    Awesome video as always!! I'm a big fan. I would like to request a video on requirements and placement of Exit Signs, Fire/Smoke/Heat detectors, Audio/Visual fire signal devices, fire extinguisher cabinets, sensors and the like.

    Hi! I really like your videos. I've been following you for a while. I am a fire prevention intern, and many of your videos are very, very helpful. For example: means of egress, occupancy, the difference between building components (The what is a girder mystery? Finally solved). I hope in the future you can add more topics related to the fire service, since Chapter 9 and 10 of the IBC and the IFC are identical. If one day you make a video about sprinklers you would make it to my #1 favorite youtuber, LOL! You are very good explaining things, and obviously a very talented artist.
    I like that you are on the videos now. If one day I see you on the street I'd be able to say hi and thank you. I'm in SoCal, but we drive to NorCal as often as we can (❤ forest!).

    Thanks, this was helpful. I'm still looking to see the difference simply explained for (USF vs. RSF vs. Net & Gross S.F.)? One more question; what is FICM, How t use that for counting space or RSF or shared space, how to use FICM to calculate overhangs or breezeways as part of the square footage and not external (exp. breezeway-external under the roof have been calculated as covered exterior and the square foot of it counts as half, correct?)?

      @archicorner It is on the appendix of the fire code, I think it is appendix B, BB, and C in the California Fire Code, but it is calculated by the architects before they even submit plans, so I think it should be in your books too.
      I would love to see that video.
      You don't need to get into the formulas too much, since those are literally on the tables, but on the distances and stuff. Well, you do a fantastic job at explaining what matters, so you would know.

    Thanks for the video. Very useful. I read somewhere that vertical penetrations (stairways and elevators and shafts) will be considered in calculating rentable area. But your video said the opposite. Can you please clarify accordig to which BOMA you mentioned that, or if this is consistent with all BOMA versions, whether it is 2017 or 2010 etc.? Thanks again!

    Studying for the NCIDQ and my book uses occupant area and usable area almost interchangeably, but they have different definitions. Are they interchangeable or no?

    Great video! Are load factor and efficiency factor essentially the same thing/interchangeable?

      "Efficiency factor" according to who?
      In COMMERCIAL REAL ESTATE efficiency factor is normally RSF/USF. This in turn is the same as the load factor. In this example the answer is YES.

      ​@@archicorner I believe it has to do with achieving a target usable area when planning circulation. It also has to do with BOMA. but provides different ways of calculating it.

      Boma and Building Code are completely separate. BOMA measuring standards do not apply to egress.

    Question - do you find that Medical office buildings (entirely medical) have a higher load factor?

      This is a tough question because you are not providing the comparison. For example; do medical office buildings have a higher load factor in comparison to a building used for:____________?
      But if you are asking if medical office buildings have a higher load factor in comparison to other "office buildings", then the answer is "not always". It depends on the office building. Some office buildings have a lot of common areas and therefore high load factors. Others barely even have a first floor lobby. Unfortunately, the answer is not the same and varies between buildings.
      In either case, if an entity wants to build an office building (including a medical office building) for the purposes of renting out suites, they will normally want to have a load factor that is common within the surrounding area, otherwise, they may be loosing money on rent. There are always exceptions to the rules, but these are just general observations...

      Sorry for the late reply. I do know that there are some 3rd parties that do this here in California. But to be honest with you, I don't know of many. That is not to say there isn't a need, just what I know on the subject. Sorry.

      BOMA is a standard for measuring but not a legal requirement. However, you cannot say you are renting per BOMA standards (RSF) if you are not using BOMA. Some people say that they are using a “modified BOMA standard” but this is fancy way of saying that they are NOT using BOMA.
