US Housing Starts Apr and Lumber Prices May: 2024

Total US housing starts in April were 1.360 million units, up +5.7% from the upwardly-revised 1.287 million units in March, and almost flat from the same time in 2023 when it was 1.368 million units. A forward-looking measure of housing construction, building permits fell -3% month over month to 1.440 million units, from 1.458 million in March.
Single-family housing starts, which account for the bulk of homebuilding, in April were almost flat compared to March, at a seasonally adjusted annual rate of 1.031 million units. Single-family permits were also almost flat from March, at a rate of 976,000 units.

Housing inventories are building up. Ride around town and see the for sale signs for yourself. This is like an accident 20 miles ahead of you on the highway. You are still cruising along unknowing until you are not. Lumber prices might not come down, but the sales will soon crawl.
New builds have not collapsed in the USA but there is a truly awesome amount of supply on the US market....and growing...going on forever now. If oil prices swoon big time as well as natural gas and that could definitely change a lot of things for the better for the US housing market as well as any dramatic fall in interest rates as Canada now Europe start slashing interest rates much to my surprise anyways.
If and if could always be a possibility, but everyone already knew that.

Thanks for the updates! It looks like interest rate cuts are around the corner. Barron's just did a cover saying cuts won't happen this year, and they are infamous for accidentally ticking the top or bottom of something. That's not a bullish thing; rate cuts happen because things are so bad that action is needed.

FED is short on cash, Treasury is unable to sell T-Notes to support the currency. The effects of Banks having no cash to loan, reduces the number of buyers. The end is arriving.

Interesting updates, looking back 2 years. I work in electrical and our supply chains were so broken. 14 month lead time on certain wire connectors. We had to re engineer a lot of things lol

you don't have stats on the lower income home starts vs medium-higher income? I'd be very curious
By "lower-income" do you mean apartments? The housing starts data is number of units only (no monetary figures). However, new home sales for Feb comes out this week, which does have home value data. I will be doing a video about that next week, after the long weekend.

Yes we do track that. Go on my website to request a sample, you will see. Of the coastal species Hemlock is starting to eclipse Doug Fir, in volumes. For all species, especially the coast, the larger sizes are becoming quite scarce. I'll do a vid about that soon!
