    I debated this mower or the Milwaukee. Milwaukee 12.0AH batteries are having trouble. I bought this mower with (4) 5.0AH batteries and the dual rapid charger for $699 at HD thru 7/2022. The Milwaukee is now $1099 with (2) 12.0AH batteries and a rapid charger. This may not be as powerful as the Milwaukee but it is sure built as well or better. And I saved $400!!!!! Thanks for this comprehensive review!

      I would like to get my hands on the Milwaukee to try it out. I am sure it will come down in price. As there gets to be more competition I am sure they will all come down somewhat. $1000.00 is pretty steep, even if it worked perfectly. I did not know that Milwaukee was having issues with the 12ah batteries. Thanks for watching and have a great day.

    In my opinion this is currently the best commercial grade battery powered mower on the market. I was very close to taking the plunge and getting this for my lawn care business, but ultimately I decided against it. My customers have relatively small lawns, so I wouldn't have any problem with how much could I mow in one charge. But the problem is that my clients also demand the grass to be cut every 2 weeks tops. Now you can imagine how tall and thick the grass gets during spring after 2 weeks.. Although quite powerful, Makita just couldn't tackle that tall wet grass. The battery technology is advancing rapidly but they still can't compete with the professional grade gas powered mowers.

      I completely agree with you on the battery vs gas power. It is not quite there just yet, although much improved over just a few years ago. I find myself only wanting to mow once a week toward the end of our season, and because we have our lawn professionally fertilized it grows pretty fast. I have recently had issues with the mower leaving long strands of grass in the thicker areas. Now, that could be that I just need to sharpen the blade. I have also found that if I move to slow it does not cut as well because it stays in the low RPM mode. If I move at a faster pace, it ramps up on the RPM's and actually cuts better. If I had a landscape company I would stay with gas until they get the battery power a little better. I think if they convert this mower to a 40 volt x 2 system, it would be much closer to the gas equivalent. Thanks for watching.

    Joy of 18v legacy is important. I have a lot more faith in Makita supporting battery packs that are cross generational. Odd size batteries are always a concern.

    My only problem with battery-powered lawn equipment is the same for cordless tools in general and it's being tied to a particular platform. I believe if consumers are going to make the investment in very expensive battery-powered lawn equipment there should be a universal battery standard to power and charge them. I realize all products/parts are different from manufacturer to manufacturer but powering(fueling) the unit should be universal like gasoline-powered equipment, after all, when you need gas it's a simple matter of finding a station, If I need a replacement battery I should be able to get it anywhere and not be held hostage to a proprietary design interface.

      David, I can't say that I disagree with you entirely. I do believe that there should be some type of universal "Fitment" for batteries. However I don't believe that every company should be forced to make them all the same. These companies spend millions in research and development to make a superior product to their competitors. I do think that creates a better product for the consumer in the long run. Competition is a good thing in my opinion. Now if they could still be innovative and all of the batteries have the same style connection, then that would be awesome. Thanks for watching and have a great day.

      There will never be a universal standard because each brand wants to be able to set their own prices. This is why, for example, makita can charge almost 2X what kobalt does for a similar battery. In any case it's less a problem for cordless tools because you can grab a new 2AH battery in a few years for a reasonable cost when the first weakens, but these big mower batteries are not cheap. Some mower brands like EGO charge many hundreds per battery, and a weakening battery makes the mower almost unusable (whereas with a cordless drill it probably just means you can't drill as long but otherwise it still functions well).

    I bought this mower from a local HD that was clearancing their inventory. I couldn't pass up the deal of 400 which included all 4 batteries. I researched it quickly before buying and saw about the lack of folding handle. I almost didnt buy it for that reason. One of the biggest benefits of electric over gas is being able to store the mower flat against a wall. Well, I did some research to dig up the parts list/assembly instructions before buying and confirmed you can indeed fold the handle on this mower with just a few dollars in new hardware. At the bottom of the handle where it attaches to the mower, there are 4 screws. The set of 2 bolts higher up the handle has 2 sets of holes on the mower frame to allow for 2 choices of height for the handle. Simply replace these bolts (M8x30) with a pair of star knob bolts (like many mowers have for handle folding). Now, without tools, you can unscrew these bolts and fold the handle over the top of the mower. You can take it further and replace the nuts (M8) that hold the upper and lower handle frames together with star knob nuts. Now the handle also folds in half. Just be aware not to pinch or bend the wiring too much when folding.

