    Southern Nevada is definitely on my list since I'm so used to city life and I'll probably want to live a more active type of retirement with a variety of entertainment options nearby.

    In Massachusetts, I pay $6200 in property taxes on my 985 sqft house 🤦🏼‍♀️

    Love and agree with everything you said Jacob, my biggest concern is healthcare for seniors - I heard healthcare is not good in the Las Vegas valley and very expensive. Some of us on the West Coast are spoiled by having Kaiser which is good and affordable. . .
    Still considering it though . . .

      Assuming a retired person is on Medicare Advantage. Healthcare is modern and efficient once you are hooked up with a good primary care physician. I've been in Henderson for a year and I believe every specialist that I have seen, 6 so far, has been very good.

    Lets talk about the other side of the story. I've lived in Vegas for 12 years, this is my perspective.
    1. I always thought locals were very friendly up until about 5 years ago. There are still a few friendly folks, however most locals are rude now.
    2. Sky high crime everywhere!!! Including the two nicest areas Summerlin, Henderson.
    3. Worst drivers anywhere. You can't drive for 5 minutes anywhere in Vegas without seeing RUDE DRIVERS, Exhibition of speed. People going 60 plus MPH in a area where the speed limit is 35! PS- I travel all over America with my job, Vegas has the worst drivers of any place in the USA.
    4. Not enough visible law enforcement on the roads, that's why everyone drives like a maniac in Vegas!
    5. Very few decent jobs that pay well in Vegas!!!
    6. Homes prices went up bigtime the last year. Good luck selling the house you over paid for!
    7. Vegas is the most transient city in America! Very few people stay in Vegas for the long haul. Mainly because people can't find decent employment here! Hard to make lasting friendships because its VERY, VERY, transient in Vegas!

      Forgot, one last important thing. Healthcare in Nevada ranks 48th in the nation according to a study done by the Common Wealth Fund and many other studies!

    I live in Tacoma WA bout 45min south of Seattle and property values & taxes are skyrocketing. My house in the last 4yrs has doubled in value and I paid $3750 in property taxes this year. My house is paid for & I'm retired at 45yo, blew out low back working & had 6 failed back surgeries, and I've been looking at Panama & Portugal but I do really like Vegas & have been considering there too.

    I’ve been planning on retiring to Vegas for many years now. I have less than three to go so I’ll be leaving Taxifornia in the dust! I decided on Vegas because of all the options it provides so I don’t stagnate in my retirement. I also appreciate how Vegas honors veterans like me. Because of you, my wife and I hooked up with Laci last year and found the perfect resort style condo to buy. Thank you for all of the informative videos you’ve made over the past years!

    My wife and I were pumped to retire to Las Vegas but a few things occurred that changed our minds. First, pretty much the takeover of government by the democrats especially California/Seattle/Oregon type democrats makes it a high probability that Nevada will get f*cked up like those states whose populations are fleeing after voting for laws and taxes that ruined their states and now will continue voting the same way in their new state. I wouldn't be surprised to see a push for a state income tax to be imposed within 10 years. Housing prices are headed through the roof because of these California transplants who sold their overpriced houses in their home state and bid up the house prices in Nevada. Rent price increases will soon follow. Crime is getting worse in Nevada along with the homeless street people. I fear the problem will become more widespread with homeless $hitting and pissing and dumping drug needles in the street just like San Francisco and other California cities. Water supply seems to be increasingly a problem with a emergency declaration coming shortly if not already being called. What will happen to residents' water bills if some sort of rationing or restrictions get declared? (Again just like California) The desert wasn't meant to support as many people as are there and want to move there. I'll visit as long as it is entertaining and affordable but not moving there.

    You forgot one thing that's important to retirees in the part about housing. There are multiple 55+ communities in the Vegas area. Sun City Anthem (the best in my opinion!), Sun City Summerlin, Sun City MacDonald Ranch, Alliante, Ardiente, Dallas Webb Lake Las Vegas, and more. Each has a different feel and lifestyle so you can find the one that's best for you. Most of them have very reasonable HOA fees but provide lots of opportunities for activities.

      If your dead set on living in and around Las Vegas as a senior.. Your best option to live in a 55+ community with guarded gates otherwise it's riff raff city

    We will be retiring there in early 2025, right next to Charlie Frias Park where you filmed.     We visited Las Vegas almost every year in the 90s, all different times of the year. Las Vegas, Summerlin, Henderson, Boulder City, all nice areas. We think it would be a great option for retirement.

