    The best part of Guadalajara is your neighbors. You can also live in Tlaquepaque, Zapopan, Tlajulmoco, El Salto. Any lifestyle that you would like can be found in these areas. I have a house in a Colonia. Very old school. You need pesos. But once you know your neighbors, they unlock the world to you. It is like 1960’s USA with Spanish.

      Thank you for sharing Phil. I'm currently planning two weeks in Monterrey, 5 days in Cabo with some friends, then one month in Guadalajara, one month in Puebla, and two weeks in Oaxaca. Then two weeks in Veracruz and two weeks in Merida maybe. My plan is to do a home-stay for two of those months where the host speaks no English. If you had four to six months in Mexico how should you allocate the time? Ty for your feedback!

      @@Re3iRtH Puebla is beautiful. I would encourage you to try to find at least a weekend in Guanajuato. That city is fantastic but the University kids are all employed to sign you up for a tour of the surrounding area. It can be a little much at times. I love the food in Oaxaca. But when it comes to Guadalajara, my heart is firmly planted there. Centro Guadalajara has so much history. The library is a treasure. The Rotunda is grand, Hotel Frances is worth it just to walk into their lobby. The Cathedral is beautiful at night. Templo de San Francisco is a must see. If you are there and see plexiglass on the walkway, those are foundations of really old buildings. A lot of historic things have scan boxes and when you scan them, they tell you the history. Centro Tlaquepaque is a great day trip with some fantastic restaurantes. Don’t take any tours for $100. For $20 to $30, you can take an air conditioned bus to Chapala, Ajijic, or Jocotepec. If you like earthen step pyramids, Guachimatones is only an hour away. The forests of Mazamitla are great, but that is better if you have a car. Taxis are expensive and no Uber. Don’t miss the museums in Centro Guadalajara. Museo Cabañas is so big that you cannot fathom it, until you see it. Of course, you can visit Tequila, but it is just another town. If you want to visit bars at night, I would encourage you to get a Taco at the Taqueria Gay stand and ask about their bar flyer. It tells you all of the gay bars and what kind they are. I took my wife to the trans bar and she was impressed with how beautiful the women were. I will probably stay in Guadalajara the rest of my life and I still will not see all it has to offer.

      I agree. Just get out of Gringo Gulch and the prices for EVERYTHING go way down - and your enjoyment way up. I wouldn't trade my neighborhood and neighbors for a new house in a fancier neighborhood. Just too much fun.

    I saw several videos on Mexican Relocation guide on Mazatlan rentals... The key is to find something more than just a few blocks from the beach... there are hillside houses that are maybe a dozen or more blocks from the tourist areas that are very reasonable... Unfortunately people ( expats) tend to think they need to be close to the beach and that is where they find higher prices. A friend of mine that lives in Guadalajara has a place just a block from the bus stop on Independencia calle and she got a huge place with 5 bedrooms and two baths for less than $300... So I thought it would be too noisy, but it was fine. So yeah keep looking! THANKS FOR THE GREAT VIDEO!

      Thank you so much for sharing! You are 100% on point! I was at the beach myself the other day and I noticed the huge disparity in properties just a few blocks from each other. The locals lived in shacks and all outsiders lived in the fancy homes on the waterfront...... It was just so amusing to me how the people living in the shacks basically have the same waterfront property as those paying millions of pesos. Things like this is why I love Mexico so much! Viva Mexico!

      6 years ago the wife and I spent a week in Guadalajara and the bus from PV only stop on both side of Guad . Guad. was showing its age but still nice , Churches and University in the heart of the city .I hope I can regain my health for South of the Border here I come Thanks for the Info , Jose !

      Noisy you get used to after a while. Tourists feel "safe" next to the beach, but in the "colonias" it can be safe and economical - you have to become part of the community. Be friendly and sociable - the colonias neighbors will look out for you, too.

      Ah, the PEARL of the Pacific. We were vacationing there last week. Been going there for 50+ years. For our money NO BETTER big City Beach town in all of Mexico. Puerto Vallarta is prettier, but way less to do than MAZ and the beaches are pitiful when compared to MAZ. When you want to get out of the heat and move to some place cooler, altitude 23800-3000 ft. that you can live year round and not die of the heat like in MAX (from June thru September) and still be 45 minutes to great uncrowded beaches with "0" High Rise Condos or Hotel? Take a trip to Tepic - 3 hours south.

      @@r.c.salyer3652 I like PV and have toured Mexico. I'd say PV, to me, is cooler than MAZ and the beaches South of town are very nice and PV seems to have more cloud cover, rain and an ocean breeze late in the day. I would not select Tepic though. I believe Guadalajara is better in quality of live than Tepic, but I really like Guanajuato for an inland city. Oaxaca can be a good choice, too. I sort of like hot weather and PV is livable except for those days without cloud cover - I shorten my morning walks on those days.

