I was one of those from California, moved at the beginning of the pandemic. Went from a 2 bed apartment at $2600 month to buying a house at $1400 month saving $1200 month and saving a lot in business and personal taxes. I think my house value went up at least $20K this last year.

Las Vegas is the most overrated place in America. Why would anyone want to live in the Desert? Where you live, you have colors and trees and water and much nicer scenery than out West! If you honestly want to move, move to the South or Northwest.

Thanks for the solid info as always!! I have lived here in Las Vegas since 1989 and fortunately was able to buy a nice house in 1997 that I still live in. The rent increases seen in the past few years are just too much for many people already here and working. But if you have a good job in California and can work remotely most of the time then Nevada makes sense. An apartment at $1000/month in Las Vegas might be $3K per month or more depending where you're at in California. Also good point to watch out for the many scams in this area. They have always been around but the 'Net makes it so much easier to fleece the unsuspecting.
I live in Phoenix & our situation is the same here. Our monthly rent for a 4 BR/2 Bath house will be $500/month more when we re-sign our lease soon. We can't afford such a huge increase, but we have the same situation in AZ with rental units being snapped up before a person can respond to the day's new ads. This is a new situation. Our last rent increase was only $25/mo.
Carson City has been experiencing a major increase in rent prices/housing costs as well. It's incredible. Now that the state is opening up low wage paying jobs/employers are having a difficult time finding people to fill positions. Shocker! No one can afford to live in this state while working for low wages. We knew it would catch up to them eventually. Sad situation.

I moved into a 905 square foot one bedroom apartment in West Henderson in mid February and I got the 12 month lease for 1,399.00 per month, now this unit is 1,505.00 per month and I'm sure it will be 1,600.00 by the end of summer or early fall. It is brand new and does include some things like home security and keyless entry in the rent but it is still a lot more than new apartments were going for even just a couple of years ago.
Rental scams are easy to avoid: see the property in person, verify the person offering the rental is the owner or is an agent of the owner. Title searches are cheap, fast and eliminate all scammers.
Not if the rental companys are the ones atleast in my eyes are scammimg people 40 plus applicants and nobody is good enough to rent a home to 🤔 fishy if you ask me and im talking about homes for rent in the 2000 to 4500 a month range

I lived in Vegas my whole life. I used to be a teacher there. Moved away for grad school and got stuck because of the pandemic. Got re-hired to teach in Las Vegas and can't find a place to live because a) the salary isn't 3x the current cost of rent and b) there are barely any units available.
I dont have a job but i do have enough money in the bank to be able to last me 5 yrs, I am having trouble because 1 the rental companys i think are just making money off all the people who apply and 2 they are asking for bank statements which i refuse to show because there is no need and in my case im offering 1 yr of rent up front, They can do a credit check and background no problem but to see what i spend my money on is just bs, I just sold my home in cali for 4x what i bought it for, So i could buy a home all cash but refuse to pay the crazy prices these homes in vegas are going for, Hell i would be upside down within a yr, Good luck on finding a place, I hope we can get one soon also

Both my parents were born in Butte, in the 1930s - Depression years. They lived just blocks apart and never met for their first 20 yrs in Butte. Then after they'd both moved to California, they met by accident. I visited Butte once and thought it beautiful country. Big Sky Country!

Great points, but sadly moving is also out of budget for many people who can’t afford high rent here, so people wait out for affordable housing. Renting a uhaul and doing it yourself is the cheapest way, and will still cost as much as a month or two of rent depending where ya go, plus there’s the deposits for where you move (app fees, etc fees, first and last month deposits) on top of the moving cost. 🤷🏻♀️
I have been in Vegas for 6 years, never liked it, to be honest. Not my vibe, I hate the desert landscape and the heat. After 6 years I'm finally moving back to the Bay Area and I DONT regret it. My apartment here in Vegas is $1,500 for 2 bed 2 bathroom, its going up to $1,700 it I was to renew it and now they want $2,080 for the new tenant. Not worth paying expensive to live in a city I totally hate.

