    Staying even from the previous week, in the week ending October 28, 2022, the price of benchmark softwood lumber item Western Spruce-Pine-Fir 2x4 #2&Btr KD (RL) was again US$480 mfbm, said weekly forest products industry price guide newsletter Madison’s Lumber Reporter. This is down by -$44, or -8%, from one month ago when it was $524.

      Futures is a hedge so almost always the contract just rolls over into the next trading session. Almost never does anyone take delivery, if that's what you're asking.

    Hay Kéta, these Mills have stock holders correct? at some point you got to explain why you are not producing lumber or you have to produce and the going rate. I am waiting too see if the big home builders put in lumber orders for the spring or if that decide not to build homes next year due to mortgage rates and just the simple cost of the supply.

      The publicly-traded lumber companies are notorious for not rewarding shareholders. Ever since the laws changed about 20 years ago, and lumber companies had to start reporting quarterly (instead of just annually), the share prices were hammered and the companies did not do well. You can't run a lumber company on a quarterly basis; it needs the whole year for all the seasonality and market conditions to play out.
      This is why I always talk about volumes: there is a point at which the lumber price and the sales volumes brings good returns for the company. When lumber prices were $1,600 back in early 2020, very little volume was sold. So for the bottom line, companies are constantly assessing what their price lists are vs. how much wood they sell.

      I’m certain that demand for houses is strong enough for them to keep buying. Those big orders to get their supplies for the spring-summer-building-season are always going to happen. It effects the market but at least it’s regular and production is lined up for them. Curious what other details there are to that and what I’m missing of the larger pieces of it all.

      @@FearsomeWarrior yeah about that, Not so much DR Horton is walking away from $34 million of deposits on land purchase as buyers canceled nearly a third of deals. as I stated before I think lumber purchase for next year will bad
