    I have a question. We live in a trailer and submitted a septic layout and building permit. The problem is our property is divided into four and we have a apn. So we requested individual apn. I was told that we need to disconnect the illegal septic to approve the layout. So we can't live in the trailer until we receive the building and septic permit? We are living in the mountain area. If we don't live here, it would be tough to build our house here. Do you have any suggestion ??

    I have done James Hardy for 15 years and have never seen Windows done like that. You are supposed to trim them out, flash the top of them prior to putting on your siding. As far as I'm concerned, I believe your installation is totally wrong

    what type of fasteners are used for the 4x8 panels? nails or screws? Can Backer-On screws be used? If nails, are there specific siding nails? or as long as the nails are galvanized then it's ok?

      Yes it is a good setup. It allows the trucks to get into some smaller spots since they are not pulling a longer trailer like and end or a side dump would be. That truck was from Idaho Materials and Construction.

      I would not disagree with you on that. If the concrete walls had been formed on the outside all the way down to the footing then it would have been easier to retrofit it but that is not the case. We are actually going to be tearing out the entire house foundation due to lack of reinforcement. We will be showing this in a video in the next couple weeks. In Middleton, Idaho area they do not put a lot of rebar in house foundations.

      That spot was not too bad but 6ft down the pipe on the other side of the pier it was crumbling. That pipe was installed in 1952.

    how far should the leach field be from the main house? we’re looking at a 2 story 1450sqft total house ( think colonial) the leach field is literately in front of the balconies and bedroom windows. the lot is less than 6k sqft in total. House is from 2006. 1. how often does the leach field need to be reconditioned or “ replaced” 2. how often should the alt. septic system be replaced & 3. is it safe in terms of air quality to have a leach field right in the front of the house where the bedrooms are. If someone who knows can reply asap that would be great. We are looking to buy a house and we’re hesitating due to the septic, this is why I’m doing research, we are in WA state ( rains quite a bit). Also how much roughly would it cost to get a septic guy to come out and inspect a system like that to assess longevity. Don’t these last max 20 years? house built in 2006, has original septic.

      Please confirm this with your local department of environmental health and building department but typically your leach lines need to be a minimum of 10ft away from your home or any other permanent structure and 5 ft away from a property line. I am not aware of any health issues caused by the leach lines emitting anything int the air. The emitters are about 12” below grade. Alternative Septic Systems are normally inspected once a year.

    Where the sheets connect together, it looks like from the directions, you cannot meet two sheets over one stud, that there should be two there, so you don't nail too close to the edge of the hardieboard. Is that what you did? Do you caulk between the sheets? Thanks!

      If you have your siding selected at the framing stage it is a great to add a second stud where the sheets will break. you can nail the sheets on one stud at the break. You do not need to caulk the butt joints if the joint is covered by a batt as the caulking is there to protect the WRB from UV rays.

    Thank you for the video. I am also in the process of buying a piece of lot in SD. The lot is not mine yet. Is there a possibility to find out how much it will cost me to connect electricity, sewer and water before buying this lot?

      Is the lot in the city of San Diego? If not what city? I would call dig alert and have them mark out all public utilities. This is free and they have to do it in 48 hours after you contact them. Once you know where the public utilities are located I would contact the local water district and find out what it will cost to get a water meter and connect to sewer. This will just be their fee. You will need to connect with an underground contractor to determine what the actual installation costs will be if the lines needs to be extended or if there is road work involved. If it does not have public water or sewer you will need to contact a well drilling company and septic contractor to determine cost and feasibility as well as the County of San Diego who issues permits for those to check the perk tests and determine if the septic or wells from neighboring lists will impact where you can put your well or septic system.       That is the standard yellow color of the primer that James Hardie puts on all their siding that is not pre painted.

    does the pin mark the actual property corner or is it a reference point to measure from? or do I have to get the actual report for the parcel to answer that questioin?

      The pin will mark the actual point of the property corner. Sometimes you will reference points referenced on a record of survey as well. The surveyors will use these put the pins at the property corners.

    What is the name of the flashing at the butt ends of the hardy sheets? I see a lot of people have a gap where they butt the sheets together and use no trim to cover it.

      Z- Bar is the metal flashing that runs horizontal between the 4x8 Fiber Cement Siding sheets. You can have Z - Bar bent with custom dimensions depending on the thickness of the siding or trim that it is flashing.

      This is not something that I am familiar with how to do. I would check with a licensed land surveyor that is local to you that would be able to assist with understanding this.

      We recommend that you are always insured for at or above the actual cost it will take to rebuild your home. The 25% extension on the primary dwelling (Coverage A ) will help to cover any unknowns. I would make sure the base coverages would cover the rebuild and the extension is there as added insurance to make sure you have enough funds.

    Or keep the barn if it is on your property. You've been paying taxes on the land and maintaining it so its yours. Theres an interesting case of a man who was squatting in a shut down amusment park. Since he was maintaining the land (ie. Living on it) and paying the land taxes he took it to court and now owns it. Lots of acres but tons of rusting metal to get rid of. Hope he's still happy the smart bugger.

    Why tear all that concrete out? For someone like me that would be gold. Toss in a few acres where i could get some green stuff growing and a few chickens and you would make my life good. Like finally for once my life wouldnt be shit. Id pay for it and all. Just like a rent to own kinda of thing.

