    I would use the second bedroom as my art studio. I wouldn't mind taking 3 of these houses, build them in a U shape and turn the center space into a communal living space for my mom, brother, and me. We are all adults, who are disabled for various reasons, and find it very difficult to live completely independently but need our own spaces, too.

    I’ve noticed a trend in these tiny homes; adding tables into the kitchen spaces. A more useful idea is an island. This increases space for storage, entertaining/chatting and you can still sit and eat.

    I love feeling connected to the outdoors, so the fact that nearly the entire front of the home is nothing but windows and porch, is PERFECT to me!

    What a great little house! I like the layout and LOVE the fact that there is a separate laundry/coat room right off the front door. I do find it difficult to believe though that this is 753 sqft. My apartment is 780 sqft and I only have a 1 bdrm/1 bath. This looks quite a bit larger. I don't care for the decor, but that's easily fixed. One of the changes I would make is in the kitchen. Those open shelves have got to go and cabinets put in. There's no place for your dishes and glassware. The only other thing I didn't care for was there was no closet space designed into the 2nd bedroom. That huge portable closet thing is hideous. There should have been something built in there.

      @@earnestbass4043 753 sq ft is the area within exterior walls I believe, 928 sq ft includes the porch and there is some rounding taking place in the conversion from meters to feet.

      My dads house has 28 windows. I can wash them inside and out in under a hour. All you need is a bucket, Dawn dish soap, wash wand, blue sponge (non scratch), squeegee and old bath towels. Wash, squeegee and dry only around the casing. Simple, streak free.

    I like the high windows on the front for lighting. The wood wall in the living room is beautiful. The color choices for tile are also a pleasant change. The eat in kitchen allows for better use of space. Although I like the numerous windows, the very large windows in the bedrooms cut down on the usable wall space in already small rooms.

    As it is only 2 bedrooms the need for 2 bathrooms is redundant. Have 1 large bathroom with a bath and separate shower or no bath at all and with a separate toilet/powder room. This would increase the size of the bedrooms and still allow for plenty of storage for both. I love the high windows but I would open the living and lounge area to 1 large space allowing for a dining/island combination. I love the light in the house.

    Pocket doors can often improve the usable space in a small house, for example in the second bedroom.

    2 bedroom, 2 bath is perfect. A few suggestions though: the house is oriented such that the majority of light comes from the south side, which includes the laundry room. Would it be possible to put the laundry room on the north side and one of the bedrooms on the south?

    This is a compact house with most of the features I look for. Although I might want to move the door to the secondary bedroom a bit to put it opposite the bathroom door, and I'd look for places to insert a little more storage, the overall plan would work nicely.

    I like the floor plan and the size of the house. I also like the tall ceilings and the windows get plenty of light in. The 2nd room I would turn that into an office. The bathroom in the back take out the tub put in a shower. I would do a wrap around porch. The laundry/mud room would be in the back next to the garage if it had one.

      Yes, I missed an office in this house. It’s really a handsome home with great covered outdoor space that I really need but I have a packed desk, two file cabinets that just wouldn’t fit in this layout.

    Someone that finally positioned the TV at eye level instead of half way up the wall! Beautiful home…..only changes for me, I would need a bathtub shower as well as removing the partition in the kitchen and a coat closet at the entry. If there was one, I missed it.

      It was part of the washer/dryer room. Just add a bit of wall and a door, and it would be enclosed.

    Nice, but how to clean the clerestory windows? Also, if one needed a wheelchair, that bathroom wouldn't work at all. Overall too cramped and not enough storage, although the accent wall in the living room is a nice touch.

    There's hardly any storage, no back porch, and no closets I agree with the other ones I don't care for the decor much and for me its not for a woman facing a wheelchair In the near future ❤❤❤

      The 29 feet includes the porch. Inside is approx 22 x 32.

      @@timkaldahl another thing wrong with this channel. When talking about sq ft of a house, it's the interior of the home only that's counted. They also state this is a "tiny house" when in fact it's far from it. To classify a home as "tiny", it must be 500 sq ft or less. The only reason I clicked on this video because it claimed it was "tiny". What a waste of time.