      @@DevaultFamilyLiving Got lucky finding the clearance, especially in "spring"! Another modification I plan on making is cutting the discharge chute to have a bigger opening. The design is terrible. Most reviewers say it does a terrible job and you can see why. It basically aims the grass clippings straight down into the ground, instead of sideways.

    Thanks for the review, looks like a well made mower and its incredible what they can get out of two 18v batteries however with current battery tech that just doesn't look enough. The blade speed is just to low which is probably why it doesnt mulch well, I've also seen mention for models with side discharge it doesnt have the speed to kick the grass out. Probably down to them managing those little batteries, it really should be a twin 40v so 80v, with boost speed and eco options and as you said folding handles!

      Completely agree. If it ran in the high speed mode at all times it would be great. I don't have a problem with the side discharge, although I can't say that I have used it much. I have heard of problems with the bagger not filling all the way. For what I use it for, it is a good mower, but I really can't say it is a complete gas replacement. My guess is the 40v/80v will be out in a few years. That is just the way technology goes. Thanks for watching and have a great weekend.

    Good review and I have 10 5AH Makita Batteries so I’m glad they are keeping the 18v system stacked and innovative, if they waited and only delivered a 40v I may jumped to a different brand.

      I am glad that have kept the 18v as well. I do believe that some of the larger equipment like this mower would greatly benefit from the 40v platform. Personally I think that some of the smaller tools such as 1/4 inch and 3/8 drive impacts, cordless drills, and most of the basic hand held tools don't need to be 40v for the average user (professional mechanics and contractors excluded). I hope they keep the 18v, and have the 40v line as more of a "Professional Grade" line. Thanks for watching and have a great day.

    Wow. I ordered one and the packaging was very poor. The assembly parts were apparently in a paper like bag. The packaging was damaged and some of the parts from the bag were in the box but not enough for assembly so I was unable to even try the mower. This mower weighs 106 pounds...consider this if you want to return it. And yes, I called Makita. Makita customer service was not interested in helping me with the missing parts. I didn’t see any parts list in the box, but that could have fallen out the hole in the box during shipping. I have been using Makita tools for literally decades, but this mower convinced me to go in a different direction.

      That is terrible. I can see how that would be very frustrating. And for Makita not to even attempt to get yout the replacement parts is ridiculous. Fortunately I did not have the same issues.       Who’s paying you to put this comment on every Makita XML08 review video, Bruce? Ive been doing my homework on this before i bought it and saw you put this on every video. I ordered mine from amazon and the packaging is fine. The mower is beyond awesome and im very happy with it. 10 out of 10 would recommend. Been mowing grass way outside of the specs of this and it handles it no problem. Stop hating.

    Very nice review. I'm finally retiring my 14 year old Toro gas powered mower for this mower. One thing I haven't seen so far in any reviews is the best way to clean the underside of the deck. Can you spray it down with a hose or is it best to just clean the deck with a scraper and cloth? Thank you!

      The best way that I have found is to tip it up on end and spray it down with a hose. A scraper is needed if you don't do it as often or if you mow wet grass. There are films that you can spray on the underside of the deck to help with the grass build up (not sure of the brand names), and to my understanding they help a lot. There are some videos out there on YT that could give you a little more insight to them. With that said, I really don't get a lot of build up as long as I don't cut the grass when it is wet.     Makita claims they didn't make the handle fold because commercial users preferred the stoutness of nicely tightened bolts. Having used this mower a couple of times the biggest and most baffling miss by Makita is that they store 4 X 18V batteries on this, but it's only a 36V mower. When one set is depleted you go to another (manually). Two main issues with this: 1) It's lacking in power. This is why the self-propel slows as batteries drain, and also why the mower lacks the RPM to lift grass (which is why it cuts so poorly). 2) Exhausting a set of batteries and then another set right after doubles the discharge rate of the batteries for the same amount of work done. If they had made it a 72V mower the batteries could discharge evenly, which is better for battery life.
    I imagine they did this so they could keep the smaller X2 (2X 18V) mowers on the shelf with the same overall setup, but if this "commercial grade" mower was able to harness all four at once the mower would be night and day different.

