I don't think the concrete is visually unappealing at all. By the time the residents put out some chairs and some flowers, you won't even notice it.
I was thinking a Shade Clothe Awning all away around to the Edge of the Concrete. And then have their Chairs and Table and Plants in pots.
It will blend in in time its better to have a lot of concreat and no damp nice job guys
My thoughts exactly. Property owner could put some fence dividers up and turn it into a patio area for the tenants.
Silver reflecting tape, around the top of the Ballard's, would be a nice touch. Especially at night
@@fisqualdefinite value add until tenants realize why it's actually there
As someone in a wheelchair. Concrete is my friend.
I don't see a "Sea of Concrete", I see a patio addition for each unit. It does not look ugly.
It looks great AND it seems to have fixed the challenge they were having.
Good Job guys!
I agree-nice outdoor seating areas aplenty.
@@markschultz1606 Yes, a few potted plants will soften up the overall affect, as well. Also, I noticed the roofs for all the buildings look brand new. The new owner's investing a lot into these apartment buildings.
I love how you didn’t back away from this challenge, but instead kept at it until you had it solved. It was a huge problem that 90% of people would have walked away from. So very well done!
Tough jobs like this some contractors will avoid. However, I feel like you learn a lot going through the process of solving a difficult problem and in the end there is value to be gained from putting in the work that others won’t. Great job.
Thank you J M!
@@GCFD I seen where you took that green grate and used your pocket knife to cut a drain hole but you were still worried about leaves getting snagged. A few seconds with a dremel you could smooth that opening that might help 🤷♂️ I have zero construction experience but just a thought.
@@GCFD here in the uk their are gulleys under every rain water pipe from your roof which goes underground to your main sewer that's where our rain water goes
@@GCFD don't houses over there have damp course in the walls below the floor
These longer series are really informative and show your thought process. Keep up the great content!
Thank you Jamy! They take a large effort to create so I'm glad you're enjoying
I almost cheered for you when the inside of the problem apartment was dry, well done on a great solution for all the apartments.
Haha, me too! :D
The cement looks fine; much better than asphalt. This highlights how important it is to account for drainage in new construction. That is an area you could consult and construct solutions. And you have to be there during the pour to assure your plan is 100% followed. A laser level might help in bigger projects.
Thank you coen!
Awesome job Shawn. You almost need a flap at the end that gets thrown up and drops down when no rain, water, but not an easy problem to solve. I think the concrete looks fine, I bet those renters love their new patio. Lots of grass vs concrete.
Yes the renters are thrilled to have a landlord who cares and to have their flooding problems solved.
@@GCFD I agree I think a flap would help but I’ve never done that I would leave that to the pros (that’s you lol)
Something like a check valve. Maybe a piece of inner tube cut into an oval shape to match the discharge outfall
A "pop up" - type of discharge (sideways). I'm VERY sure you'll come up with something- IF necessary!
Very complex job!
WELL DONE!!
GCF has come a long way!
I agree a flap valve is the solution. But you still need to prevent people putting there foot in the hole and twisting their ankle. A flat grating level with the top of the pipe downstream of a flap valve maybe could have been a solution here. Then you could lift the grating to get to the valve if it gets clogged with twigs and the concrete could be profiled so there was less chance of a trip or ankle twisting hazard.
There is nothing more satisfying than watching water flow away from a home!!!
Haha I agree. Especially when that was was a problem before and now it's flowing away.
Rewatching this series again for the second time this year
Me too
Thank you for all the time you put into your channel.
Watching a plan come together to solve a major problem is very rewarding. Thanks for the honesty when things don’t go right and for not giving up until the problem is solved.
Keep up the good work!
Thank you Scott! It can be exhausting filming and making these videos so I'm glad to hear you're enjoying them. This series for example had over 700 video clips and was quite daunting to get started with the editing process. I'm happy with how the series turned out!
Scott, you made a pun, but didn't put a smiley face...."all the time you put into your channel."🤣
@@GCFD wow! 700 clips and you edited a cohesive and coherent narrative. Be proud. This is a great channel; one of my favorites on UA-cam. Please keep it up as it is appreciated.
A bit of flowing concrete is far nicer than thick, water logged mud. Great work.
I’ve learnt so much from watching your channel. I’m in the UK on clay soil and am applying some of the principles you’ve taught us to drain water away from our building. In the UK we’re not allowed to have rainwater flow over our neighbours property. We either have to hook into the main storm water drains or have a soak-a-way buried under our garden. We are also lucky in that we can collect the water in rainwater harvesting systems to use for washing clothes, flushing toilets and watering the garden in summer.