I remember reading article after article from reputable local and national sources years ago that predicted that Vegas and the whole country would have a major housing shortage by now. I found it hard to believe back then because of all the empty houses when these articles were written back around 2012 to 2014 but here we are. Because they didn't build hardly any houses for years and the population kept growing at around two million people a year and when things finally come back people are going to want to buy another house because the lost the one they had.
At least you have work to go to. I retired 14 years ago with Social Security and a pension, thought I was pretty set and now am too old to work and can't afford even a one bedroom, so I live with my brother.
You haven't mentioned anything about the water shortage that will hit Las Vegas from Lake Mead. Currently the lake is 36% full. The last time Lake Mead was full of water was in 2000. They will keep building new housing estates around Las Vegas and when the water runs out those properties will be valueless.

Left Oakland/SF Bay Area and moved and bought a home in NorCal. This pandemic really will help other towns in the long run. Cities taking advantage of cities and corporations like BART will suffer. We always see 5 + cars parked infront of houses in some neighborhoods. Does this mean they are possible rentals which might be ILLEGAL? This is not good for Las Vegas. It needs to be investigated or it will get worse.
Once the moratorium ends LV real estate is screwed. Highest unemployment in the country. I have neighbors here that haven't paid mortgage in over a year, meanwhile the price of their house increased 20 percent. This is not normal and makes 2008 look mild. Good luck to all!
Ya I was looking to buy something to rent out but that 30 day rule where you can’t do anything with the squatters rights when they don’t pay rent it’s just very sad and i think it’s almost everywhere specially in California where property owners are being crushed.

Shit, I was looking to move back out there because Austin cost of living has gone crazy because of all the Californians who invaded over the past decade and made us San Francisco South. The apartment I first lived in here has almost tripled in rent in that time and it's only 600 square foot 1 bedroom. Used to be cheap as hell here. Now it's no longer worth it, and I missed Vegas. Looks like t may be tough to do right now. I could go to San Antonio and it's much better, but I'd rather be in Vegas.

I'm moving to Vegas from Jersey. We been went through the rental hikes. In 2014 I pay 725 for a one bedroom. Now all one bedroom in the area start at 1200. That's with no washer and dryer in most places. Plus are taxes are high af. Las Vegas would be a upgrade to me at this point.

Supply and demand. The laws in place in some parts of CA raise the costs of building new places to live so high that companies would actually lose money if they build (supply). Years of those laws with an increasing population (demand) causes major problems for many people.
ET Money:. China has bought up sections of Vegas. Condos included like west side.... Many are foreign owned. Once again it has nothing to do with politics in u.s. it's all about $$$....they short supply and drive up prices... everything from t.p. to now lumber. I know this is a year old but the price for a one bedroom is freaking CHEAP. My mom rents a two bedroom in Henderson and it has a garage for $1500 (I think) After they sold their townhome for over twice what they paid for it.

What is the market for just renting one room and living with roommates? Renting a single room is less expensive than renting a whole apartment. Renting a single room should be faster because you don't have to go through a big background check.
Nevada didn't get most of its population from births...people moved there from other states. Love how people who moved from NY, FL, etc... now blame people from CA. People love to complain more than sex. Lumber storage has nothing to do with the current house storage. If you look at new home build history you will see that since the 2008 crash new home builds have been way below the number built pre-crash. Home builders got hurt in the 2008 crash and have been slow to return. Lumber and other material have been a short term issue but housing storages take years to become a problem and it will take years to build enough. Home builders are also focused on higher priced homes where there is more profit. Few landlords can afford to rent today because of the eviction moratorium. Why would a landlord rent when the government says the renter doesn't have to pay anything and can live in the property for more than a year while the landlord is still required by law to pay mortgage, property tax, insurance and make repairs caused by the renter? I get renters think landlords are all billionaires but the reality is most make $0 or maybe $100 a month on a unit. They depend on rent income to pay the property's expenses. The moratoriums are ending but this experience is going to cause many would be landlords from thinking twice in the future. They're going to expect much higher credit scores, maybe more month to month rents, etc... Now that the government has shown a willingness to take their property without cause or compensation the risk to them is much higher and they will cover that risk with higher rents. So just like home builders getting burned in 2008 and being slow to return it looks like renting is going to be much harder for years to come.
Nevada is becoming the new California with the rising cost of rent and homes. I responded to one of those rental scams yrs ago and person wanted me to send money saying they were out of state, luckily i did my research and found the home was actually for sale! True CA has state tax but Nevada has a lower minimum wage about $5-6 less than CA so you're not getting ahead by moving out of CA and there is still food tax in Nevada so you will pay one way or another.

