Best Way To Fix Your Wet Crawl Space!

  • The rainy season is upon us! We are getting bombarded right now with wet crawl space calls, and ''I got standing water in my crawl space'' calls, and in our most recent project video, I am going to take you all through the steps, on the best way to fix your wet crawl space!
    This homeowner had already hired another business to fix his wet crawl space problems. Along with some foundation repair work, he had also hired the contractor to perform a french drain install inside his crawl space, as well a sump pump drainage basin, sump pump, and outside discharge line installation.
    I was contacted by the homeowner on the third day of work, just after he had fired the original company he hired. Everything he was told and sold, as you too are about to see, was far from what was actually taking place!
    Once we performed the full crawl space clean out, we then had to remove all of the falling, drenched crawlspace insulation. After all of that itchy mess was gone, we then had to remove all of the bs work, that the wannabe foundation repair company had done.
    Once we were at a clean slate, aka starting point, we installed our full inside crawl space perimeter french drain system, our drainage fabric, almost 16,000 pounds of drainage gravel, two basins, two sump pumps, two discharge lines, and a brand new 6 mil crawl space ground vapor barrier. I also installed two moisture sensors to tell my buddy Jeff his humidity levels inside his crawl space. That way, he can see what they are now, as opposed to what they would be with our full crawl space encapsulation service, and our crawl space dehumidifier system.
    Now that the water in crawl space is no longer a concern, we can begin directing our focus onto the floor repair work that needs performed, in order to strengthen, and support all of the existing floor joists within the crawl space!

    Thanks to you and your videos I was able to repair and fix my dad's crawl space on a home he purchased. I removed 22 fifty five drum liner bags of just trash and debris from under the home. This home was moved form one location and put on a lake lot community back in 1957. The footers under this home on the front was not level but tiered down eight inch's per tier so I was 24 inch's deep at the front of the home. I had my electrican light the entire space before I started the hard stuff. I dug out a interior drain with a chipping hammer and a army shovel because of how low the home was on the the back and back right side and the rock i had to bust out was crazy. Shorty story long is that I had two install two pumps and cans and it took me around a two months to complete the job. I closed off all the foundation vents except one where I installed a vent with a fan and built in thermastat and commercial dehumidifer. I encapsulated the entire crawl space and it has made 100% change in the home. I did my on mold treatment and replaced all the insulation. this was one big ass job for one man for sure but it makes me smile everytime I open that crawlspace door!!!

    After 3 years of worring about my crap crawl space in a row of townhouses youve given me hope . its always damp in there and when we had the final inspection the crawlnspace had 3 feet of water in it . finally looking at a drain to help move the water or at least I'll dig down and see how bad the water is .

    Bud your tips are gold I wish you could do my basement in Ontario, while digging my trenches and sump pit in my crawl space I hitted a bedrock and that was just 1ft deep below the dirt. The house was build on a big ass rock... Keep on the good work.

    I wish you would set up an operation in the coastal pacific northwest. Houses around here have lots of water under them, including standing water. People around here just accept it as part of living in or near rain forests. We are talking 60 to 120 inches of rain per year, and seldom warm, almost never hot, where things can dry out. You could probably make millions.

    Could it be better to ensure drainage outside the house is improved first so not much water gets into crawl space in the first place? We added gutters, downspouts and drainage lines to get much of the rain water as far away from the NC house foundation as possible. Also sealing crawl space vents and adding dehumidifier and plastic vapor barrier was already installed. If that is insufficient, then can take it to next level of complexity, effort and cost.

