    Gurgaon is a lousy place to live. Bad infra, faulty planning, water scarcity, power problems, water logging during rains, traffic, lack of sanitation. If work place is Gurgaon, live there on rent and invest in better cities where one wants to settle down. Propert dealers talk about Gurgaon as if it is Singapore or Dubai and mislead home buyers.

    I see many videos are coming on youtube discussinng "whether the gurgaon market go down in 2024" it alone signifies that it is true. Otherwise in last 2 years no one was even talking about decline.
    There is no smoke without fire

    Sapne bik rahe hai bas...Dilli se badhiya jagah aaj bhi nahi hai... be it schools, hospitals, electricity, facilities etc.
    I am born and brought up in Delhi and working in both GGN and Noida since 2002...ye sab mere saamne grow hue hai...
    Lekin fact toh ye he hai ki ye bubble burst hoga for sure... and jis din govt government benami property act le aayi toh ye sab golmaal saamne aa jayega...
    Best thing to do is to wait and watch the market if you have White Money... but agar black money hai toh kharido daba ke😉

    Mass and silent layoffs are happening in service industry .. GIFT city is attracting major finance related work .. IT/ITES/Finance related office space has actually shrunk despite WFH is now getting limited .. if u want to purchase it for urself then only buy .. INVEST BHOOL K bhi mat kar lena .. And DLF is chosen by the ultra rich, south delhi me jinke kothi biki hai ..Premium premium khelna band kar do .. Delhi me KAILASA was launched and now uspe offers aane lage hue hai ..last vyear they called and ehsaan kar rahe thay 1-2 resale me de denge aapko ..sold out hai .. hahahahahaha ab lo fun salo

Ye check check khelna .. ..Gurgaon and Noida have poor infra ..No Public transport ..law and order (News channel me Yogi Yogi) but in reality things are not that good on ground .. Also u can see 60 km strech is now open from Noida expressway start till Yamuna expressway jewar airport .. BHAISAAB 50 KM LAND (length) wo bhi 80% khali :) ..just check google maps .. so zameen ki kami probably kabhi bhi nahi honi NCR me to ab .. No one is talking about this .. Delhi bhi 30 kms me basa hua hai poora with population of 1.6 cr .. just check google maps

    Investor bubble toh hai bhai. Being very practical. 6-7 crore ke flats bikrahe hain cuz abhi sirf 20-30% dena tha. Even if you talk about jobs increasing in Gurgaon, payscale and existing capital needed for these kinds of projects is not there for sure. My annual salary is in 8 figures and it was really hard for me to buy a 3 cr flat so I am unsure how so many ppl are flocking for these projects. The simple answer is it’s investors who don’t have funds for the second and third instalments. Over supply is expected for sure.

      bhaisaab you will keep expecting this oversupply but you're never gonna see it anytime in the near future. Over 60 lacs people are expected to come live in Gurgaon in next 5 years and currently all new projects do not even cater to 50% of that. And even you know each flat underconstruction takes atleast a period of 5-7 years to get ready.
      The prices you see today even on these prices you will not be able to buy anything once you wait for 2-3 more years. :D

      I feel price will be stable for time correction for next 12 years If you buy today for 1cr I will be 1.5Cr after 12 years, Days are gone for it to get double from here

      @@anshulsharma1613 Aapka ye statement: "Over 60 lacs people are expected to come to live in Gurgaon in the next 5 years." Even if we have this much habitation in Gurgaon, I really doubt if it is affordable to buy a 4-5 crore 3 BHK for most of these people, there is definitely a section of the population with a high networth but I am talking about the general population, but let's see what happens in the future.

      @@anshulsharma1613 This is a broker/investor statement, hope your not one of them. 2019 tak bhi people were living without new projects. Suddenly so many people are coming to gurgaon you mean. This is certainly not true, half of the flats even on dwarka expressway are unoccupied.

    Gurgaon property is over over priced , price bubble can be clearly seen So this is the best time for sellers not for buyers the sellers should sell and exit

    If DDJAY ws for middle class why is govt taking 5% GST in Under construction property? And if you calculate total usable area including basement and terrace. It comes out to be higher then any high rise luxury floor. I feel it was superb scheme, totally value for money.

    Delhi people and NRIs have led to increase in prices of flats in Gurgaon.People below 1 cr can not buy any suitable property in Gurgaon which is wiping out middle class😮😮

      Mostly people who lives in dwarka/South Delhi/ Pitumpura and othe posh colony who runs showrooms in Rajouri Garden Lajapt Nagar and GK who have loads of Cash investing in these new area, Some from Dwarka selling their flat in Dwarka for 3cr Buying 2 crore property for living Investing 1Cr in some 2bhk for rental thinking they its a good move to have 2 properties and 1 for Rental which makes senses for them but price are increasing beccause of some not even top 1% Can afford these inflated prices
