I think I know why the laundry room connects to the deck. So you don’t have to carry wet wash thru the house if you want to hang it outside you just have a door to directly take it out and hang it up to dry.

I install corradi, allutech, and mirage screens all motorized like your porches! They are difficult to install, have to be absolutely perfect, but when done properly work amazing and will work for 8-10 years before motor goes out or tracks are out of wack

You should get those blowers to go next to the sliding glass door to blow air down, which prevents hot air from coming in. That way, you can have the mini split on and be cool while the door is open

Brad IS an amazing designer, builder, project manager, etc. I've watched the entire build from your channel and on his. The attention to detail and consideration of things being done right the first time (and done well) are only a couple of factors that set him apart. He's also, quite genuinely, a good person. The way he treats his crews, family, clients, etc plays a huge part in the extent of his success. When a good person is great at their career, exceptional things happen. When that same person is good to their family and friends, happy, life-long relationships are established and prosper.
As a custom builder myself for 40 years, i cant disagree more , brad cut a ton of corners and the list of future problems is pretty long ... good thing flair can hollar at brad from his porch to come fix those issues lol

Basement Gym Idea: Paint lines on the floor for a halfcourt basketball floor, volleyball and pickleball floor. That way with no equipment you can use the floor for all three purposes. Then I would say try to attach equipment to the wall that will unravel, that way is leaves your floor space clear for the most part. Make the random cubby a play place for the kiddo and do a foam pit or something unique. Just thoughts...

Stunning house, I'd love to have the money to build mine and the missus forever home. It would be a 4 bedroom bungalow with a basement and triple garage. Though basements arnt done much over here in the UK. Atm we are in a 2 and half bedroom house, my 2 boys share a room atm but at 3 and 5 we can get away with it for now lol.

We will be building a home soon also and wanted to implement the same tactic you did with the empty space above the garage. Except it will be an in law suite. It was nice to see that other families use up the extra space for something also.
To get rid of the flies, use apple cider vinegar with a few drops of dish soap and Saran Wrap with smallish holes in it
