    Are men even trying to buy homes for themselves? I never wanted a house, before I got married. We got divorced, she got the house, and I have been moving every couple of years or so. When my son turns 18, I am leaving the country. I speak Spanish fluently and have friends throughout Asia.

    Also when a married couple that owns a home divorces the woman is more likely to get the home. With somewhere around half of the marriages in America ending in divorce it makes sense for women in general in America to own more homes.

From denial of governmental assistance granted whites, predatory lending practices of private institutions to out and out murder/theft, white society has steadily been eating away at what little acquired and generational wealth Black folk have been able to cobble together (which was REMARKABLY not so little) since 1865.

      If you look at interest rates in the past 50 years, you’ll notice the interest rates are not bad. But everyone compare them to Covid rates when it was really low. That will only happen again during war, or housing/economy crash. Rates are relatively low if you compare on the average of the last 50 years.

      Fun facts, "Mortgage" literally means "death pledge." In America, you cannot really own the LAND the home is built on.
      Its really just a financial asset, we could potentially sell at a profit, but you don't ever get the alloidal title. Look up with that is, and then brothers will stop engaging KKKeisha in her "wins".
      Let them win over us, and get back to our original purpose, and it has absolutely nothing to do with trying to "buy" loyalty and respect

      Not necessarily, I bought a house prior to marriage and I'm glad I did as home prices are much higher now. Also, if you make decent money, it makes no sense to pay someone else's mortgage by paying rent. Purchasing a house is an investment not a wedding ring.

      @@DaPharaohDaEmperor116 YES! A house is your home and investment...not just a place to be married and raise a family in. It's a hedge against inflationary rent. Most men single or married typically settle down in a specific local by their mid to late 30s. So no reason to pay rent.

STOP wasting your money on cars that depreciate the second the tires hit the curb while driving off the dealer lot, buying worthless "bling" and throwing money away at strip clubs/restaurants/etc. just to impress go-nowhere-women. The amount of money you make matters far less than what you do with it. Spend your money on real estate, securities and a gym membership...get smart buddy.

    I love how the women claim home ownership but neglect that most people take on 30-year home loans and many people will never pay the whole loan off. If that loan isn't paid in full, the home reverts to the bank. I'm not trying to buy a house, I'm trying to buy an apartment complex.
    Also, I'm a military vet. I could easily get a home loan if I wanted. I don't want one since I'm single without kids.

      Kudos. FYI, also a veteran. Used a VA loan to buy a duplex. You can buy up to a 4-plex as long as you live in one of the units for a year. After two tax filings with rental income, it's much easier to qualify for a commercial loan, AKA your apartment complex. Good luck bro.

      Agreed! Also, even if you buy a home free and clear and use it as your primary residence (not an income stream), you're still at an advantage because you forgo paying thousands of $$$ in interest by taking on a mortgage while the home appreciates over time.

    For the most part, single black men DO NOT purchase homes because of job mobility. It's far easier to move for better job opportunities if you're NOT a home owner. We must also consider black military men whose single will not purchase a home.

    After the 08 mortgage bubble "the most educated" led in housing defaults and foreclosures. They buy emotionally. Black men like myself buy real estate investments, not houses, and we buy based on the numbers.

    TBH, home ownership is not the flex it used to be in the 90s and early 2000s. I think the '07-'08 market crash proved that to be the case. Homes lose value all of the time. Buying a house is a lifestyle choice moreso than an investment, this is actually partially one of the reasons why there's a housing crisis now.

      The value of homes have been skyrocketing for the past few years though. People who purchased when rates were low are sitting on six figures worth of equity.

      @@alexisc7565 That may be true, but who’s to say that those homes won’t lose value over time. Infinitely sustainable growth is impossible no matter the financial gymnastics of any real estate company or brokerage firm. What goes will most certainly come down eventually whether by policy/legislation or just an overall bad market for housing.
      This also depends largely on the location of your place as well.

      @MaruTheGreat Cycles affect all sectors, from the stock market to individual businesses. That is normal. It's worth noting though that real estate prices have done nothing but balloon over the past 30 years (the 08 crash included). Also, a mortgage is a great hedge against housing inflation (aka raising rent prices). Particularly if you have a fixed rate mortgage (which most people do).

    I'm single, no kids and never married. I live alone as well. There's no reason for me to own a Whole home if I have no kids or a wife. I rent a cottage with my own private driveway and backyard for $1200 per month on long Island. So go right ahead with being a single woman with no kids and no man, buying a house. Maybe the walls will talk 😂

    Single... townhome renter with six figures stashed in high-yield savings accounts, CDs, 401K, life insurance, and mutual funds. Do not have to pay for any repairs and can move to another place with more amenities at the end of any lease. If I get married then comes a house.

      This is a similar boat I’m in, 2 bedroom 2 bathroom apartment with 2 car garage, I’ve been the caretaker for about 5 years as a side job my rent is $380 a month with the garages. 2 paid off cars, I’m in that $70k bracket. I Invest, Save Repeat. I’ve had several woman try to shame into buying a home but for what? When I do it will be when I have high 6 figures saved. I’m in no rush.

      Brothers the solution is to have her provide a financial contribution in purchasing that house. When it’s time for divorce she’s going to claim ownership of the house even though she hasn’t put a penny towards it. Brothers, please stop playing yourselves.

