Las Vegas Fix and Flip: Before and After

Just when we thought we were done with rehabs! This little gem came along in 2015. Built in 1993 it needed some upgrading, and lover of all things growing, we needed to create a Desert Oasis with hard-scape elements and water wise plants (simple drip irrigation). We even had a place for a chicken coop, veggie garden and composed tumbler). We acquired it "subject-to" with a $25,000 deposit to the original borrower/owner. The underlying loan was a modified loan starting at 2.71% and stopping at 4.25% (2018). It had lots of equity but definitely needed some TLC and upgrading which did while we lived in it for 5 years.
Some big ticket items were a new HVAC, Water Heater (Yes Plumbing!), the patio cover (Proficient Patios) and wood laminate flooring and baseboards (Cabinets Now). We used Star Nursery and Moon Nursery for our landscape plants and rocks. We did a lot of the work ourselves except when we used our most awesome sub-contractor, Juan Sanchez from NYC Unlimited.
We sold the property and satisfied the original loan in 2020. It was a great deal and we definitely saw a profit.
