It is a 8x20 Incredibox with solar package, tankless hot water heater, minisplit, and bay window. It was lived in it for 10 days but for personal reasons, owner had to go back home. The seller is leaving it with all appliances and the bed. Everything is new, used for 10 days. Full size Bed has a mattress cover on it. Apt size fridge, microwave. Stacked w/d. Still in the box. No w/d hookup. New owner would have to install. You can put the washer and dryer set up on a deck, insulated and it looks very neat and tidy.
Owner can email owner for copy of receipts for bed, low profile bed frame, fridge and w/d.
Price is $42,000. Home can stay on lot if buyer wants and gets approved by ITH.

That will be nice for someone, they can paint it any color they want and build a great deck. I think they mentioned in one of the lives they're not opening any lots for a while until well after Buffalo Creek is done so the opportunity for someone to have it on the Prairie is fantastic.

There is someone in the community that collects trash for a fee. It is free to carry your own trash to the recycle center.

@@rhinestonesandwrinkles I don't think that the Prairie lots are beautiful. No shade trees and the tiny home are sitting in the hot Tennessee sun all summer. Even this solar package need extra electricity to handle the horrible summer heat in Tennessee. The solar package needs at least two batteries. And more solar panels.

Why does "bay window" have a lower lower panel missing, you can see the particle board.

Hi I am the seller. This is brand new. Came like that with particle board. Iit is the standard solar package. I believe it is 4 panels. And one battery. Inverter is new. Like I said house is brand new. All appliances are brand new. Even the bed and frame. I only lived there for 10 days

@@rhinestonesandwrinkles If the math works for you, get a mortgage on your present home or an equity line and pay for the tiny home and start moving what you want there and in the meantime sell off your home. Maybe the lady selling this tiny home will give you a first or second mortgage until you sell your home. Use a real estate attorney and got visit Newport and the community and have the tiny home inspected.

What type of insulation do tiny homes have? Don’t they use shiplap anymore?
These original I-boxes are made from foam door remnants, and the R-value is about R-13. Tennesse code for regular construction is R-20 for walls, R-38 for ceiling and R-25 for floors, so this house doesn't come close to that. But since these houses are so small, you can get by with lower R-values, as they are easier to heat and cool. The newer I-box 2.0 is closer to about R-17. I think that the ITH stick-built homes use spray foam, and that would have an R-value of about R-20. Some of the wooden homes or those with LP siding might use shiplap siding.

2 inches (R 14) of closed cell spray foam insulation in the walls and ceiling of this steel I-box, with 6" under the floor. Closed cell spray foam has an R value of 7 per inch of thickness. The stick built and container ITH homes have 3" (R 21) in the walls and ceilings, and most of those have ship lap on the interior walls. The new I-boxes, built with the new steel panels have just over 2.5" (R 18) in the walls and ceiling.

Hows that resort in Crystal going?
From what I know, the Crystal, Nevada project is shelved at the moment. The authorities there didn't approve of Randy's proposal of an off-grid community. Officials want them to be on-grid (developer/ Randy has to provide infrastructure for that). Someone can correct me if I'm wrong.

@@inthesunbythebeach thanks for the confirmation. It's not surprising that the state requires Randy's proposed community to be on-grid. I've watched some of the trials & adventures of "Element Life/ Element Van Life" channel. They're a young couple and they experienced many challenges living off-grid in the desert. I think the (mostly) seniors in Randy's communities (and the state) wouldn't want those problems.

I know this place has only been lived in 10 days but is it complete? I mean, is there something else forthcoming like a deck or covered patio? Shed? Skirting? Trying to reconcile price. This original style 8x20 is for sale for $42,000 but the newer, more expensive 2.0 pannels is only $37,500 on the website. I know she is including a fridge and a full bed but that wouldn't account for price difference. Obviously anyone can sell home for whatever price they like I'm just wondering if I'm missing something. Is the difference the 'key money' that folks talk about? Do buyers reimburse sellers their 'key money' in addition to paying ITH new key money for themselves? I don't really understand key money obviously. Aside from the price of the house, what would we have to pay ITH to live here does anyone know? Thanks.
The situation with the "key money" that Randy invented is a greedy mess. I would want to get the information about whether "key money" is needed in writing directly from ITH. Sheila is including the solar package, which is not cheap, but I think that Sheila should make sure that there are four solar panels, because there could be less. Sheila should have this information in her paperwork from ITH. There is a washer/dryer (which is not installed, so who know how much that will be and it seems as though it is 240 volts, so it needs a 30 amp plug), so who knows if this unit is set up for that., and the "bay" window, which is extra and the mini-split. Unfortunately, it seems that ITH changed from installing the Mitsubishi mini-split to a brand that I was unable to find any information about. And I also did some research and it is not recommended that a mini split is not installed over a door. Oh, and this unit has a so-called "bay window", which Randy claims is worth $2,500. No, it is not "complete" as you define it. There is no mention in the video about shirting, tie-downs, decking, etc.. For my purposes, I would still be interested in this unit, if no "key money" were needed, believe it or not, I would use it as a climate-controlled storage place for my STUFF, because I am paying a fortune for that where I live. And it might be a nice little getaway. The lot seems to have a lot of room if you are into gardening and growing plants.
Did you add in the solar option that this unit has?
For years, Randy used the "Brand" name of "Mitsubishi" for the mini splits in his newly built homes.
While looking at this video, it appears the Mini Split shows a "Brand" name of "Comfort Aire". I guess the person doing the video was unfamiliar with Mini Splits. Hope that helps. @@inthesunbythebeach

You still need to pay the $10 grand for the lot than you get 2 years rent at $200
That is not true in this instance. $42k for home and you can keep the house on lot for $200 a month pending approval from ITH.
Where did that information come from? The 2 years free rent (pre-pay rent)for the lot fee is a long gone deal.

I have never heard the factory is moving to ky. That would be news to me. ITH had mentioned they may move out of Cocke County.

I bought the w/d to have plumbing and electrical installed to hook it up and then I had to leave.

It is all relative. Many people are living in an 8 foot by 16 foot. This is 8' by 20' with a "bay" window. The people who are selling larger used units want twice as much or more.

The Incred-I-Box was Never 15k. $20,000 for 8x16 and $25,000 for 8x20 with original panels. Price increased by $2,000+ a couple months ago.
There are a lot of extras on this home, each with large price tags.
It looks like it was made with left over materials.. Fridge i the bathroom? That's where washer/dryer should have been located. I would not have lasted 10 days.
The refrigerator is not in the bathroom.
@CandacePeters, go back to the video archives to learn more of this particular home design the Incredibox and materials utilized. The walls are from rescued remnant insulated door panels that otherwise would have ended up in some land fill. The amenities that are shown in this model is the added bay window, solar system with the four solar panels & one battery, mini split, on-demand water heater, a wonderful larger fridge than was designed for that space (it is NOT in the bath room) and a new washer & dryer that the owner purchased to set up somewhere to be determined. that is what I gathered from viewing the video.
That's because it was made from leftover materials. It's made from foam door remnants that were headed for the landfill until Randy got them for almost nothing and screwed them together. What you see is what you get.