    The side by side washer and dryer, and the bench seat and hooks above it in the laundry/mudroom are very practical, but I would add either a pocket door or a curtain to close it off from view. I would move the microwave oven in the kitchen down to countertop level. Mounting them high up is both an access and a safety problem. Foods are hard to put in and get out at that level, unless you are tall. Most people aren't that tall. It's also hard to check on the food at that level because again, most people aren't that tall. Lifting a hot container loaded with hot food or a hot drink down from that height while keeping it level to avoid spilling the hot contents on one's self, puts people at risk of nasty burns. Short and disabled people can't even reach that high, so must buy a countertop microwave oven or do without. Please stop putting microwave ovens up that high! In the livingroom I would move the fireplace under the TV and put another shelf unit, possibly with doors and maybe a desk where the fireplace currently is. This way people can enjoy the fireplace from the sofa. In the master bedroom I would make the closet smaller, to make the very cramped bathroom bigger. That would include making the shower stall bigger. The current shower stall is positively claustrophobic and I would break both my arms if I tried to take a shower in it. No, I don't have long arms. Actually, they are a little on the short side, like the rest of me. I would frost the bathroom window for privacy.
    The overall layout is nice, it just needs the tweaks that I mentioned. Although, the bedrooms, living room, and kitchen are a bit small, I would call them compact, rather than cramped. This is to be expected in a small home. The only way to make these rooms more roomy at the same total footage would be to sacrifice the second bedroom. Having a second bedroom is worth going compact, as long as you don't make things too cramped. That issue is fixable in the master bath by shifting some closet footage to the bathroom, so this overall floorplan is definitely a good one. It's also good that not much space was wasted on hallways. There's just one short one to access the family bath and the back door.

    It’s got just a about everything you would need, however, I didn’t see any central heater or air , no mini split system, and I didn’t see any vents in the house to Support central heat air

    I wonder what type of horrendous price tag it has. Love the layout and windows, although I agree the bedroom windows could be smaller. I think that the bigger bathroom should be with the master bedroom. I also would put the double doors in the living room, and the single in the kitchen, and take out the wall between the living room and kitchen.

    This is beautiful, but it's hardly a "tiny house." It is a small house. Houses just got so large over the last 40 years that people think that anything under 1,000 square feet is not tiny. I bought my house back in 1994. It was built in 1920. My house is 985 square feet. Before I bought it, a family of six was raised in my house. The house across the street from me is about the same size as mine. A family of eight was raised there. (Boston Irish families lived in these 2- and 3-bedroom houses -- all under 1,000 sq ft -- back in the 20th Century. It was normal in cities back then.)

      Exactly. I also live in a slightly less than 1000sqft house in which the people before me raised 4 kids. I wouldn't want to live with that many people in a house that size (or really, any size), but I think that is plenty for two people who are not overburdened with the curse of TOO MUCH STUFF.

    Laundry room right there by the front door and taking up one of the main front windows. Weird choice. I hate the wood arch highlighting the TV. Sliding glass door to the front porch from the kitchen.... okay, I suppose. I liked the bedroom with walk-in closet and en suite. Bedroom 2, in order to shower/bathe, you then have to run past that back door with the big window on it naked or in a towel back to your bedroom to get dressed. I don't know if I like that so much. lol. Cute on the outside, although it looks a little like the house the Clampet's had before they moved to Beverly Hills.

      There are three windows in that bedroom. Just get a smaller bed and/or shift the bed to face the windows. If you don't want to see the closet and toilet just close the doors.

    That is not a tiny house. My first house was 3 bedrooms and 918 square feet. 32x29 is 928 square feet.

      Out back. Most tiny houses do not include a garage. Personally, I don't like porches, living in Texas (mosquitos the size of single-engine planes, and 8 months of HOT summers). A carport instead of that large porch would be better for me!

    i do not understand the love this plan is getting. Fom a building perspective there are plumbing runs going every direction.
    Who needs or wants clerestory windows in a laundry room?
    Where is the HVAC?
    Where is the custom tiny bathtub coming from?

    I know when I tour homes, I want a birds eye view instead of seeing it the way I will or others. I can't tell you how much a genius you must be to show homes from a birds eye view or only the top half of the room that really doesn't fucking matter.

    honestly. too much patio. you can make a ground patio and give more interior room. these home are too narrow and not enough width. I don't care for it. for that price you can purchase more for a regular size mobile home. interior size is important to me