      I'm laughing. Once you make the leap - you'll say, "why did I ever hesitate"? I've met 3 different couples, that have moved from Florida in the last 1-2 years. One of them a 3rd generation Floridian. My advice; Where have you lived in the past; (altitude, climate, subburb or downtown city, etc ) that you enjoyed the most? Then find that in various Cities in Mexico. Take an extended vacation in those cities looking for the neighborhoods you like the best - or multiple mini vacations. then settle on what you like best then ALWAYS rent the first year to a make sure it was what you wanted and what you expected AND your neighbors don't party til 4:00 AM 40-50 times a year, before buying. Above all else stay out of Gringo Gulches, unless you don't speak any Spanish. By the way Guadalajara (GDL) has some very famous great language schools there that can get you up and running well in 2-3 weeks in Spanish.

    Jose, I actually stayed in that apartment in Guadalajara. Guadalajara is a phenomenal city with great people. It has the essence of the great country of Mexico. The greatest country on earth to live. All gated. Very clean. I Airbnb it.I am an American from Illinois. American/Jamaican. 🙂The area around Dr. Robert Michel. That's actually an area in Guadalajara.

    Jose, love all of your content and the fact that it comes from the perspective of a normal, average guy living in Merida. I was looking at one of your videos that covered gentrification in Mexico and your thoughts on a video and ideas that expats coming to Merida and basically changing the economic landscape by over paying for properties and thereby driving housing prices out of range for middle class Mexicans families and eventually causing a disparities between the have and have nots and the results being increased dislike of expats and increase in the crime rate as it relates to thief's. Love to hear your views as it relates to Merida.

      Thank you for the kind words! I have actually covered that topic many times. Long story short most of the Gentrification is happening by other Mexicans. Most immigrant/expats only contribute to about 5% of that which is not enough to really drive prices. Also Mexico is not like back in the US you can have to identical homes next to each other one selling for 50k and the other for 300k.     what a great video, love this.....one thing tho threw my researches,and from a few friends of mine is that mazatlan is saposed to be one of cheapest places.....my friend lives in Centro area and is paying less then 200 for a 1 bedroom house with private backyard,,,nothing special but still ok,,,,I think he's like 5-10 min walk to beach....a lot of expats there

    Yeah, many of the people that owns a house to rent dont know too much about internet and websites, so try going for a walk or looking in facebook groups and you could find some little hidden gems.

    Im moving from Merida to Queretero and one thing I want to do is figure out the best way to avoid paying 3-4x the rent for the deposit. That's when it gets way too expensive AND you can expect to receive those deposits because because some landlords are extremely shady. I'm dealing with that now at my current rental. The lease is over Aug 15th but the owner is acting shady about returning my $21k deposit. I'm gonna end up losing and there's not too much we can do as foreigners.

      Sorry to hear that. This is why you often hear how common it is to just "live out" the last few months of a lease without paying rent since you already pre-paid with the multiple deposits. This is what most people do to make sure they get the deposit back since it is not common practice to return it. Thanks for sharing and good luck in Queretaro!

    There are areas all over Mexico. The "primitive" towns can be very, very cheap, but they don't offer much of an infrastructure, but the areas are beautiful and so economical - the people are fine everywhere. Even in the hot tourist areas, rent can be cheap if you live in the local neighborhoods - I always prefer being away from the hot tourist zones. Moreover, finding a house - it's often a house to Mexican standards - you might need to do some simple upgrades to make it livable by modern standards. The saving grace is you'll spend more time outside doing things, eating out and visiting other places. The food chain is better!!

People that respect and accommodate the locals do well traveling, but there's a lot of "ugly Am." style travelers, too, that project the wrong impression. THEY would not be good back in the colonias.

    those places on the beach in Oaxaca are usually per week or even per night! they don't always say that in the ad unfortunately

    The houses that we saw that were huge and beautiful on the beach could house 10 people I believe the price was per person.. even in Mexico it cannot be that cheap

      All depends on the beach but yeah prices are always high because during the Summers the Mexicans Rent them and during the winters it is the snow birds

    I rented four different houses and one apartment.. the further out you go the cheaper the rent. Last time down I payed 140 month plus water . 5.00 month and garbage about same.. I rented the bottom of a house in Los cuntas veronos. Along the river for two fifty a month.. I bought a small concrete house in mapache. For fourteen hundred.
    Needed lots work fourteen orange trees.
    Water and power not hooked up but close .no Americans living here .

      @@PsychicZya I was living in pourta Vallarta old town and was building a house up on the hill across the river up the hill . My builder took me to see it . And I bought that day. It's small village
      In middle of no where . Such is life .

