  • Bill Freeman walks you through a septic tank repair and the adding of additional leach lines for an existing septic system on custom home project Freeman's Construction is building in Ramona, CA. Thank you, Mike Tobiason, with Accurate Underground & Grading for a fantastic job!
BLOG POST FOR THIS VIDEO | freemansconstruction.com/sept...
Bill Freeman: Good morning. This is Bill Freeman, with Freeman's Construction. We're here waiting for an inspection on a septic system that we've just added onto and repaired. There was an existing system in here when we started this new house, and we just had to add onto it. There's the new sewer line coming in, and as you can see, we had to repair the tank, because it was broken, and had an old clay pipe inside, which is what was in the old tanks. Here's actually the piece that we took out of there. They always break off, and then you don't get the right flow into the tank, and things can get plugged up.
Bill Freeman: As you can see, they're a two-compartment tank, and you can see the new line we put in, and then there's a new cap on top of that T. A lot of times, we will get a call from somebody saying that they smell sewer around their house, and if they're on a septic system, what's happened is that cap has either come off or it never got put on, and it allows the smell to go back up through the pipes, out the top of the house, and then depending on the airflow around the house, it will fall down along outside, and they maybe happen to have a barbecue that day, and doesn't smell real good.
Bill Freeman: So anyway, it's a two-compartment tank. Then it moves from this side, the solids stay in there, then comes over to this side, and we've also put a new outlet here. The effluent goes into this side and then flows out into the leach lines. We can see the repair that we did there, and then you can see all the roots that we pulled out of this tank. Because of those holes, it allowed the roots to get in and plug things up.
Bill Freeman: So then we did a repair down here, or not a repair, but we added onto the lines, and we used what's called an infiltrator system in the place of the traditional rock and perforated pipe. You can see where we tied onto the end of the existing, and there's the rock, and the four inch perforated pipe, and then we have these new type infiltrators that we use, that are a dome shape, that go on the bottom of the trench, so they give you much more area that allows the water to go out. We had to add another 100 feet to give it the correct capacity for this particular house, which is based upon the bedroom count in the house.
Bill Freeman: Then you can see how we make the transition here down to another lower line. Once this line fills up, then it will fill up into this line, spill down over, and you have a dam here, so the water won't cross over. Spills through that pipe, and then ties into the next level, which is approximately a foot to two foot lower, and that can vary depending on the grade of the terrain that you're working on. Then you can see the new line here, if I jump over the ditch, that's run, so this gets us up to the footage that we need to properly service the house.
Bill Freeman: So anyway, there's your education for today, on septic systems. Hopefully, you don't have to do this at your own house, but this is the way we do it, and a much better way to go, rather than use the rock and the four inch pipe. Have a great day.

I dont have a cap on my inlet. Now I know why my vent smells once in a while. Thanks!

Can’t plug that up u have to have open for gravity to work if your getting smells then you have to look at your venting system. Or extend the vents higher so it blows away. Or you don’t have enough vents.

What kind of issues would you foresee with the venting system?

    Hello Bill
What is that black pipe at the beginning going up? I don’t understand. Is it a vent for the system. Because maybe it’s my problem, I have to flush toilet with a bucket or two of water to help every time maybe it needs air somehow
    Thank

The black pipe is just a cleanout in case you have a blockage in the line you can use that to snake it. You may have a blockage somewhere in your waste lines going from your toilet to your septic tank. The plumbing waste vents that come out of the roof of your home allow the system to have air.

Is there a reason that the ditch has a curve to it instead of being in a straight line? I have noticed our lateral runs all curve as well instead of running in straight parallel lines. Also our yard has a slope away from the home and the lateral runs are parallel to our home with each lateral run being further away from our home and getting further down the hill. The first one, the one closest to the home at the top of hill is always green but the 3 remaining runs furthest from the home and further down the hill are not. Is this normal? thank you!

