    Good explanations Madam.. I am a former Philippine realtor for over 20years before becoming a USA 🇺🇸 Citizen and I have been warning some foreigners buying real estate in the Philippines the wrong way and not even consulting with the lawyer or realtor. I find them only listening to their girlfriends or boyfriends they met online. I hope they find your video. More power .. Mabuhay 🇵🇭.

      As I know a foreigner cannot own a property in Philippines ( land , house ) resort ) .you need to be married to Filipina or Filipino .

    Cool I'm eligible. I'm former filiIipino citizen and born in Pinas and become a US Citizen 34 years ago I bougth less than 1,000 sqm of land. thank you for making this clear.Now I don't have to worry.

      You can elect to become a dual citizen and not have to worry about any limitations or restrictions.

      If you were still a Filipino citizen when you gave birth to your child/children you can apply for late registration of live birth to the nearest Philippines consulate in your area. They are automatically Filipino citizen (if when you gave birth to them, you were still a Filipino citizen). I did that to my children. They have 2 passports now, and they're so proud to go home showing their Philippines passports at the immigration.

      Why are these problems (Filipino Citizens, born in the Philippines ) appearing now. There should have been Laws whenever a land is purchased by a Filipino, born in the Philippines or naturalized citizen in another Country ( USA).

      Not rally because this are loop holes. They do have national lwas but neglected because the rich from other countries that are fro corrupt government are buying out the laws. Like Saudis Arabia amd, Chinese and Russian tycoons. America isn’t no longer a country due this factor. Some Foreigners immigrants are able to buy land in America because they live there for 10+ years but those aren’t the ones to worry about it’s the rich tycoons that exploit /steal tax payers money to make large purchase gains to change the state for their agendas. Perfect example California and Hawaii became toxically expensive that locals can’t buy. You see the meaning of gentrifications or you can’t comprehend the issue because you a woke pro foreign hypocrite liberal?

    Something I wish the USA would do!
    No property rights unless you are a US citizen!!!
    Most other countries do this why don't we??
    Also business must be 51% US citizen owned to operate in USA!

    Very good summary, covers what I have heard and read. The question I have is ,why is the constution so restrictive on land ownership? Also why would any foreign money invest in property development if they only owned 40%, seems like the Philippines is starving its growth?

      If foreigners are allowed to own property in the Philippines, it will be the start of modern day invasion and slavery. We Filipinos will be outcast in our own country. We will become servants to foreigners who own our lands and beaches. Not to brag, but the Philippines is a resort country or a bigger Hawaii but way cheaper. So if foreigners are allowed to own land, the Philippines will be their vacation home while we become thier servants. Foreigners however can own condominium because technically you do not own the land.

      This is one way to protect the Philippines from being bought and owned by foreigners who want to colonize the Philippines by disguising as buyers of properties. The Philippines is a paradise; any foreigner would want to live and own it.

    My great , great grandparents were born, lived and died before the adoption of Philippine Constitution..in 1935.
    Since then , I am now 74 years old dual citizen and I firmly believed I am lucky more than most.
    The UNLUCKY PART IS THE NON ATTENDANCE OF TRANSFER OF TITLE ON BEHALF OF MY WIFE'S INHERITANCE .. WE SPENT A LOT OF MONEY AND ALL THINGS RUN IN CIRCLE AND MY WIFE DIED NOW AND I DO NOT KNOW WHAT TO DO WITH OUR MONEY SPENT IN THE DEVELOPMENT OVER 13 YEARS .
    THE TITLE HAS NEVER BEEN TRANSFERRED TO HER OR TO US AND WE SPENT LOTS.. AND LOTS IN HOUSE REBUILDING.. APPROXIMATELY OVER SEVEN MILLION PESOS AND THAT SMART DELAYED FOLLOWING THE CONVOLUTED PROCESS
    THANK YOU , I AM GOING NEXT MONTH FOR ANOTHER CONVOLUTION OF SOLUTION OR NON .. EXPECTED TO BE TRANSFERRED.
    AGAIN , NEVER FINISHED. MY WIFE DIED OF WAITING.

    Yes, foreigners can own condo units in the Philippines since a condo unit is just a 'sky space' in which the buyer doesn't own land, except as part of the collective corporation to which the foreign buyers will belong to as a minority of the total ownership.
    While some foreigners who buy condo units may also be intending to live or retire in the country as owners of quota immigrant visas, business visas, investor visas or retirement visas, some will buy condo units for repeat winter visits only. The investor visa doesn't cover the latter as it has other requirements.
    It can only be hoped that there will be some extra leeway, encouragement and security in the form of a special visa type for repeat visitors who buy condo units for that purpose.
    All foreigners who buy condos in the Philippines are part of a win-win for buyer and the country.

    Very informative video. Answered most of my questions. I do have one question though, I fall on that 6th exception, can I own lands in 2/3 categories? Say I buy residential land (max whether city or rural), could I also buy commercial lands elsewhere?

      Foreigners can not buy and own land in the Philippines but most Filipinos still don’t have land or can not afford it because there is no investments coming in from outside the Philippines. 😊 trying to protect Philippine land but it can also hurt the poor who got no jobs.

    You can own property. Condo is real estate property. Only land you cannot own but you can lease land for 25 or 50 years.

    I'm glad, and not to worry, I inherited my parents 25 hectares land with my 5 siblings. I am planning to go home planning to get dual citizenship because of my share. Retiring next year and probably stay there...right now, the estate is in form of a Corporation. Currently, The property is rented by DOLE, my siblings and I have equal share of the income.     Bad idea. The investment will crowd out the locals. Let foreigners lease. Rent vs Buy ratios are already in bubble territory.

    Hi jocelyn. I would like to clarify what I have understand in your explanation that I can purchase & owned a H & L property. I am a natural born Filipino Citizen and of course previous Filipino citizen when we purchased the property. Presently, I am British and Australian citizen now but residing in Australia. We ( me & my Husband ) bought a house & land sometime 2002 to 2004 and we were still Filipino Citizen at that
    Time, DOAS was properly signed but the title of the said property still not on our name and it is on progress. The property has been fully paid June 2014. It is legal for me to owned that H & L property, it is only 250 sq meters. I’ll be waiting for your reply.

    This land belongs to Filipinos. Kung magbebenta kayo sa mga foreigners dapat mga condo units Lang. Kung gusto nila ng land like beach resorts, upahan na Lang nila long term pwede nila tayuan ng facilities ayon sa kasunduan ng land owner . Yan ay upang hindi mawalan ng tirahan sa sariling Bayan at Bansa ang mga Filipino.
