I bring my two super cute kids, bring an open house survival kit in a gift bag (canned coffee, water, snacks, business cards), tell them I'm a lender and like to go meet people at open houses, talk for 5 minutes (unless it's really busy), ask them if it's ok if I call Monday to see how it went, and then follow through Monday. I call, chat for a minute, and ask if I could take them to coffee and learn about their business. At the meeting I say my job is to first and foremost protect their paycheck. Selfishly, I get paid when they get paid. I protect their paycheck by representing them well in competency, communication, and most importantly character.
I sit here and listen to your podcasts late at night when I can't sleep. It's my only time I can fully focus on the content you are posting due to family distractions, work calls, etc (other than my car rides to work, which are short). I appreciate what you do and have been implementing your strategies into my business. 10/10 you are killing it!
Hey Dustin, my name is Emanuel Perez Im a new listener and have listened fully to about 10 of your episodes here on UA-cam exclusively. I got to say I admire your work and personality. I am currently a car salesman and I am looking forward to become a loan officer and work exclusively self generated leads at my own schedule. I'd love to meet you in person one day. I live 1 mile away from your office on Lee road and wymore.
Brand new LO. It’s taking me ridiculously long to start between waiting three months for my license and about another two months setup. I’m gonna try the 12 week challenge you spoke about on the episode about getting more agent partners.
This is very good content! Being on the newer side of self-generating leads, it is a struggle to know where to start. I attended some open houses with my previous company, but not with my new company yet. The "survival kit" is great! Just need to know if I can store a helium tank in my car LOL. I can start with the waters, snacks, a speaker, and some air fresheners first.
Hello Dustin, Love this idea! I’m starting out too and searching for a good way to meet realtors that are somewhat new but ambitious. I just looked up open houses on Zillow, googled the agents hosting, but almost all of them seemed pretty experienced. Is it the time of the year, or low inventory? I feel a bit awkward now showing up… shall I still go? Thank you!
Hey Lana - great question! Keep in mind, you'll only get better by doing - and you're there to make money, not friends. It might feel a tad awkward at first, but the more you attend - the better you will be. 🤙
Hey Dustin, i'm a brand new LO. About to start next month. What type of branding or marketing should I be focusing to start of strong? Also, I'm a home inspector, so I have a small client base of realtors. Should I hit them first?
You need to get out and get belly to belly with referral sources. Plan to meet with at least 60 within your first 12 weeks. Start with the Realtors you already know.
Watched prob 70-80 of your episodes. Always leaving with more than i came in with. Thanks DO and JC. I'm a young MLO for RKT and I am about to get an additional state to be licensed in...and it's my home state! I hope to use these methods as soon as my license finalizes!
On track for 30 deals over the first 6 months in the business band I work 5-10 open houses EVERY weekend!!
LFG Chris!