    Don't I know. The big house in which I grew up in Lancaster, SC, was situated on the lower end of the sloped front yard, and the storm water was like Niagara Falls rushing downhill and colliding with our foundation. This cause our lovely finished basement to become a source of persistent water damage. For some reason, the local guys had no concept of stormwater abatement, and somebody charged my mother a fortune to trench as shallow French drain that wasn't lined with any materials to funnel the water away from the house. It's a shame. The new owners have made incredible upgrades to this 65-year old mansion. And when I visited there recently, I explained that if they were to have a two-foot deep, grated trench dug across the yard and about a third distance from the road, they would be able to divert tons of water from colliding with their brick foundation and flooding their basement. It also would revive what used to be a creek than ran parallel to our house, but dried up due to poor stormwater management practices by the good old boys who imagination and insight was limited to antiquated methods that solved nothing. Even here, in Eutaw Springs, in eastern Orangeburg County, SC, I dug a trench along a portion of my front yard which prevented erosion of the topsoil and since, I have a lush lawn with a minor grassy trench that's perfectly safe for crossing with a riding mower.

    I wish my crawl space had that much space from ground to joists as there is just 15-20 inches of clearance in mine and under bathroom only about 10 inches of clearance so no way this could be done with out removing flooring in entire house as idiots who built it back in 1946 had NO clue what they were doing when building it including other areas of home as well.

      I was actually in my crawlspace trying to figure out what I needed to do to dry it out. We got 9" of rain yesterday in my area and water came through the crawlspace into our foyer. We pumped it out and I was getting fans setup.

    What happens to the moister that is trapped under the plastic? It'll never dry out, right? That all doesn’t seep into the drain system and get pumped out, does it? I would imagine that trapped moister would eventually mold out under the plastic/vapor barrier. And, cockroaches and termites will be attracted to the constant source of moisture and thrive under it, right? Just wondering about that and how to dry it out under the vapor barrier.

      @Tanner Flowers thanks. I'm assuming it's a bad idea to staple the vapor barrier up on the floor joists in that it may trap and/or create condensation between the floor and the vapor barrier? That was of course, setting aside the difficulty of actually doing that.

    FINALLY! Someone that knows to correct way to build a drainline. I'd like to add that the "Filter Fabric" should be a non-woven filter fabric. pipe must be below the footer on a 2% slope minimum.

      You should never go below the footer pipe should only around 10” deep. If you go below the footer you can open the door to mud washing out under the footing causing foundation issues.

    Good info in this video I learned a lot; I bought my first home 5 years ago and the crawl space was wet but didn't know all of this stuff then. I already have to have sub flooring replaced wish I would have knew this then. Too bad you guy don't serve Alabama, good video.

    Due to flooding I had 4 foot of water in my 4 foot crawl space under a 1,000 square foot home. Most has been pumped out... Plastic that had been laid down on gravel has floated around & I'm sure there isn't any French drains in crawl space. Wish I knew who to call here in Billings, Montana to call to do this for my crawlspace!

    I’ve been quoted any where from $39k to over 50k for a 1100 square ft low crawl space that includes taking up half the sub flooring and floor joist in the house and digging in several footers for some extra pillars, complete interior French drain, complete encapsulation too . I have a lot of work to be done. This really sucks . I’m making sure that they pull all the permits too with this amount of work being done

      That would be in your best interest. And DO NOT trust that they are doing things correctly. You better watch EVERY single day's progress, or lack there of. Do not take what I am telling you here lightly. I tell no tales. You could waste 50k in a few weeks time if you're not mindful of what needs to be done, and aware of how it should be done, in order to be done in a proper manner.
      If you are watching multiple videos of mine, you are doing your homework. And that is more than a lot of people do. Keep studying. The more you learn, the harder it will be for someone to rook you.

      I never watched anyone else's videos, other than Chuck with Apple Drains. I believe is his name. In the beginning of the drainage project days, I would reference some of his videos for drainage tips.
      Encapsulation wise, I never watched anyone else's videos. People would always mention this guy, and that guy, and I would laugh, cause I never gave a shit about nobody but Tanner Flowers. Still don't. And I like being the best at whatever I do. I like winning. And whenever I personally was any part of a project with my name on it, you can just look at the years, and years worth of full project videos, and know I am telling you the truth. The ONLY person comparable to me, is and always has been me.
      I turn down big money for these projects. I get requests daily. 60k couldn't get me going last week. Guy from Oregon was wanting and willing to pay big. But I am not interested. These jobs are rough on you. Especially after being under them since 2005. I am over it! I was over it long before I stopped. But I always had to do what I had to do. And if I am doing something, to this very second, you can rest assured, Tanner's giving it his all. It's all I have ever known how to do. And it's all I ever will do.
      If you need any project consulting, to ensure the proper steps are taken on your project, that's about all I can offer to out of area customers.
      It may not be much, but then again, I have saved a lot of people money over the years.