    Medium, great job as usual! You touched on the intellectual dishonesty. I was hoping you would address how these women actually came across the houses with free titles (divorce, widows, inheritance, etc.)! On the one chart it showed that men across the board owned fewer homes than their female counterparts so it's not just us.
    Let me chop up some game real quick! I liquidated a bunch of properties a few years back with no mortgages and collected quite a sum in equity profits. As real estate has virtually tripled in the last decade. It did not make sense to purchase a new home and negate the windfall it took me two decades to acquire. Even though I can pay cash; a home will always cost you more vs renting. Property tax, home owners insurance, high HOAs, maintenance.... I don't' need to build equity at this point, I'll invest that 7 figure capital instead because I have it.
    These women aren't building wealth! They don't understand the basic rule of investing, which is buy low sell high! Their interest rates are too high on property that is ridiculously inflated! Meanwhile, I rent.... I rent a real luxury apartment in the most affluent area in my state. 10' ceilings, recessed led lighting, 8" wood planked floors, concierge, plenty of granite! $7800.00 per month! Rents are high as well, but here's the punchline, I don't pay any rent or even utilities because my residuals from investments more than cover my lifestyle and living expenses and I still get income from the rentals I still own.
    This is why they need our leadership in most cases....

    *Simple logic, folks: The reason single women have a higher home ownership rate than single men is because the men who can afford houses tend to be high income and higher value and are therefore more likely to get married (because those are the men who women want), while the women who can afford houses tend to be more “focused on their careers” (in other words, masculine, feminist, “boss babes”) and those are the women who men DON’T want (we all know that men prefer feminine women). So, the economic study is pretty much comparing HIGHER-earning women (the population of women who are most likely to be single) with LOWER-earning men (the population of men who are most likely to be single).*

    And get this, there are many that get sticker shock when things go bad in the home (foundation, roof, plumbing, etc.), which is why you see many Go Fund Me's or they accost others, in particular family and friends, to help them with home maintenance costs (if you couldn't afford the maintenance costs, why buy a home? Homes eventually break down and need maintenance).

    I’m a single man who owns a house, and homeownership is not necessarily an indication of good financial health. A lot of people overextend themselves to buy a house and they end up house poor and in financial trouble. What I’m curious about is what is the average DTI of the men and women buying homes? If single men are buying with a DTI of 28%, and the single women are buying with a DTI of 42%, I’d say that the men are in a better financial position. I made sure that I bought with a DTI of about 28% so that I still had money left over to save and invest for retirement after paying for the maintenance and upkeep on my home. So, my wealth isn’t entirely tied to my house and continues to increase no matter what happens with my home.

    A financed $350k house purchase with 20% down ($70k). With a fixed interest rate of 6.5% you’ll pay $357k in interest payments over 30 years or $159k over 15 years. Then add the property taxes, insurance, repair & maintenance, and any improvements you may want to make. I’ll pass on the mortgage thing. If I’m buying then it’s going to be a mostly cash purchase.

    17:31 honey! I make $12k over the average salary for us with one child in an urban neighborhood and I feel like I need to earn more. It really feels like there just isn’t enough flowing in.     I know that this is not a popular statement, but ever since civil rights, we have been fight and arguing with single women. My statement is, "stop arguing with women, leave them to their demise ". It's exhausting, our opinion is not wanted nor respected, their are plenty of male enablers out there to entertain them. Men let's ignore them, live our lives, find partners whereever that respect our heads hip and stop having these fights. Even in the Bible it states that only 1/3 will make it.

      Never move your wife in the house or she can claim it in divorce. The prenup must explicitly state that you keep the home as you got this prior to your wedding. Ensure she has a lawyer to go thr rough the contract with her. Rent it out and if things go south you still have a home.

    As a single man, the most I would want to own would be a condo. Once I choose to get married, I'd sell the condo and use the money from that to buy a home. But this is a pipe dream, with the high divorce rates, it's better to stay single, stack that money and enjoy your freedom.

    Well..im single black man. I bought Mt last two homes cash. Now, what I did was find houses that needed work,and did the work myself. I'm in construction management, so this was easy. $500/yr in land tax is all. Now, about single women buying homes. There are at least 25 programs to help single women buy homes. From hud to government grants for ONLY women. Single or not they get into homes with as little as no down payment and a 500 credit score. You can't even get on some trailer parks with a credit score that low. Being poor as a woman is actually an advantage over a working man because the government will always do for them what men have to do for themselves.

    Regardless what the numbers are, there is a fundamental problem. One should compete against an opponent and ally with those who benefit by the union. If someone is going to compete with me and I think I am right I will either hand the keys to my nemesis, along with the associated responsibilities that comes with the buck stopping with the keyholder, or I leave my faux companion and ally with those who want to exponentially succeed due to our union. With leadership comes the burden of being responsible for others, adults or children, 24x7.
    This entire issue sounds like the crabs in a barrel pulling at each other while we’re languishing in the bottom 3%.

    Cats were tripping with those percentages! We only make up 14% of the populations so home ownership totals would of necessity need to be less than 14%, I would have thought no more than 5%.

    The stupidity of all of this is that, the house you live in is a liability, not an asset, anything you are paying for and not making money from is a liability. The house you rent out is an asset. So saying X number of women are home owners and calling that an achievement is stupid, congratulations, you have signed up to pay your local government yet 1 more expense until you sell/die.