    I'm moving there in a couple of months. I'm still learning Spanish. When I'm looking for rentals online I make sure I do it in Spanish. It takes some extra time but I think the respect goes a lot further then not even trying. Thanks again Jose

    How about affordable 2-3 month rentals for snowbirds?
    The only option I know of is AirBNB, and that’s not really affordable!

      Hi there thanks for the suggestions. As mentioned in the video there are people who do short term rentals but you need to find them yourself online, or by cutting a deal straight with an Airbnb host. Also in the video I mentioned and linked a few groups on Facebook that do offer more affordable rentals. Best bet if you can not find something and want to travel on a budget is to stick to Hotels or Hostels which offer great deals if all you really need is a place to rest after a long day of adventuring!

    I imagine that the apartments and houses inside of developments will also have a home owners association fee - perhaps as high as $4,000 pesos or more.

      Depends. Most of the places with HOA out here are in gated communities. But they are not as common as they are in the USA, in fact still rare to see out here unless you are in a wealthy development

      Each website is different. I suggest you play around with it a bit and use Google translate to help you along. I think there are also some browser plug ins you can use to help you translate the pages. Good luck with everything! Hope you get to figure it out!

    Awesome video, as always. I do have a couple questions. Do you know a realtor there that a person could talk to? I would love to go and visit and walk around to meet the neighborhood and establish a community feel. Have you heard of anyone around you doing a rent to own option? I could definitely live anywhere, cause I have abilities to fix things, for now. My wife wants things a little more turn key, as I too would rather not have to fix anything, but can. With this type of pricing, I could retire sooner, and be just fine, and not have to work till I was almost crippled and can't have fun. Lol

      Of course you can always do a rent to own option. I"ve done that in some parts of the USA too. Especially if's a bigger more expensive house that's for sell. Tell them you worries and why you want to rent first is all. BUT, you must know that a year later the house could be a whole lot more expensive in $USD's, but same nearly same in Peso price? It too will go higher in price due to Inflation in Mexico. USD has lost -11.96 % against the Pesos this last 12 months. So, the poor Gringo expats including 90% of my friends, their lost purchasing power in Mexico this last 12 months is like the -11.96% and - 12% REAL inflation in Mexico. That adds up to almost -24% in one year! The dollar has dropped from $25.32 pesos/ 1 USD in March 2020 to now $17.76 pesos/ 1 USD. That -28%+ in about 3 years OUCH! I had breakfast the other day with 5 Gringo's and one of them expects the $USD to get down to 5:1 after everything collapses (Banks and all) in the next 2 years. Anyone moving down here that has investments should think about investing on the Mexican BOLSA in pesos in high Dividend paying Mexican Companies to protect yourself against the erroding USD. For instance Qualitas Mexican Ins. Co. currently paying 9.11% Dividend. Banco Bajio paying 11.87% and others (might want to stay away from any Bank Stocks ANY WHERE IN THE WORLD though right now). Then with the rest buy up Mexican Silver Libertads coins, that some expect to go up 10- 20 x's in the next 2-3 years! We have a business down here, so we just keep raising rents, etc. and we live almost entirely off that so not hurt by CRASH in USD. I saw this coming 23+ years ago.

    Question,I use to live in Midland Texas and dealt with alot of Mexican guys,who drove trucks in the oilfields,Permian basin. They made an average of 60K to 90K a year. However they were buying houses in Mexico and had family in Mexico and seem to be using these houses as rental properties.or ARBNB,s
    Do you think such a strategy is good as far as making good money in the oilfields
    And investing in rental properties in Mexico.last could an American citizen,that's me ,do the same??

    Can foreign people rent an apartment with these websites (and standard apartment leases) for just 6 months (180 days), which is the length of a tourist visa.

      Yes you can, but usually leases are for 1 year. They just assume you will make a border run and come right back. This depends region to region. Some places are more relaxed others not so much

      No cosigner is needed. In some cases they might ask for an "Aval" which is the same as a cosigner, but since no one can ever obtain one all landlords will simply accept another deposit. So rule of thumb is someone is asking you for an Aval or a Cosigner dont worry, that is just a nice way of telling you another deposit.

      The deposits are not in all cases. I just like to prepare people for the worse case scenario so they are not caught with their pants down. But in many place you can rent a place with only 1 deposit.

      Neither are applicable in Mexico. No credit checks and no one will ever ask you for bank statements both are an invasion of privacy.

    The real secret is learning and speaking Spanish fluently and to stay away from any places that are filled with "expats" or better yet English speakers who will never speak English. You'll def save a ton of money and will def get to know how Mexico truly is.

      It is not common that is the only instance in which someone can actually get towed. If you saw that most likely the house is either uninhabited or they own the house.