      The concrete in the basement is all staying. The old basement walkout walls are being removed. The foundation will be retrofitted to carry the load of a new story home.

      On average, Santa Fe dehumidifiers can save around $250 per year on operating costs. The cost to run a dehumidifier can range from $10-$30 per month, or $120-$360 per year, depending on the size, usage time, and local electricity rates. A 70 pint dehumidifier uses 600-700 watts.       SDG&E typically wants 30 to 36" of cover over the line that feeds the electrical meter. If it is a line going to a subpanel that is after the meter you can put 24" of cover on that line. Please check with SDG&E or the building department to confirm.

    Super bad installation. Why would you put a unit pulling water out if the structure with no drain pan? That’s just a nightmare waiting to happen and not quality work.

      It was not mentioned in the original video but the HVAC contractor had not installed the drain pan yet. There was one installed after the video was shot. It is recommended to installed a drain pan as you mentioned. Thanks for watching. Have a great weekend!

      James Hardie recommends using stainless steel finish nails when installing the battens. It will depend on the substrate you are fastening to. Here is a link to their installation instructions.     Talk to the neighbor about getting the fence adjusted? It's an almost even split. Who's really going to do that? I wouldn't. Good way to waste time, money, energy, and get your neighbor to hate you eternity. For what? A fence that's exactly on the property line? Gimme a break.

      Definitely could be an issue if it is not handled properly. It is good info to have if you own the property and a must if you are representing a buyer as there real estate agent. For the owner of the land or the one buying it they will have to determine if the upside of having the fence moved is more than upsetting a neighbor. Might be able to work a deal where you improve their fence for them and get the fence in the correct spot.

    What's a ballpark figure on a piece of property about 2 acres big?

      Keith it will depend if the surveyor can locate any existing pins that a previous Surveyor had placed. If they can find the existing pins and do not have to set any new pins or record a record of survey you are looking at spending $2,000 to $3,500. If you are just locating two pins and one property line it may cost $750 to $1,500.

    Well, I learned there's no way I'm gonna keep climbing up into the attic to adjust that knob. The filter probably has to be done a few times each year but can't avoid that.. Why wouldn't you add a wifi control for the settings?

      Great questions. If you have the space to put the dehumidifier in a mechanical room in a basement or in an attic that can be access wither by stairs or by an attic ladder it would definitely be more convenient to change the filter. There is a remote sensor that allows you to read the condition of the air. This can mount on a wall down inside your home. These dehumidifiers work great in conditioned crawlspaces and attics inside custom homes. Thanks for watching and commenting!

    Arrgh. I spent 12 minutes hoping you were going to teach us how to read the bearings from the corners. Do the bearing notations indicate heading from the northmost point? Southmost point? For istance, leftmost boundary shows N0d 02M 16S E. This confuses me. Is that bearing as viewed from that SW pin of the property, or the NW pin of the property?

      The bearings are read clockwise around the property, so from pin at sw corner toward the nw corner

      Not at the moment. There may be homes built on this lot in the future if the lot is subdivided.

    This does not look anything like how the instructions from Santa Fe has about how to install this. I am not sure I would install it pulling just attic air even though it is the envelope of the spray foam. Also the one in the main attic is but against the roof so changing the air filter looks like it would be a PITA.

    ? My question is -- You mentioned towards the end of your presentation that when buying a piece of property that you "highly recommend getting these things located BY THE SELLER .... to have the seller PAY for a licensed surveyor" (who) would mark these things in the (Purchase) agreement whenever you're purchasing...." When I last attempted to purchase a vacant property there was an existing plat provided by the sellers... However should I have insisted on a verification survey as you demonstrated here? And if so how would I get the seller to pay for that?

      Yes, I would recommend asking the seller to have a licensed surveyor locate and pin the property corners in the purchase agreement. This would need to be done during the inspection period and be a contingency of you purchasing the land. You cannot verify setbacks, encroachments or property boundaries until this done.

      @@RealPropertyShow One side of my lot measures 280.45' but when I measured it only measures 264 it needs 16 feet, and the other side measures 543.90' and when I measured it only measures 527 feet it needs 16 feet again.

      Hi Chelsey. You do not have to caulk the battens but it does look nicer if you do after it painted. We caulked all the battens into the wall siding on this home.     Your videos are great and very informative, easy to understand. Nice combination of onsite and computer/paper use. However, your intro/ending music is borderline offensive. It is somewhat of a shock when it comes on, so much louder than the rest of the video, that I have to quickly mute. I’m older so it may be partly my hearing, but I thought you might like the honest feedback. Truthfully, after watching several in a row, I had to switch to another channel. Thank you for sharing your talents and experience with us.😊😊😊

    I note @ 2:43 you make a note that the GPS software is off about 15' or so. You make no mention that the GPS on the norm has a normal variance of ~16' or so. Using a phone GPSr is not all that accurate and has variance. You need to use a GPSr that can take several readings over time to get VERY accurate reading. Most Survey companies use GPSr with special antennas to enhance the signal to reduce that normal variance. Using the Phone tool your reference is great to get you close to use the metal detector.

      @TWilson thanks for the info. OnX Maps and Landglide will get you close but what you are saying about the GPS is ideal. You would need to know your coordinates and get them punched into the gps prior to locating the corners. We did not punch in the coordinates for this video. We strictly relied on the prepopulated maps and property lines to get us close. Have a great day and thanks for sharing!
