I just adore their floor plan :D Enjoy seeing the before and after.
The fence! Please replace the whole thing. It looks terrible to do just one side. I would have found room in the budget somewhere to do it all. Total eyesore.
Hi guys !! New subscriber here in Michigan. Just bought our first rehab project. May I ask, what 3D rendering software do you use ? Curious ! Thanks in advance !! ~ Tim
We once visited a house that had dents like your garage door, and the realtor said the boys missed their hockey net at times and the door received the miss hit.
Well idk. You have to think will the cost of this change get me at least that much back in profit on the sale. If the wall won't cost you a sale it might not be worth it to demolish. But I haven't looked into the cost of these things or the public opinion polls on dividing walls so I'm just talking out of my hat lol. You may be right.

If y’all need protection for ur properties just here to better ur business and also I looked at ur videos and can give u some great ideas too. Hope we can see u and work together. God bless
The master bathroom was absolutely stupidly done. What is that huge box on one side of the bathtub? They would have removed the wall between the shower and the bathtub and just make it all glass it would have looked so much better and would have given extra space in the shower
They made a lot of fun of the design of the house but ended up changing nothing.. would've appreciated at least a comment on that. Half replaced ugly fence, driveway with stains, cabinets not painted well... man oh man
Getting tired of the subway tiles. I never really liked them to be honest. Too much grout to scrub. Especially in shower and bathrooms. Larger format tiles more practical for cleaning. Mosaic tiles on bathroom floors also a pain to clean. Looks lovely new. But give it a few months and grrrr!!

The backsplash! no no no no no... whyyyyy???? The pain on the cabinets doesn't look good and I would have taken down that wall with the arch window at least. And the primary bathroom! leaving that bathtub in was not good
YES, YES, YEEESSSSSSSSsssssssssss!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! Such a miss, but those budgetary allocations and those returns on spending considerations ..... YIKES!!
Ironic that someone would call a water park " Kalahari " a desert in South Africa and is derived from the Tswana Cultural language word Kgala, meaning "the great thirst", or Kgalagadi, meaning "a waterless place"
I like the colors in the kitchen but I'm disappointed in the backsplash because it looks like that design (of the little pieces - some dark some light) that became faddish about 8-10 years ago. (I hate fads.) (Getting mighty sick of white subway tile also.)
It's house flipping that is partly to blame for why average people can't afford homes anymore, and all the gentrification. It all seems so cute watching a house makeover until you think about what the practice has been doing to the economy and housing market. It's just all about people being incredibly selfish and opportunistic and thinking only of their own profit, It's greed in a pure form at the end of the day. Unless of course you're not selling the house for profit and selling it at an average price for the area before its renovation. But why would greedy people ever do that, that might help others.
You guys talk so fast I thought maybe if I slow the video down a little bit I would enjoy it more because I'm a little slow and I always have to rewind over and over again to hear and see everything. OMG slowing you guys down to 75% I never laughed so hard you sound a little tipsy I must say LOL if you haven't tried it you have to 🤣
Overall, I like this Reno, but I'm not fond of the black kitchen cabinets & island. I think they would look better a medium gray. I would also go for gray wood flooring throughout, except for a tiled floor in the bathroom. I would also have the driveway power washed to remove the oil stains.

Master bath was a mistake. The tub and shelf should’ve been removed, a decent tub put in and then had a larger shower
I was pretty shocked at how small the tub was. As someone who takes baths when it's time to relax I want some leg room. The shelf was cool but not at the expense of my leg room lol
I hate to agree because it’s beautiful but yeah not practical
I think it was just to save money on paying to move the plumbing & wall
Master bath was a disappointment. It had room to do a standalone tub (clawfoot) and large shower with single vanity (with wider slate or dark stone top?)
Could not agree more!
It's great! My shed has been completed and it turned out nice looking and sturdy and it is way better than the sheds that many of my neighbors had put up. Thank you for setting the record straight for the world!
AGREED---it's a southern thing!
I don't know if they're actually Texans or just here to buy up homes and flip them for a profit and help destroy the housing market for people.
You are correct, it's the horse that is referenced here but it's actually put away wet not put up wet. Just saying.
Looks really nice. I would have taken the oil stains off driveway.
Right? Should have pressure washed it.
I was thinking the same thing. They fix the garage door but didn't pressure wash the driveway. Like dressing up for church but wearing dirty tennis shoes.
the ppl who buy it can do it. easy fix. after all, they’re staying inside not out.
Was just going to make the same comment. I guess with a smallish profit of 46,000 they were saving costs, but how much is it to clean concrete?
Can lights throughout made a HUGE difference. Even though before all the finishes were white, if felt like a cave because the lighting plan was inadequate. Good job Austin Flipsters

I agree, the cabinets are not painted well. In the close up scene you could see many spots that were missed. Looks bad
Oh no, I loved the kitchen, I thought it was really cool and bold. Sad to hear you were disappointed. Everyone has there own taste I suppose.
Agree, poor paint finish on cabinet doors really lets it down.
I would also have squared off the arch in the breakfast nook
That backsplash reminds me of cookie cutter homes, it feels dated now
Subway tile is overused, as is grey & green cabinetry, especially for them. Glad they used some variation.
I liked the styling BUT the kitchen looked dated and the cabinets were poorly finished.
and the fence not done completely new
Terrible backsplash from 2008 yuck
That "seat" by the tub in the master was a waste of space. The shower could've been bigger.
They didn’t even sand the cabinets?! They even said at the beginning of the video “this is what happens when you don’t sand and prime your cabinets.” They just painted over the old paint. The cabinets are going to start peeling in no time.

Why didn't you nix the tub shelf, move the tub over & increase the shower size?
I think ya cheaped out on that back fence and the driveway could have used a pressure washing, but otherwise this is a solid flip! Looks really great!
I agree. Where I live, HOA would make you replace the entire fence, not just a portion.
The garage door damage reminds me of when my father-in-law didn't pull his car in all of the way and then tried to close the door. We had to replace it because it buckled.

Sandblasting the stains on the concrete drive would help improve aesthetic
Great job guys! Love it!
The kitchen went from 1998 to 2002 😂 Thing is still so out of date it’s hilarious.
That may be but the older me loved the overall look of the kitchen but not the layout. I could live with it but I would always dream of remodeling it.
I really like the floors? What color/brand are they?
The damage inside the house looked like a tornado came through, lol. But the ending product was gorgeous!
not switching out cabinets is a big mistake, close up shows paint job shoddy, never sanded them either
Lovely flip , not a fan of the kitchen splash back tiles . The floorplan looks so
Spacious with the new flooring & staging.
Probably some kids hitting hockey 🏒 pucks at the garage doors..lol that was why our garage door looked like 💩 until we got a new one.
Wait, what is a tub for when it's so small?😂

what is the name of the flooring used? interesting color
Really don’t like dark kitchens. Also might have been nice to open up a wall in the main living space.

thank you for calling it the "primary suite"

Overall, I like this Reno, but I'm not fond of the black kitchen cabinets & island. I think they would look better a medium gray. I would also go for gray wood flooring throughout, except for a tiled floor in the bathroom. I would also have the driveway power washed to remove the oil stains.