      I am one of those Cali plates. Closing on a house end of Jan 2022 North Vegas by VA hospital. Don’t worry, going to change plates asap.

    Jacob, I rarely comment, but love your content and am a subscriber.
    Take a look at Lake Mead. The drought is no joke. Running out of water is not a tin foil hat idea. When there's not enough water to turn the turbines, then what?
    That said, the locals I've met love Vegas living. I've enjoyed the casinos that the locals play at. The scenery is superb. Mt Charleston is awesome, in spite of the lodge burning down. There's baseball, football and hockey. Multiple good reasons to move to Vegas, but the water issue can't be ignored forever

    I live here in Vegas and I am scared about the future of Las Vegas. Water. If you go to Lake Mead you can see how low the lake has gotten. I know the river continues to flow, but if the Rocky Mountains don't get the needed snow which melts into the Colorado River it could effect the the overall water levels and flow needed to provide us with water needed. Also we seem to be taking out more water than nature can replace.
    The Vegas Economy. Our city's main economic driver is Gaming. If the economy takes a hit across the nation people will not have the money to come to Vegas to gamble. This in turn could crush this city. There is really no manufacturing here (maybe a couple businesses) but all the other businesses are dependent on gaming such as retail, services, and ect because the people who work in the gaming industry spend their income on all these other things.

    Thanks for this video. I am 69 and still working full time, and now because of COVID I can work from home. I want to relocate from Burbank to Henderson, preferably either Green Valley South or Black Mountain (old Henderson). I do not have a house to sell so I won't be buying. Can you give me advice to get some local help with renting. I was in town in January, and prices have gone up by 25% since then. Thanks again for your help. Chris Roth

    The weather is great, but there's no water and the little bit there is, is almost gone. And sadly, what happens in Vegas, is too dependent on what happens with the lunatics in California, in so many arenas. And the favorable tax situation is changing as Nevada becomes bluer. So there's a LOT you can't depend on for long term benefits..

    If you retire in Vegas you have to have a yearly income of about 50,000 to rent. Low cost housing is full up. Best to buy a home if you can find one or afford one. All kind of rental tricks so be careful.

    I'm retired now, but I think I'm staying put here in Hawaii..yeah, I know it could be costly most times, our governing body can be as frustrating to deal with, and being in the middle of nowhere we just couldn't hop into our vehicles and drive off to any state of our choosing. Another reason is I just might go bankrupt in less than a year of residency there, I just love playing in the casino(s) which we don't have here..and finally, doubt I could deal with six months of too hot and six months of too cold. There are 20 gold courses here within ten miles of my house, and Vegas is just a flight away whenever I get the itch..nothing like the ocean only a few minutes walk away. But then, that's just me//

    Carson City is my choice for my retirement location. It has the small town feel, yet it big enough to have all the places I'd want to shop. Everything like Lake Tahoe, Virginia City, and Reno is a short drive away, but the best part is it's only a 2.5 hour drive to see my my Son & Grandson.

    Retiring in 3 years, can't wait to get out of Cali. Been eyeing Summerlin or Henderson. I saw your video on the northwest area, wasn't considering it as I heard you have to be careful of the expansive and contracting soil there.

    I'm retiring in less than 4 years. I'd love to retire in Vegas. Unfortunately I'm a Canadian and could never become a US citizen unless I could sneak through from Mexico and claim refugee status. If I'm lucky, Biden might even give me $450 grand.

      The only way you’d get any money from the US is if you file a lawsuit for damages suffered by your children (malnutrition, lack of medical attention, etc) as a result of the Trump policy to separate immigrant parents from their children as part of an inhumane attempt to deter immigration.

    Be careful if you are older and need some serious medical attention. Nevada is pretty low on the quality of health care facilities. If you get sick be prepared to travel for quality medical care.

    As long as you have crazy people with their ridiculous political views that votes for stupid governor, count me out. I'll stay in Florida every day of the week. It's every bit as good as Nevada or better.

    Too risky for a newcomer. Nevada has conservator abuse. Anyone can scam a senior and take all assets to fritter away. The judge can rule without involving the senior. Free Britney? Free Granny!!! The intro on roller coasters and water parks is funny. That’s not what they’re looking for. Whiling away on slots might be a consideration. God’s waiting room.
