I delivered mail in the 89115 zip code for 20 years, eventually they split it to 3 zip codes. It varies quite a bit from the southwest section to some very large mansions in the northeast. I've lived in Henderson since '94 the current boom has raised property values in previously low value areas like the downtown area.
I live Downtown (89101). Overpriced for what you get (many micro-studios). I have no amenities, no oven where I live (but decent size for a studio) and I work full-time. If I could afford to live in Summerlin, I would. I do the majority of my shopping out there. I was forced to move last October and the previous landlord decided not to renew the lease (they did that to many in the building where I lived). Did not want to move during the pandemic. At this point, not sure I want to stay in Vegas when my lease is up, especially with the rapid rise in rents.
This is well done research. I am fortunate that before I moved to Las Vegas, I was stationed with some people from Las Vegas that told me the good areas. A lot of my friends who moved here from California got stuck in terrible neighborhoods. Because Las Vegas, has so many nice homes, in gated communities there are straight in the ghetto.
The video editing is great, very professional appearance. I'm thinking that a Henderson video could be very interesting, as there's not such a dramatic difference between high and low incomes as the difference represented in this video. Great work as always!

My guess would be using the Strat as the center of a clock. Anything from about 11:55 to 3:00 is the poorest. Richest would be Dragon Ridge, The Ridges, & Southern Highlands.
I am once again binge watching Jacobs live in Vegas getting ready for my 2nd time living in Vegas. I was there 2 yrs in 2016-17 previously living in Ohio before moving the the Philippines and Jacob was a huge help then has he is again now . Coming back in Jan 2022 for another few years. Thank you

I know from some of Laci’s videos it is encouraged to go straight to a house, but I’m thinking for opportunities where we’d need to relocate fairly quickly for potential relocation opportunity etc and/or want to try it out for a while without committing right away to a mortgage. I lived in 89103 for 23 years and never had any problems. For the past 5 years I have been currently in 89146 I have had problems here. One guy followed me to my mail box trying to get me to buy drugs. I have also been harrased a couple times and threatened not to come out of my house or I might not survive. I have talked to the office they said call the police. I called the police but they said no crime was committed so nothing they can do. I'm really hoping moving out of state works out for me in August. I'll still visit occasionally but won't be living here again.

I grew up on 89030 my mom has a house their, real estate wise is not the wealthiest thats for sure but i assure you at any one point other then casinos the mexicans in north town have more cash in hand then anyone in the city legally an illegally, a lot of construction workers in 89030 you dont have to worry to much about thieves its a matter of time before people start investing in the community with businesses an what not But any neighborhood west of the 15 freeway going to MLK is where you cant leave bikes or water hoses or construction tools 🛠 outside forget about it

89178 mountain's edge is probably the most 'family friendly'. 2.8% unemployment rate, $100K median income. I think median income is a better gauge since you could always have that billionaire throwing things off. lots of parks. far enough away to be quiet. - WW
It would be interesting to see which zip codes have the least amount of variance from the overall average of Las Vegas. That would give a good picture of areas where there's less extremes like the area you describe in the video.
89109 is in unincorporated Clark County not the City of Las Vegas. The City of North Las has for decades been one of the poorest areas of the Metro area.

I think, honestly among other things, one of the things that makes me reticent of moving back is the fact that business won't pay the same wage that I'm getting paid-- not like the wage I have is super high. But even without my personal take, that's a sure sign of a massive economic gap.
The section of Summerlin called The Ridges has the most expensive mansions. I enjoy living in the Arts District. Business is booming here (Spring 2021) and the nightlife is good.

I've lived in many parts of the valley. I can say 89014 which in Henderson is my favorite although n las vegas above Craig rd is good too. But 89119 which is unincorporated vegas along warm spring eastern is nice too! Worst place I've live was Boulder hwy. Any part of it is just awful. Green valley summerlin and Aliante great place. But spring valley shouldn't be over looked avoid any downtown and eastern parts of the north of Henderson mainly Nellis area