    It is scary to try to find a good contractor. You really need to do your research on what should be done before hiring someone and not just trust what they say you need. It is unconscionable what these crooked contractors do to people's homes. Drainage is always the first step. Get the drainage right on your property before you do any work. My place is a mess and needs some serious drainage. Wish me luck...

    Trying to figure this: does the trench back up against the footing or a certain distance from the wall. As I study these videos I see it looking different. Lets say the footing is about 6 inches from the block. Is that the point you start digging at or do you move out side ways a few inches. Seems it must be at the edge of footing but the footings are different in each area. As I said before I must have someone do this and I want no questions in my mind when I tell them what I want.🦇

      Most are overpoured. I just follow whatever the project gives me to work with. Some have to be morw out (off the wall) than others. Just depends on the concrete.

      @@TannerFlowers The concrete you speak of is the edge of the footing? I just do not want to find out I did it to close and damaged the foundation. Also I guess you are saying the concrete flowed past where it should have stopped and you must go out and around it. That, I guess, is why some look out a bit. Man, I pity the guy I hire. I am going to be on this as much as he is!🦇

      @dustbat What you are saying is correct. Most times I find the trench cannot be an exact straight line, as like you said, there is typically overpour in places. So I just get it right up against it, and do my best to keep it clean, and straight as possible, given each situation I am faced to work with. I do not undermine foundations, as I have been asked about in some of the comments. I just follow the footing, and dig as straight down as possible, forming vertical walls of my trench. Then as flat a bottom as I can dig, making sure that bottom is pitching toward my intended basin position.

      I can't afford to have risks like that. I take too much money from people. I close all known doors that could become a problem for my customers.
      You might could get away with it. I am not sure.
      But if it is your own project, you are free to trial and error as much as you wish.

    You can jack it up to level and then cut the wood to length. Gotta have a footer though. I use adjustable steel and wood. Depends

    pipe busted and crawl space flooded. I pumped water our,but there is water under the vapor barrier. Will is go away into the ground ???or do i need it taken up and new barrier. Also I put big fan with airflow outward and later i was going to put kerosine stove on low heat for 10 hours. Is this good plan

    i live on the lower part of an incline, we have water gathering at the inside lower foundation, must be coming in under the house from the garden, should we run ag pipe under the house or throught the garden before it gets to the house?

      If you can get the outside one deep enough, you may solve your problem. But note....nearly every single inside perimeter french drain job that we have ever done, already had outside french drain(s) in place.

      Like this. Most all, including this one, have outside drains in place from construction. They all need this if water is problematic inside the crawl space itself.

      I wouldn't. You don't want to trap any moisture against wood. There is always moisture underneath the poly.

    What brand perforated filter sock pipe do you recommend? I already put in one with some kind of sock that had little Styrofoam pebbles on the outside.
    Also, what mil and what brand plastic sheet do you recommend?
    And type.of.tape to seal sheet to sheet. And for sheet to cinder block?
    I wanna go real thick on the mil.

      I just use what Lowes has on the 4" drainage pipe with filter sock.
      Then 20 mil poly.

    Just wonder or looking for a easy way out, but would installing the drain system around the outside of the foundation accomplish the same thing. My crawl space is alot lower than it should be. I'M going to remove everything and add vapor barrier but I don't think it would be possible to dig a trench under my house. Any advice and nice looking job.

      Nearly every interior french drain job, already has an exterior drain line in place. It's all about depth and levels. I go over it more in depth in another video. I will get you the link....

    Great video Tanner! I’ve seen the jacks you’re talking about. I’ve also seen pre-made concrete feet and you set them on the ground and put the jack on the pre-made footing. But you said you pour concrete and put the jacks on them. Is it bad to use those pre-made concrete footings?
