    Why that lady said, "Selling tax FREE after 10 years, ONLY in Germany"? In Poland and Italy Selling Tax Free possible only after 5 years and in same cases even before 5 years.

    are there tax benefits too if the property is purchased for private use? Or that just apply to investment properties?

    Hello, when buying a property as an investment can you convert to private use at anytime without penalties/ consequences? Of course, I understand you would lose the tax benefits. Also, can you secure a mortgage loan for 20, 25 or 30 years at a level rate of 4.5% - 5%? Thank you.

      I don't know the rates, you should check with a bank but yes.its possible.
      Second yes you can later use it for your own use.

    Thanks for the video. Buying property in Germany should be considered an investment first. The typical German does not buy property at all. Germans rent. So, the real estate market is compared to other European countries small. Only 42% of people in German live in a property they own. This number is also lower in the big cities. Berlin is, for instance, an extreme case with an ownership quota of 24%. Furthermore, tenant protection is very high in Germany. It is not so easy to give tenants notice. Please consider this, when buying property. I would also recommend to get support. Germany is notorious when it comes to red tape. This is also true for building, buying or selling real estate.

      It definitely is because people who preferably rent with efficiency class A given the rising costs of power😅I can atleast say that as a person who preferred it while looking for an apartment