California is only going to get worse. What's happening is the lower income folks are leaving and the higher income folks are moving in, which in effect will continue to drive up the cost of living. You are exactly right. The investors, super wealthy are buying homes as investments and in many cases, to put on short term rentals like AirBnB. I'm in the Smokies of east Tennessee and our housing prices have doubled in four years. It's everywhere and it's not political. It started before Biden and will continue until the wealth divide gets smaller. This is why other countries make us look so stupid. 99% of this country built the wealth with hard work and we're the ones who can't afford an inexpensive reliable car let alone to buy a small home for our families. That's also why you're seeing jobs not being filled. We've all had enough. We found better ways to make a living.
Home prices are based on supply and demand, not just cash buyers. When Las Vegas got hit hard by the recession, there were many cash buyers paying for homes in the Vegas Valley because there was a huge supply of homes and only so many people were able to buy with or without a mortgage loan. Even with so many cash buyers purchasing homes here, it took years for the real estate market just to get stable.

I lived in Vegas my whole life. I used to be a teacher there. Moved away for grad school and got stuck because of the pandemic. Got re-hired to teach in Las Vegas and can't find a place to live because a) the salary isn't 3x the current cost of rent and b) there are barely any units available.
I dont have a job but i do have enough money in the bank to be able to last me 5 yrs, I am having trouble because 1 the rental companys i think are just making money off all the people who apply and 2 they are asking for bank statements which i refuse to show because there is no need and in my case im offering 1 yr of rent up front, They can do a credit check and background no problem but to see what i spend my money on is just bs, I just sold my home in cali for 4x what i bought it for, So i could buy a home all cash but refuse to pay the crazy prices these homes in vegas are going for, Hell i would be upside down within a yr, Good luck on finding a place, I hope we can get one soon also

Im looking for a home to rent as of right now, Im from california and have noticed that alot of the homes i am looking to apply for in las vegas already have more than 40 applications, The way i see it is these rental companys are just scamming people out of their money just to apply it cost anywhere from 50 to 100 dollars, So imagine all the money the rental companys are getting just from people applying, I refuse to apply unless i know im getting the place, Mind you i am paying all cash 1yr up front so its either a yes or a no, Atleast that is how i see it

Both my parents were born in Butte, in the 1930s - Depression years. They lived just blocks apart and never met for their first 20 yrs in Butte. Then after they'd both moved to California, they met by accident. I visited Butte once and thought it beautiful country. Big Sky Country!

Great points, but sadly moving is also out of budget for many people who can’t afford high rent here, so people wait out for affordable housing. Renting a uhaul and doing it yourself is the cheapest way, and will still cost as much as a month or two of rent depending where ya go, plus there’s the deposits for where you move (app fees, etc fees, first and last month deposits) on top of the moving cost. 🤷🏻♀️

I have been in Vegas for 6 years, never liked it, to be honest. Not my vibe, I hate the desert landscape and the heat. After 6 years I'm finally moving back to the Bay Area and I DONT regret it. My apartment here in Vegas is $1,500 for 2 bed 2 bathroom, its going up to $1,700 it I was to renew it and now they want $2,080 for the new tenant. Not worth paying expensive to live in a city I totally hate.

I remember reading article after article from reputable local and national sources years ago that predicted that Vegas and the whole country would have a major housing shortage by now. I found it hard to believe back then because of all the empty houses when these articles were written back around 2012 to 2014 but here we are. Because they didn't build hardly any houses for years and the population kept growing at around two million people a year and when things finally come back people are going to want to buy another house because the lost the one they had.
It's getting alittle ridiculous.

You haven't mentioned anything about the water shortage that will hit Las Vegas from Lake Mead. Currently the lake is 36% full. The last time Lake Mead was full of water was in 2000. They will keep building new housing estates around Las Vegas and when the water runs out those properties will be valueless.

Left Oakland/SF Bay Area and moved and bought a home in NorCal. This pandemic really will help other towns in the long run. Cities taking advantage of cities and corporations like BART will suffer. Ya I was looking to buy something to rent out but that 30 day rule where you can’t do anything with the squatters rights when they don’t pay rent it’s just very sad and i think it’s almost everywhere specially in California where property owners are being crushed.