Awesome Cat. I'm glad you've found value in my stuff. Keep up the good work, - Shawn
Shawn, I’ve actually seen a few outfalls here in wisconsin that have “hinged” covers on them. Prevents rodents from going in when it’s not flowing, and when it is, it pops open to clear out any debris. Again, still needs maintenance and may not be the best for every situation, but it is an idea!
Take the grate off and leave it off! Also I don’t think the ‘sea of concrete’ looks bad at all. Looks normal and actually areas for renters to put out flower pots and chairs.
Definitely does , they can sit and enjoy so it’s a win - win for everyone
Then someone will put there foot in the hole and could well break their leg.
Looks good. I would recommend using straw mats or hydro seed for those hill sides. Also if you use seed and straw put down a 12,12,12 fertilizer, it will help get the grass to grow and stabilize the hill side faster.
Great advice Rob. I don't use fertilizer too much but see the positive reasons. The grass came in well here, luckily.
The "sea of concrete" will be very popular with the renters. It makes the outdoor area very much usable compared to grass/soggy dirt.
And yes - the whole series here have been very entertaining and educational! It is great stuff.
That's very true. They might have the nicest unit now!
I think those tenets are going to love that corner area. That is like a bonus patio. Concrete is way better than the mess of bushes they had before. Another bonus is getting rid of that ground cover means less critters and bugs right next to their windows and doors.
Excellent work! Best drainage work on UA-cam!!!
Thank you Tristar! I just like sharing my work. I do think it's good 👍
I really appreciate the follow-up trips to show the end result. It sucks that the concrete over the pipe has already cracked.
that concrete was expected to crack so I wasn't worried about it. As long as it continues to work we'll be good
BRAVO my dude.. Bravo. Solution for lack of maintenance is PERFECT here. So much damaging water, now no longer going into the homes. Also, I personally dont mind that sea of concrete, the people renting that place can put BBQ back there and outdoor seating and stuff.
👍 Thank you!
This was a great project. Of course I don’t know if you made this recommendation but I would highly encourage all those trees on the backside of the building to be trimmed back to the property line or taken down if they are owned by the same person. That will help tremendously with the debris
I just made the same comment
I have seen and read a lot of the comments.About your work and your actions. From what I can see is you have a very good fan club .Who supports you in every way.God bless you and your wonderful work and crews.
Congratulations Shawn! There might be a formula for the quality of the concrete work. In the couple of years I've been following you, the concrete jobs have been on the small side and bang on. This has to be one of the most extensive concrete jobs.. so all day, multi day. When people get tired, quality can fall. The laser eyeballs that can precision sculpt a 6 foot run, might by shortsighted on the 60 foot pour. Thankfully your laser eye is always full bubble! What about a hinged cover on the outflow for easy cleanout? Get into custom metal fabricated outflow covers!
Yeah, Grandpa's here today! I love seeing him at the job site. As he gets older I hope they still bring him and a comfortable seat for him. Maybe we (you) could let the viewers know that your viewers would like to buy him a motorized, big tire wheelchair built for some what ruff terrain. I am pledging $100 USD towards this goal. It makes my heart happy to see him there!
Really good work! I like that you get back after rain to show us around. Keep it up, best channel regarding this type of work imo!
Outstanding series. Probably one of my favorite of your projects to date because of the difficulty factor.
Good job. I think you did the only practical solution for that apartment. I think the concrete was the best solution.
It's been working and had solved the problem 100%
Amazing work. Binge watching all these videos. Thanks.
Thank you John!
What a huge challenge this project has been! Great work documenting all the ups and downs, I really enjoyed it. I think the concrete looks great because we know it works.
Pro tip: IIf you want to compact dirt with the mini Bobcat, fill the bucket with dirt. More weight, more compaction. :)
@@jeepinass You can see in the timelapse video that it indeed does compaction. Sure tracked vehicles spread the weight over a wider area, but there still is weight.
@@jeepinass I am watching this farming channel. Mate has tracked hardware to reduce compaction on his fields, sill get's compaction.
I really enjoyed this series. Very satisfying to see a big problem fixed!
It is completely worth it, plus now those residents have a usable back patio. Great job one again!!!!
Fantastic series! Loved every bit of it. The solution looks and works great. It gives me good ideas for my property.
Love seeing the entire process! Thanks for doing all these parts!
Thank you for watching and commenting! - Shawn
Thanks for all your work on this one Shawn. Really very interesting.
