do you carry your own insurance in addition to the property owners insurance policy..also does the landlord need to let their insurance company know that a STR is being operated to avoid a denial of a claim if a fire or something happens?
yes and no you don't necessarily have to have separate renters' insurance but it's always best to get that extra coverage, just in case, and I WOULD say no the landlord doesn't have to let their STR KNOW because if a fire happens it happens, it's still covered under the insurance i would use discretion it depends on the state and their specific insurance carrier

Sean, I have a 4 bedroom 3 bath 2 car door garage(2350 sq ft). It's really a nice home I'm not sure that the location is all that great for hosting a AIRBNB property. I'm less than 5 miles to main attractions(shopping, eateries, etc.) quiet neighborhood surrounded by elderly people but I don't have any amenities at my property too make it attractive I feel to be an AIRBNB property. Should I upgrade the property with a pool, hot tub, and pool table etc. I really would like this to be my first AIRBNB property because the home is really nice. Any ideas????

@@camillekoko97 me too. I would say rent a 2 bedroom 1 bath, 1100 to 1400... rent... then charge about 100 per day. In abnb So you'll make about 3k a month, minus the rent, so final take home is about 1.5k month since you also have to pay for electric, water, etc...
@@janjoy9759 you also need to pay for any damages, all the cleaning, if you provide anything it’s all out if your profit. Even laundering the bedding costs you. Your profit isn’t simply the payment you receive minus the cost of your rent.

So obviously don't go to landlords who "have tenants on waitlists", go to the ones that have multiple vacancies. Stop overthinking it. Take action!

It just blows my mind that you’re able to Airbnb out properties that you don’t own. Our bylaws here in BC wouldn’t allow for that, or if they did, the landlord wouldn’t allow it. We have a housing crisis here and there would be an uproar if people were taking long term rentals off the market and turning them into short term rentals.
Okay so I manage 15 properties for cleaning and just got into the management side of it. All ways great until I hit 4 properties I manage. I set them up all accounts and I don't want to do anything with their money. They just pay me a flat fee for being point of contact and coordinating cleanings. That occupancy is low. And you mean annual revenue? Profit would be that number minus your costs.
Any manager actively managed property using a dynamic pricing strategy will do better than that