Hi Jimmy, thanks for asking. Each leach line is supposed to be a certain depth. However, they are also supposed to follow a certain grade. So if the ground is not flat, the leach lines must follow the contour of the ground to maintain the proper grade. The length of leach lines is determined by the number of bedrooms in your home (potential maximum occupancy) However, when a fewer number of people live in a house, the septic usage will drop. If the max capacity of your septic is not used, it's possible the end of the lines aren't being used either. Here is the guideline for the curvature/bend of drain field line according to County Of San Diego DEH Design Manual for Onsite Wastewater Treatment Systems 2010:
The pit excavations may arc or bend under the following conditions-
      A) The maximum deflection cannot exceed 45 degrees in any direction without
increasing the pit length to compensate for loss of sidewall area.
      B) Bends or arcs totaling greater than 45 degrees may be accepted on a case-by-case basis. A correction factor will be required, increasing the total length, due to sidewall loss.
      C) U-shaped bends and H-shaped bends will not be accepted.
Bends are being made to avoid sharp bends in order to improve the hydraulic property and stability of ditches.

I don't get the "cap" theory, (I do understand the smell cause), what I don't get is, why use a Tee then, capping the top, and not use a 90 going down? What is the reason and spects for the need of a Tee going up min 5" and to be higher than the Tee top of the exit, if you are to "cap it", then what is its purpose? Thanks in advance for any explanations to your theory.

Hi! So sorry for the delay in getting you the answer to your question. Here is the answer, I hope this helps:
An elbow is not legal in San Diego County and a "T" must be installed for cleanout purposes (regardless of any risers or cleanouts outside the tank.) Before 2000, the cap was not required nor was it ever installed. Within the next few years, the solution of putting the cap on the "T" became such a common occurrence that by 2005, the County of Can Diego adopted the requirement of installing the cap to the building code.

What kind of pipe did you use in the ground

So in essence you are moving grey water the equivalent of 500 yards from toilet flush to end of line.

    • @RealPropertyShow
      @RealPropertyShow  3 роки тому

The black and grey water dump into the septic tank first from the house and the affluent (liquid) from both flow out into the leach field which in this video is made with infiltrator pipe. The solids stay in the septic tank and have to be pumped every few years depending on the usage.

PVC Sanitary Tee Baffles are supposed to be open at the top for proper airflow. AIRFLOW is absolutely vital to the function of all Septic Systems, which means you're not supposed to cap them. In fact, in my state of New Hampshire that's a violation, because the DES Inspector expects both the Inlet and Outlet Baffles to be open at the top. In addition, Plastic Chambers require a Candy Cane Vent or Gooseneck Vent. Again, AIRFLOW is really important on Plastic Chambers buried more than 16 inches deep, because Oxygenation or Oxygen Transfer can't happen without properly venting the far end of the system. Unfortunately, this system wasn't vented, and no crushed stone was put around or beside the Plastic Chambers either... can you say improper installation?

Hey Craig. Here is the number for the San Diego County Department of Environmental Health that requires this type of installation and signed off on it. I would call them and see if they would have an opinion on this as well. 858-505-6700. Have a great day!

I think some1 that thought they new what they were doing told him that. So he went with it. And use it as education for home owner that don't know. I mean its ok. Some people get what they pay for. His learning experience. Hopefully since video he learned and next job and so on he can remove cap . kinda crazy it wasn't clear to him. That regardless cap or not that pipe still set in shitttty water. With no elbow. Which toliet and sinks take care of that. Just saying.." No guys" You cant elbow that one area and do away with sink and toilet s traps. B nice. But u still stink up your house.think im gonna do away with all s traps tho. And invent electric shut offs that Alexa cut close apon each flush and esch time a sink valve is turned. My idea. U make it happen and i share the profits8/30/22. . 10:12pm lol rich mf need this

Hi Tony! What has your experience been with them- have you put a lot of these types of systems in? If so, have you seen a lot of issues with them? What part of the country are you installing these types of systems?
