    Great video. I love being able to see what's going on up there. Check out all those new builds. Looks like both San Diego and Northern Nevada are still sellers markets. They're also both an outdoorsmans dream. Those homes at 9:05 remind me of what I saw in Sommerset last time i was up there. We don't really get new single story construction like that here in SD. It's so nice not climbing stairs.

    Be honest to your sellers and tell them that the party is over, prices are going to come down at least 35% from here. Then buyers like me would feel more comfortable using real estate agents like you.

      @@MrRagusawitz 35% seems excessive for our area, but a price decrease is inevitable with these high interest rates.

      The comps are what they are. When the price of the comps comes down, sellers and buyers will all adjust. I can see being a little frustrated by things like rate buydowns that keep prices high but that's something the builders are doing. It's not reasonable to task a realtor with finding you a $500K house for $325K based on future price predictions. Or for sellers to lowball the comps because on future price predictions. If we want low prices, we'll have to wait. As we say in the options market "It sucks on the green (long) side of the trade right now". That's why I trade options. I can be on the red side of the trade without having anything to sell.

      I have been in real estate most of my life, and for the record, I like these guys. Real estate in most areas is sucking wind, and I feel like agents are still trying to revive what is already gone. The days of bringing a picture book of the family and all the hoopla is over. Feeling uncomfortable with an aggressive buyer is okay. If you are an agent, you had better prepare. Feeling uncomfortable is part of any job, think twice before throwing away buyers. @@jamesofsandiego

      Use that google link and search 2-1 buy down. Its not a traditional adjustable rate banwagon

      @@LivinginRenoNevada The bones of it are the same. What happens to your rate after the teaser rate expires? It goes up to the market rate, correct? That is an adjustable rate mortgage, buddy.

      @@NMSUbanwagon it’s a strategy and doesn’t make sense for everyone. The “teaser” rate you’re speaking of is typically negotiated and being paid by the seller. Buyers also have the option to permanently buy their rate down. Again, 1 strategy to help with higher rates. Never pushing anything, just bringing options.