    This 21" mower in the UK is being offered at £1,290 with 4 batteries. Sales are so low I’ve never seen one in a shop let alone met someone who owns it.

      Holy smokes..... That crazy pricing. I can see why no retailer would carry it. Now you can pick them up on sale in the States pretty regularly for $699 (about 550 pounds) with 4 batteries and a charger.

    It's going to be a real bastard when Makita switches batteries for these... I'm using these for my business and if I need to buy additional equipment and they have different batteries or will be a huge extra cost

      I think they will likely do the same thing that they did with their 12V when they converted to the 18V system. They will fade the 18V out slowly, and eventually the 40V will come down in price.     Great job on the review! I’ve heard that when you use self propel the speed starts slowly at first before it ramps up to the speed you’ve set it at. Do you find that to be an issue?

      There is a obvious delay when the self propel starts. It is a bit annoying and one of my few complaints. It is only a one to two seconds delay so it isn't really bad, but definitely noticeable. I hate to say it, but I have actually gotten use to it.

    Is it worth $699 for XLM08 (including 4 x 5AH batteries)? it's currently on sale at Acmetools. I am thinking about it. Most of my tools are Makita. I would appreciate your response.

      That is about what I paid for just the lawn mower with no batteries, so absolutely. The 4 batteries alone are about $250 if you were to by them separate (at least on Amazon). I would jump on that deal in a heartbeat. It is a product that I definitely don't regret spending the money on.

      I got mine 4 weeks ago from Home Depot with 2 extra FREE batteries, yes, a total of 4. It is worth it for an average size house. I can cut front / back lawn with all batteries. $900? I paid $699 regular price.

      @@tdhmoose I just paid $499 for this exact mower (XML08, self-propel, steel deck 21") with 4 total batteries (5ah each) and it's still going back! Home depot was giving them away a week back. It's simply a gutless mower and my 1/3 acre yard is just too much for it. I realize the four batteries and charger alone would be $500, but I have no particular desire to get into the makita cordless line.

      There is a lever on the left side of the handle that you push forward or back. Push it forward to speed it up, or pull back on it to slow down.

    How does this Makita mower compare to the new Milwaukee lawnmower ?
    I have two Makita battery 21" mowers and my gas Toro mowers are a lot better.

      I haven't seen the Milwaukee one in person yet. I did watch one video on it, and they look to be better than the Makita based on that one video. Truly hard to say without actually using them both.
      I can't deny that gas is still superior in some ways to electric mowers, but they are getting closer with each new model. Competition is a good thing I always say. For me just using it as a home owner, I am still happy with it. There is always room for improvement though. Thanks for watching and have a great day.

      Jay, to be honest I almost never bag. I do bag dead leaves up in the fall. I find that the bag does not like to fill up all the way. While I have never had it actually clog, I would not recommend it if you plan to bag on a regular basis.

      Yes you can. You can even use 2.5AH batteries. Basically any compatible 18V Makita battery. However, the lower the amp hours of the battery, the shorter your run time will be. Thanks for watching. Have a great day.

      Absolutely…only difference between the 4.0Ah batteries and the 5.0Ah and 6.0Ah batteries is shorter run time with the 4.0Ah’s.

    Quality mower, but they missed the mark without a space-saving design. It doesn't fold like 99% of the competition. Otherwise, excellent review!

      Ben, that is kind of a hard question because there is so many variables that factor into it. Battery size (3, 4, 5, or 6 amp hour). The height of the grass, thickness of the grass, and even how fast you want to mow can make a considerable difference. I have a 7400 square foot lot with probably 4500 of that being lawn. I use four 6ah batteries and that will cut my full lawn if it is normal cutting height. If I let it get really long, and it is wet, I need four 6ah batteries and two 5ah batteries to completely cut it. If I had to put a number on it, I would say about a 40 minute run time with a dry lawn that was cut the week before, and with four 6ah batteries at a steady pace.

I'm able to get 3000 square feet on a pair of 5 AH batteries if it's fairly tall and wet, so 6000 square feet on a full set. This is running the batteries down to the mower shutting off. Still not even in the ballpark of what makita claims. Unfortunately my lawn is 12-13k.

      There's a reason why they offer four batteries now instead of two. The stated battery life is half of what they claim.