Shit, I was looking to move back out there because Austin cost of living has gone crazy because of all the Californians who invaded over the past decade and made us San Francisco South. The apartment I first lived in here has almost tripled in rent in that time and it's only 600 square foot 1 bedroom. Used to be cheap as hell here. Now it's no longer worth it, and I missed Vegas. Looks like t may be tough to do right now. I could go to San Antonio and it's much better, but I'd rather be in Vegas.

I'm moving to Vegas from Jersey. We been went through the rental hikes. In 2014 I pay 725 for a one bedroom. Now all one bedroom in the area start at 1200. That's with no washer and dryer in most places. Plus are taxes are high af. Las Vegas would be a upgrade to me at this point.

Supply and demand. The laws in place in some parts of CA raise the costs of building new places to live so high that companies would actually lose money if they build (supply). Years of those laws with an increasing population (demand) causes major problems for many people.
ET Money:. China has bought up sections of Vegas. Condos included like west side.... Many are foreign owned. Once again it has nothing to do with politics in u.s. it's all about $$$....they short supply and drive up prices... everything from t.p. to now lumber.

I know this is a year old but the price for a one bedroom is freaking CHEAP. My mom rents a two bedroom in Henderson and it has a garage for $1500 (I think) After they sold their townhome for over twice what they paid for it.

What is the market for just renting one room and living with roommates? Renting a single room is less expensive than renting a whole apartment. Renting a single room should be faster because you don't have to go through a big background check.
Nevada didn't get most of its population from births...people moved there from other states. Love how people who moved from NY, FL, etc... now blame people from CA. People love to complain more than sex.
Lumber storage has nothing to do with the current house storage. If you look at new home build history you will see that since the 2008 crash new home builds have been way below the number built pre-crash. Home builders got hurt in the 2008 crash and have been slow to return. Lumber and other material have been a short term issue but housing storages take years to become a problem and it will take years to build enough. Home builders are also focused on higher priced homes where there is more profit.
Few landlords can afford to rent today because of the eviction moratorium. Why would a landlord rent when the government says the renter doesn't have to pay anything and can live in the property for more than a year while the landlord is still required by law to pay mortgage, property tax, insurance and make repairs caused by the renter? I get renters think landlords are all billionaires but the reality is most make $0 or maybe $100 a month on a unit. They depend on rent income to pay the property's expenses.
The moratoriums are ending but this experience is going to cause many would be landlords from thinking twice in the future. They're going to expect much higher credit scores, maybe more month to month rents, etc... Now that the government has shown a willingness to take their property without cause or compensation the risk to them is much higher and they will cover that risk with higher rents. So just like home builders getting burned in 2008 and being slow to return it looks like renting is going to be much harder for years to come.
Nevada is becoming the new California with the rising cost of rent and homes. I responded to one of those rental scams yrs ago and person wanted me to send money saying they were out of state, luckily i did my research and found the home was actually for sale! True CA has state tax but Nevada has a lower minimum wage about $5-6 less than CA so you're not getting ahead by moving out of CA and there is still food tax in Nevada so you will pay one way or another.

I was thinking of moving to Las Vegas myself and when i checked on rates for apartments across from Mountains Edge neighborhood where you did another video at Exploration park they were going for around $1,625. Not sure if i wanna brave the summer heat out there to save a couple hundred on rent 🤔

You are exactly right. The investors, super wealthy are buying homes as investments and in many cases, to put on short term rentals like AirBnB. I'm in the Smokies of east Tennessee and our housing prices have doubled in four years. It's everywhere and it's not political. It started before Biden and will continue until the wealth divide gets smaller.
This is why other countries make us look so stupid.
99% of this country built the wealth with hard work and we're the ones who can't afford an inexpensive reliable car let alone to buy a small home for our families.
That's also why you're seeing jobs not being filled. We've all had enough. We found better ways to make a living.
Home prices are based on supply and demand, not just cash buyers. When Las Vegas got hit hard by the recession, there were many cash buyers paying for homes in the Vegas Valley because there was a huge supply of homes and only so many people were able to buy with or without a mortgage loan. Even with so many cash buyers purchasing homes here, it took years for the real estate market just to get stable.
I'm in the military and my next base is Creech AFB. I wanted to move off-base but these prices are insane. I'm probably gonna stay on-base even though I don't really want to lol