You did this whole job without breaking a sweat cowboy ! Lucky for the real workers. , !
Maybe the biggest and toughest job on the channel and worth the four part series! Great work Shawn and there isn't anything wrong with the aesthetic of the concrete, especially while considering the functional nature of it. Considering the hassle it caused the landlord in the first place, it would pay them to keep right on top all the maintenance checks of the system. Spend a little time and organisation to save a lot of money and stress.
Awesome job!!! Love how well it works.
Loved the series , thanks for sharing all the hard work
A really interesting job and your solution is working a treat. The side exit point I would forget about the grate. Well done.
honest work, following up on the job, addressing any issues that arise--as always, exemplary work and a great explainer vid!
Great work. Thank you for making this series.
I like the looks of this project and am very impressed by how you handled it complexity. Love the 6" pipe threw the structure! Incredible and solid solution!!
I love your video, especially the before and after. Keep up the good work!
Very very enjoyable series Shawn. Thank you.
Excellent work. Multiple problems resolved beautifully.
Thank you for explaining your view on the downspout issue, thank you for showing the 'quality' problems, some people can learn from others 'mistakes'. The grate on the outlet must be bigger than on the grates inlet...
I own rental properties, and what you've done is perfect for rentals. If I owned that property I'd be ecstatic with the work you've done!
Great job, great series. Much appreciated.
great series, thank you for putting it together!!!!
Outstanding job Shawn on both the videos and the enormous project at the apartment building. The sea of concrete doesn’t bother me at all though I’m used to that. It really was a total necessity to the problem and it’s new walkways and back patios too. How this place got built in the first place is amazing.
Great job once again!!
You were right in your assessment and your plan proved out!
That’s gotta be the best feeling even better than the first mess up!
The whole project erases all of that!
Great job Shawn, you have done what you were asked to do and get the water away from the property, and using all the concrete has done the job and working well, i want to say the concrete guys have it easy when you have truck drivers like that and getting in so close to the job makes it so easy for them, looks really good and finished off tidy
I couldn’t wait to see how you were going to finish this job. You really did a great job!… You definitely have great problem solving skills!…You’re workers are highly skilled and seem to be likable people. A great combination to have….keep those video’s coming!…It’s a great learning experience for me and a host of others……thank you!……
Concrete is the best solution for that area. Makes it into a patio less work for the maintenance guys. Great job.
@13:03 awesome inside the chute look. Nice job and editing. I love you filmed the job in the rain to show all that work AND that you went back 8 months later and edited that into the video.
Outstanding. You are great at making videos and your actual work is pristine. Wish you were in the Midwest!
Always enjoy your video work and multiple angles especially drone footage! The follow ups at end of every video is always a treat love to see how everything drains👍🏼
Thank you! I also like all the angles. I think it helps to give a better idea of the landscape and overall area.
This was a long process but looks great now and hopefully no more flooding inside. You made it so the residence can actually sit out and use their backyards which is better than what they had with the lawn.
I normally don’t watch long videos like this but I’ve followed the whole project and I’m glad u resolved the issue with this site. U surely earned more buds with this landlord
The concrete looks fine outstanding work.Again the work you do is some of the best.Your Utube fans support you and your crew .
This is similar to Texas construction. Let us build right next to a slope, we can worry about drainage when the water damage starts rotting the sill plate.
It does seem like these problems would be apparent from day 1 of construction.
This job is the best advert for your skills there is! Well done to the whole team.
Yeah, I found ur channel after I fixed the rain gutter with the NO-No black pipe. I live in South Florida and I will redo with the PVC soon! Thanks for being a good instructor!
It is indeed a very tough task to eliminate the problem in this entire neighborhood but you did it with much professionalism.. congrats and great job done. 👍👏
Another great video. 👍🏻 the return visits are perfect way to end the video.
The "Sea of Concrete" was the best, passive and most permanent engineering solution. The only esthetic improvement I might have suggested would be to tint the concrete so it wouldn't look quite so monolithic. The plastic screen over the angled cut outlet pipe could be put on a stainless-steel hinge, allowing it to swing up and open, allowing drainpipe discharge if it becomes clogged from inside.
Excellent series! Excellent videos! The concrete looks very good...better than before.
You did a great job with this project. It was enormously complicated and onerous to plan, setup, and execute. I'm so impressed by the prowess of your planning and project management skills and only wish I could hire you where I live in Maryland! Thanks for sharing your projects, knowledge, and expertise with the UA-cam community. Much appreciated.