      Well it IS or ISN'T what you think. Depending on the Police Force in your City - they'll often be towed away. In our City right now (broke as ususual), they the "Transito" = Traffic Police very active, giving tickets if you park on the corners blocking views of on coming cars ( even if partially in a yellow zone ) trying to deter drivers from doing that. If someone does that infront of your driveway you can call a "Grua" = Tow Truck and have them towed, then they will have to pay the impound fee and tow truck operator before they get their car back = hours later. BUT, BUT, BUT it just might be like what's happened in our neighborhood A mix of mostly houses with some Commercial Businesses - BUT we all learn to live together and take care of each other. If that is a local car, they might know the owner of the house with the driveway they are parking in. They'll only be there less than an hour and know when the owner comes home for Siesta /Lunch and in the evening and will make sure they are out of there before that. Our neighborhood has a Auto Body Shop and then put 3-6 cars on the street every day at various times. We just park in their business driveway entrance if not parking space is available, and they know where we live ( almost across the street ) and just come and knock on our door and ask us to move so they can pull some cars out. Then we can park right back there again. They are actually not supposed to have such a business in this neighborhood (not zoned for that), but we all look the other way, enjoy each other and compensate for each other. We actually have a "Judge" living across the street and she knows the drill also. She knows we sometimes park in her driveway to unload groceries, etc. and she come's a knocking if she shows up earlier than expected and needs to get in her driveway. Every thing is "recipricol" in Mexico. I have often tracked down her mean looking guard dogs, that have escaped in the morning and she's missing them and brought them back to her house a number of time - and she's very grateful. We don't mind and tell her as much about her loud parties 3-4 times a year until 2:00 AM. She's asked the parties were disturbing us and we laugh - no we don't mind an occasional night sleep lost = "this is Mexico"!

    Hi Jose- I love your U-Tube Videos and your personality. But I have to tell you - you will NOT find the best deals on those websites (but for totally expats totally green to Mexico you're doing a great service with this video).. Here's the deal after living over 20+ years in Mexico.
    1. Mexican put their money in lots and properties in Mexico instead of Banks. Their too smart to take the pitiful % rates relative to inflation offered by what they regard as "the thieving banks". So, on "all these websites you're dealing with a whole lot of want-a-be Blackstone companies - but they are individuals. Most of them are over extended financially doing this and the adds are "fishing" trying to get the highest rental prices possible = that' NOT the price you want to pay! And the owners have to pay monthly for these adds - which adds to their costs - and to the rental price and it just keeps adding up.
    2. Best best is to find the best neighborhoods, that would be acceptable - and then just drive up and down the blocks in those areas taking notes of Rental Signs with phone numbers. See anyone in the street? Stop them and ask them - what you're looking for and are there any rentals in the area that they know of. Some houses are available, but owner doesn't want to put a rental sign out front. THIS IS HOW THE LOCALS DO IT - for the best prices.
    3. Since most families have 2-3 properties - EVERYONE is doing this to get ahead = a whole lot of Rental Properties and more than those just listed on the Websites.
    4. I would NEVER pay asking price for a Rental in Mexico as a Retired Gringo with a pension or on Social Security - Hail NO! First of all Mexicans do all transactions on a "emotional basis" rather they can afford what they are buying or renting and then later find out they can't afford it. = most Land Lords have to track down renter's to get their money every month (it's a job for them)- and not uncommon for renter's then to just give them partial rent, until they can make up the rent. SOooooo, always demand at least a 20% to even a 25% discount - stating that you will make payment of rent at their Bank every month - if they give you their Bank Account no. AND, when you go on an extended vacation like to the States - you'll pre-pay the rent in advance!
    5. Make it clear in the Rental Contract - that the owner is responsible for all home repairs, and or repair of major appliances - and that IF NOT paid by the owner when given written notice - that you can pay for it out of pocket and take it off your rent. Remember ALL - 100% of Contracts are a "Meeting of the Minds", and if you don't have your say - well it's NOT a meeting of the minds. Remember even though this owner might have 4-5 houses , they maybe strapped for cash and REALLY can't make those repairs = their "House Rich - and Cash BROKE"! Very common now days.

      You don't know, that is why you have to protect yourself with knowledge, common sense, and most importantly hire your own lawyer to check the contract and make sure there is no funny business, and if there is you have a legal foot to stand on and defend yourself.

      Because I can not afford to buy a home. When I moved to Mexico 6 years ago I only had 1,500 USD left in my pocket and had to start from scratch. New life, new Career, new everything. Even though I have been working very hard toward that goal I have yet to acquire the necessary funds to buy my own home.

    José: Just so you know, Huatulco Oaxaca for 4000 on the beach would have to be the rental for a lawn chair and if you want an umbrella, that will double the price!!! It is NOT the place for anyone on Social Security like some sites say!! Those sites and people are saying what it cost them years ago way before the plandemic which only started the inflation of rental prices and there seems to be no stopping it now!
