Leesburg. We lived 3 different places around town. The last one was across from the Tally Ho theater downtown. I've lived all over the country, but Leesburg is what i consider home.
I moved from Virginia Beach to Roanoke Va in 2000 due to traffic as going to work 13 miles away was a 1 hour drive if you were lucky. Roanoke is a railroad town with less than 100k and rust hour is maybe a 15 minute delay due to a traffic accident.

I live in Leesburg, love it, been here about 5 years, prior to that I lived in Clifton for over 30 years, a cute little town in Fairfax County caught in a timewarp, untouched by the surrounding development. But downsized and wanted a little more action. But looking to buy property in other parts of the state, something in Onancock, and something in Lexington or Staunton.
What about Fredericksburg? While it’s on the edge of the DMV, you still have the express lanes to get you into DC. Shopping is abundant and the downtown area is steep in the country’s rich history, surviving both the Revolution and Civil War. Housing is a bit high here but that’s to be expected with the proximity to NoVA and DC.
You hit the ball out of the park with Staunton. (Pronounced STAN-ton). Great area, fine folks. Close to good jobs, doctors, etc. considering how rural. I-64 and I-81 are there, so you're not isolated. Home prices are good.... If you like Staunton, consider Lexington as well....

Tazwell is SW Virginia. Very pretty. good folks. Low housing costs. Look closely at where your doctors and hospitals are located. You won't find many high wage jobs, if that matters. Fall and Spring are wonderful. Summers tend to be on the warm/cool side. They have as much as some Winter.
Don't move to Lynchburg Bedford or surrounding of those areas in Virginia. do your homework one thing I still can't get used to its personal property tax on my car vehicle every year if the first time we received this bill we will like you got to be kidding me but you get used to it. Make sure you do your homework and you can afford everything good luck.
I have been living in Virginia for thirty years. Being from New York City I have been fairly happy here. I now reside in Virginia Beach but I lived in Fairfax for twenty five years and it’s very expensive. We lived in the Tyson area. I do miss it because it’s more city like. Virginia Beach is lovely but not a whole lot to do as far as culture is concerned. But it’s all good I love the ocean and I’m ok here in this nice city
your videos are very informative! i'm 14 years out from retiring. currently in south florida, originally we are from MN/OH. think that's too cold to try an re-adapt to. maybe VA? but it has to be a good place for my son to work and live too at that point
The weather's lovely here, my friend! Employment abounds here, both full-time and side hustle opportunities are aplenty. And in 14 years, hopefully construction on I-66 will be done so y'all won't have to worry about the traffic like us now 😂
Born in Alexandria and have lived in Reston, Clifton and other No. Va. areas. Basically, if you aren't above middle class economically forget all close to DC locations. Traffic is miserable, people are stressed, and only the affluent can enjoy the amenities. I am in Warren County now, which is better for me.
Love that you’re in Warren! And you’re not wrong in that it’s a crazy fast way of life in so many ways. You don’t really realize how intense it is until you go to a diff part of the state/country. Traffic tho 😂 I felt that in my soul
I've been thinking about moving, I was thinking about Virginia, I'm a nurse, there's no way at all I can afford it, I've seen some other towns that's easier on the purse, but a lot of them were ridiculously dangerous, I'm trying to get out of that environment, times are definitely changing, my town I live in used to be a small country town, very pleasant, it's almost unrecognizable today, and I'm ready to leave it, and I've been researching different states, and the cost of living in most of them, a regular person like me, I'm getting worried 😢😔
In VA, Arlington Co. and then Fairfax county have the highest cost of living due to proximity to DC jobs, next being Loudoun Co. IMO, McClean, Fairfax. Co. is the best city to live in if you work in DC, has a family to raise, and money is not an option. It has the best public schools, close to everything, but very, very expensive. Ashburn, Loudoun Co. is a best place to raise a family if you don’t mind a longer compute to DC, the housing is about 40% less than McLean. The metro trains comes out to Ashburn, and has stops in Herndon, Reston, Vienna, etc. to DC, but compute to DC will take about hour and half. There are many other great places to work and raise a family, but it all depends on your budget. Outside of Northern VA, my choice would be Charlottesville with a cost of living being just over 3% of national average. You can find employment at University of VA, UVA hospital, Northrop Grumman to name a few.
Not surprised most of your picks are in NOVA since you are a real estate broker in that area … this is not Virginia and you, my friend don’t know what Virginia is all about.

I'm happy so many people stay away from my small town. I am 25 miles from the nearest road bigger than 2 lanes. I'm in between to cities. And I'm at a major lake. The cost of living here is low enough that I have retired at 47 to build a micro farm. Moneta VA has enough people. No one else is necessary.