A1 job Shawn! You are becoming the man to go to for issues such as this. Learning as you go and paying for your mistakes and becoming the expert by OJT. You are admired for solving the issues at hand and facing them head-on, as a challenge. You are the only one I have seen that goes back on a rainy day to verify the success of the job under adverse conditions. Great ethics. Keep it up...I enjoy hearing you verbalize your strategies as you develop your plan.
Knowledge is costly, and do-overs are the price we pay for learning. Love the channel!
Good work! I appreciate the effort you put into your systems and capturing all the video
Thank you! It does take a lot of effort to make these videos so I'm glad you're enjoying them! 👍
Really enjoyed ur troubleshooting And you own up to something not being corrected....thank God for ppl like u!!! Keep up the great work!!!
I love that you made it work even when clogged. I would cut every other grate line off that outflow to let more debris through.
I enjoyed watching the series, you're exceptional at what you do. and more than that you take pride in your work. i learn so much from watching you.
Thank you Irving! I'm glad you are finding my stuff useful. - Shawn
Shawn..as usual , you were able to solve a major water problem. Great job.
Loved this series! 👍 The concrete offers residents an outdoor area to enjoy. They could install a pergola and plant grape vines if they want. I had a similar muddy issue and tiled the area and now we not only have better water management but another outdoor area to enjoy.
Thank you Joseph. It was a daunting task to get stared on the series with so much footage, but I'm happy with the results.
What a huge job this was, great to see the drainage system do it’s job.
I agree! I love seeing it working and doing what it was designed to.
Good job !!! Concrete looks good !!! It a provides a nice patio space and is functional against the water intrusive !!!! Keep up the good work !!!!
Thanks for sharing!
👍
I was literally talking at my phone, “Cut a few slats out of the bottom of the cover! Cut a few slats out of the cover at the bottom!!!”
I’m watching from the suburbs of Chicago and am fascinated by your methodical approach to each job! Way to go!
Dear Sean, in the four deliveries we worked with the same purpose but with different obstacles to overcome, which made it extremely interesting and entertaining, it was like a Netflix marathon !!!! As always my congratulations for the concern to obtain good results always arduous and decently, A hug from Buenos Aires ....
Great solution. Well done Shawn. 😀👍
If I lived in that corner unit that always flooded I would just keep a broom outside in the corner or even inside in the corner and every time I see debris covering that catch basin I would just sweep it off into the grass. Easy Peezy. so hopefully they keep it clear. Great job as always Sean and Harvey.
Wow this is one of the most amazing jobs you have done. An especially challenging lot location and grading, and you made it work! Your quality and persistance and fearlessness is an inspiration. Thank you for sharing it with us.
What a wonderful comment Craig! Thank you! - Shawn
this has being a very interesting series Shawn and i can imagine a lot of hard work and problem solving. Job well done! Your concrete guys are letting u down i feel and probably have run out of chances
This was epic, great job Shawn and crew. I must add the Drone footage was Fabulous!!!!!!
Love to see it! Good job. Very satisfying
Thank you!
Think you did an awesome job on that one. It was a challenge but it says a lot that you not only came up with a solution, but identified other issues and fixed them.
The "sea of cement" provides nice patios for the tenants. Some attractive pots with trees and plants will make it look even nicer. Definitely better than having your home flooded.
As a landlord myself, I love what you did here. Concrete is a lifesaver. There is nothing worse than having water issues at a property. Great job!
Overall good design on all those complicated decisions to make the system work even with the gutters clogging up, kudos on coming up with the final solution that works.
Thank you West! This was an interesting one for sure.
Awesome job! Epic series! Among the top 5 video series on UA-cam.
So cool how you come back when it rains and show how it works.
It’s my favorite part of the job Tony!
I've never followed u this closely before... thank u... all the different angles all the drone shots!! @@ awesomeee
Thank you Azhar! I'm glad you enjoyed the video. - Shawn
@@GCFD looks like one of your biggest project yet!!!
Good to see you overcome the challenges of this job.
Great work Shawn. A sea of concrete is definitely better than an impromptu indoor paddling pool plus it doubles as a patio really. Stick a few nice planters and a couple of benches and it will be an extra usable outdoor space.
Worth it yes. And for that green grate, that was exactly what I was thinking. Keep it covered for safety but open the bottom. You know what they say, great minds think alike!
Great job!! Thanks for the series! For the channel drain grate, could you install a "flapper" instead? It'll still keep the critters out, but allow the water (and its debris) pushing it out/open.
